SAMS-CREATIONS

Sam Shield of Sams-Creations has always made a wide variety of handcrafted items, but recently she’s been focussing on beautiful and versatile kiln-fused glass. It’s a medium that’s always fascinated her so in the Spring of 2021 she booked a session with Glyn Burton at Devil’s hole and was hooked (addicted).

Can you tell us what inspired you to start your maker’s journey?

I have always been creative and made things from a young age. We were in a campsite in Germany about 20 years ago and everywhere you looked was amazing fused glass. We found out where they were made and cycled to the studio to have a look. It was fascinating and I still have the feather we bought. It wasn’t until a few years ago that I had a go at fusing, and I was hooked. From there it was fusing every weekend, then I bought a kiln, and now I create most days.

Can you tell us about your process? I buy specialised glass which all melts at the same temperature, either clear or coloured, textured or with special metal coating. It comes in sheets, small pieces and powder. This is cut to the desired shapes, layered, embellished and fused in a kiln. Sometimes I put copper foil or special paper in between the glass. There are different schedules for firing the glass depending on the desired results, all take about 24 hours to cook and cool so that the glass can be removed safely. The glass may need several firings, or coldworking (grinding the edges), drilling and glueing.

What part of what you do do you enjoy the most?

I love the creativity, glass is such a ver satile medium. Sometimes ideas come from things I see online, or someone may make a suggestion and I will try to work

out how to do it. I may also see a piece of glass on my travels and try to work out how it was made. There is no waste with fusing. If a piece doesn’t work out, or breaks it can be turned into something else. You may just need a little imagination. I always fill the kiln, if there is any space I may fill it with offcuts to make dots, or petals which are used as components in other pieces.

And the least?

There is nothing that I don’t enjoy with glass fusing. The cold working, drilling and glueing are the least exciting, but it may be necessary. I will do these jobs in batches. Drop vases are the most challenging. I only started experimenting last year. You have to leave it in the kiln for several hours until it starts dropping, and then you have to keep an eye on it and not get distracted, otherwise you may end up with a lump of glass at the bottom of the kiln, or paper thin walls or with holes. I have had many failures, but I just fire them flat and turn it into something else.

I stock numerous pieces in the Harbour Gallery, Jane James in Gorey and the Trading Point. All items are one off, and different items in each location. I also have an Etsy shop, sell through Fetch.je, or I can be contacted

I like making everything and am constantly experimenting. It is like Christmas every time I open the kiln and see how the pieces have turned out. My fused glass lollies, hearts and coasters are the best sellers, so they are being made

Do you have anything coming up that we should keep an eye out for?

I will be exhibiting several pieces at the Harbour Gallery summer exhibition, and doing several Christmas markets including the Trading Point and Simply Christmas in the Royal Square.

I am working on prototypes for fused glass advent calendars which will be available for the first time this year. I post pictures of most of my creations on my Instagram page, so you can always see new items here.

Kate Westwater are known for delivering expert advice and solutions across the full spectrum of clients’ differing requirements. Here we find out a bit more about who they are, what they do and why they are so passionate about their jobs…

Who are you and why do you make a great team?

KW: We are two locally qualified property lawyers who have worked together for some time, share a passion for our area of law, and have a combined experience of in excess of 50 years!

JB: We work well together because we think alike and, unlike many other lawyers, want to find solutions to problems rather than simply finding the problems.

Sometimes there is a need for some creative thinking as we try to discover a way to make something happen.

KW: We also have excellent support from our wider team so we are very lucky. Our two conveyancerrs, David Le Brocq and Michel Bougeard, are a key part of what we do and can take clients through the day-today practicalities of a property transaction.

What do you enjoy most about your job?

KW: Getting to know clients, what they need, and how best to support them in achieving their goals.

Every client is different and sometimes it’s about helping them work out exactly what they want in the first place. We like working in a team and thinking outside of the box where necessary to achieve the results our clients want.

JB: We meet a whole range of people, from first-time buyers to high net worth new residents to commercial property developers and everyone in between.

We don’t just stop with their property needs but deal with succession planning, wills and probate as well – all of life’s property-related events.

Indeed, we pride ourselves in helping a family over the generations – from a young couple buying their first home up to a Grandma downsizing, and properties often transferring across the generations.

Why should people think of Appleby for all their property needs?

KW: It’s about our experience allied with the innovative thinking, and offering clients a direct contact with us, the qualified lawyers, rather than a number of other people they’d have to speak to first.

JB: That’s right. If I’m dealing with a very substantial transaction and the firm on the other side puts the absolute minimum of qualified participation into the transaction, I’m not impressed.

I don’t think people like hearing that their contact has to go away to find out something, or to bring in a legal specialist if they already thought they had a lawyer dealing with the challenging bits. Here at Appleby, we can guide you through the whole journey.

What do you do outside of work?

JB: I keep fit with a bit of running. I have been known to do a leg of the marathon on more than one occasion for Appleby and, of course, the FNHC Colour Run – though I do get rather competitive. I like to walk because it’s good for me and it’s a great way to enjoy everything Jersey has to offer. I also enjoy the opportunity to travel, too.

KW: Well, in between my additional job as a taxi driver, social secretary and nurse maid for my two small children - I like to indulge my creative side with some sewing whenever possible!

I also love to travel and enjoy learning enough of any new local language to have a basic conversation. There are still plenty of destinations on mylist, and I am trying to pick up a few words of Mandarin at the moment.

I think John and I always like to learn something new in all aspects of our lives and that’s why we enjoy our jobs so much. At work, we are exposed to different things daily and even though we have substantial experience, there’s always something new to think about.

MORTGAGE market update

In anticipation of interest rates falling, the year started with great promise judging by the significant increase in mortgage enquiries when compared to the previous eighteen months.

Since May, delays by the Bank of England in reducing base rate have slowed the market, as purchasers temporarily shelve their plans to either buy or trade up. The strict lending criteria introduced by all local mortgage providers has also acted as a brake due to affordability calculations which have been in place since base rate was increased to its current level of 5.25%.

16 YEAR HIGH

The rate reached this level in August 2023 and has been held at a 16 year high in an endeavour to tackle soaring price pressures in the UK economy.

Market commentators generally feel that rates will fall, although it may take longer than had previously been hoped. June saw a mixed picture of UK lenders juggling with their fixed rate mortgages, with some nudging up whilst others trimmed their range. This rather confusing message to the borrowing public has created an air of uncertainty which will remain until the Bank of England takes positive action.

BASE RATE CUTS LATER THIS YEAR?

It is generally thought however that the first base rate cut will be announced in August or possibly September, although even now, any decisions will depend on what happens to inflation.

Should the Bank of England reduce base rate, then it is likely that this will be by 0.25%, possibly followed by a further cut by the end of this year, taking base rate down to 4.75%. This should then result in fixed mortgage rates, which are always lower than base rate, reducing to figures close to 4% for five-year options, which should make the cost of borrowing far more manageable.

MARKET CONFIDENCE

At this stage, the reductions are likely to boost the confidence of the market so that we should see an increase in activity again to follow the short-term boost

that we witnessed at the beginning of the year. The longer that interest rates remain high, so people will stop looking back at the now historic lows when rates were 1% or 2% and will instead become resigned to the fact that house purchase will require a much larger financial commitment in the future.

LOWEST RATES

The lowest interest rates in the market will always be those that are offered on a fixed period for five years if not longer. Whilst these rates look attractive now it must be remembered that they will lock a borrower into repaying a mortgage at what could become a very high rate of interest, if rates start to fall as predicted later this year.

A fixed rate period is honoured by both the lender and the borrower, and to break this contract, a borrower will normally have to pay a penalty of 1% for each year that remains on the fix. It is for this reason that many borrowers are currently favouring two-year fixed rates which are more expensive but offer greater flexibility.

A few borrowers will take the mortgage on the tracker rates that all lenders offer, although, whilst offering total freedom to move the borrowing at any time, as well as benefiting immediately from any reduction in base rate, these options are significantly more expensive than fixed rates, and are not for the faint hearted.

JERSEY HOUSE PRICES

House prices still have some way to fall, as many lenders are still unable to match the much higher levels of borrowing that many potential buyers seek. The island has already seen significant reductions in asking prices during the past two years and the trend will have to continue, probably well into next year.

MONTH-BY-MONTH INCREASE IN PROPERTY BEING PLACED ON THE MARKET

A summary of the postings on places. je for this month shows a total of 1583 houses and apartments -- a figure that continues to increase each month. Of these, 430 are in the price range up to £500,000, whilst a further 327 can be found between £500,000 and £700,000.

The significant message that can be seen when analysing these figures is that prices in the lower bracket have fallen considerably and are now becoming affordable so opening up the market to First Time Buyers who form such an essential part of the property chain.

BEST RATES

Best rates for July have remained the same which shows that Jersey mortgage providers are delaying taking any action until there is more positive news. This does not match activity in the UK, where their high street counterparts have been reducing interest rates across the whole range.

MASTERPIECE DESIGN

If you’re into cars, this unique home is one for you. Built by Ron Hickman in 1977, Villa Devereux is an eccentric home featuring streamlined diagonal roofs. The dramatic structure echoes the inventor’s past, one in which he was responsible for the design of Lotus’ revolutionary 1962 Elan. This torpedo-shaped car was breakthrough for its time, due to its body-contoured bumpers and lowerable headlights. It was Ron’s boyhood dream to become a car stylist, and this was a passion that shaped the rest of his life. It certainly influenced his architectural ventures - his one-of-a-kind property houses 26 car spaces and three double garages.

Our very own Derek Warwick (Lotus’ 1990 Formula One driver) was blown away by Ron’s inventive spirit. He recounts that “he always thought of clever ways of doing things. Whatever he saw, whatever he touched, he wanted to reinvent it. That was his mind”. It’s a statement that rings true to his DIY endeavours. One day Ron decided to use an expensive Swedish chair as a makeshift workbench. After accidentally sawing through it he decided to do a favour for the building community and create the Workmate. For those like me (I struggle assembling IKEA furniture) this is a part bench, part vice, part sawhorse that revolutionised life for

”competent DIYers. Black and Decker picked up his invention and sold over 30 million models. It has been said that a builder without a Workmate is like a chef without an oven. Swedish chairs everywhere now smile up at Ron.

He added that “you don’t design the Elan or the Black & Decker unless you are a very clever man”. The same can be true for Villa Devereux. The listed building was deemed so impressive that it was featured as part of Jersey’s modern architecture stamp collection in 1987. Ron’s cutting-edge architecture was heavily inspired by Californian builds he had marvelled at in his time. He intertwined both international and local ideas by using Jersey materials in his structure’s composition. Villa Devereux features a slate roof and textured granite walls,

which Ron fondly described as ‘external wallpaper’. The work of a local sculptor is featured in the garden, which stretches across grounds of approximately two acres. Ron’s villa uses the traditional to create a striking version of modernity. The right person might call it his greatest invention.

The location itself is (as an agent would attest) ‘highly sought after’. After winding down a sweeping driveway, you’re greeted by a property positioned on a headland above St Brelades Bay. The sea views are extraordinary, making the garden the perfect place for a slow morning coffee. If I lived here, every breakfast, lunch and dinner would be al fresco. Unless it was raining, in which case I’d explore the indoors.

Different tones of blue and brown are balanced in a way that induces comfort, relaxation and familiarity. There are beautiful wooden features that bring warmth to the house, from drawing room cabinets, to artisan coffee tables, to planked ceilings above the music room’s walls. If these accents make you feel too warm, do not fret. You can take a dip in the indoor pool complex, complete with gym, changing facilities, sauna and direct access to the garden. My personal favourite feature is the rope swing above the pool. This was of Ron’s doing, I am sure.

There’s space for everyone in this house. If you don’t have 26 cars, maybe host 26 friends? The place can fit them, and many (many) more. The property has ten bedrooms, guest apartments, reception rooms, offices and multiple living rooms. Don’t forget the dining room and eat in kitchen. Terraces, balconies and large windows will cascade your guests with sunlight. They will probably never leave, thinking up new excuses to stay in the coolest house ever. My advice to potential owners would be to only invite people you actually like and to make good use of the rope swing. That, and to just go and view it. To echo Broadlands Jersey, it ‘must be seen to be believed’.
