As we look ahead to great things in 2025, we check in with John Garton, CEO of Genuine Jersey, to reflect on another year filled with creativity, community, and collaboration. A year that has seen dedicated artisans, farmers, and producers showcasing some of the very best of Jersey’s local talent.

The past 12 months have been another incredible chapter for Genuine Jersey, as islanders continue to show their unwavering support for all things local. The passion for homegrown produce, handmade crafts, and locally reared goods has been stronger than ever, with more people embracing the benefits of shopping local.

Since its inception in 2001, the Genuine Jersey Products Association has celebrated the very best of Jersey’s food, drink, arts, and crafts— anything that is grown, reared, caught, or made right here on the island. Over the years, we have seen the variety of products bearing the Genuine Jersey Mark expand significantly, and today, our membership represents an even broader range of producers, from traditional farmers and fishermen to contemporary artisans, bakers, and makers.

A highlight of 2024 has to have been the Royal Visit in July, which saw their Majesties King Charles III and Queen Camilla visit Jersey and meet some of our Genuine Jersey and Farm Jersey producers at the Royal Visit Expo. This was an incredibly proud moment for us, as it gave us the opportunity to showcase what was positioned as ‘the best the island has to offer’, allowing us to emphasise the quality of the island’s unique goods.

Over the last year, we have seen a continued rise in applications to join Genuine Jersey, with membership now standing at over 190 active members—a testament to the growing popularity of local craftsmanship and produce. Many of our members have turned their skills and hobbies into thriving businesses, often encouraged by fellow Members who have shared how the Genuine Jersey community has supported them.

This sense of collaboration and support is what makes Genuine Jersey so special. The association, which operates as a not-for-profit, is sustained by membership fees, sponsorships, patrons and support from the Government of Jersey, ensuring that every pound contributed goes directly back into helping our Members flourish — our sole focus is on promoting and developing our producers.

We’ve also, thanks to the support of our patron Evelyn Partners, continued to produce a series of short films in collaboration with local production company Slingshot Films. These videos, shared across our social media channels, tell the inspiring stories behind our Members’ businesses and products. We would love to welcome more like-minded individuals and businesses who want to support Jersey’s homegrown talent.

This sense of collaboration and support is what makes Genuine Jersey so special. A core part of our mission is creating opportunities for Members to sell, showcase, and develop their products and so for us the markets we hold inside and outside St Aubin’s Parish Hall are invaluable to our Members. We’re able to keep the cost of spaces low thanks to the support of local companies Hepburns and MasonBreese. We aim to hold the markets every two weeks, with the first one taking place on Saturday March 29 between 10am - 3pm, you can find the other dates on our website.

Our Simply Christmas Markets in the Royal Square were another standout success, taking place over three festive weekends in November and December. It was a joy to see the square bustling with over 65 local stallholders—the largest number of participants we’ve ever had. Islanders turned out in droves to support the event, enjoy live music, and soak up the festive atmosphere, proving that there is a real

appetite for authentic, locally made Christmas gifts, thanks to Jersey Mutual and Sightech for supporting us to bring the markets together.

As we reflect on the last 12 months, we are incredibly proud of how Genuine Jersey continues to thrive and grow. From Royal recognition to record-breaking markets and a flourishing membership base, the future looks bright for Jersey’s local producers and makers.

An Urban Oasis

With its south-facing panoramic vantage point at the top of South Hill, Whistler echoes the positioning of the mountain after which it is named. The property stands proud as the first house that was built on Avenue du Petit Mont, a small private road of pre-war houses tucked away behind Fort Regent on Mount Bingham. Convenietly located for a five minute walking commute, you and your dog can also be at the beach in the same amount of time.

Not that your dog, should you have one, needs to go that far. Whistler sits adjacent to the Glacis field, a dog-walking mecca—the only park in town where dogs are allowed off the lead and can enjoy both smells and a commanding view down to the harbour and beyond. Anyone that has watched the Battle of Britain from there or the Hill Climb events will be familiar with the space, and it’s there for your use.

The location allows access down South Hill to town or also down the pathway at Rue de L’est; a private road leads down to Green Street in the shelter of Fort Regent. There is also pathway access from Avenue du Petit Mont to Rope Walk and through Mount Bingham Park to the beach at Havre des Pas and the excellent Good Egg Cafe.

The property was bought by the current owners in 2011, and the interior was modernised and redecorated extensively. Wiring and plumbing were updated along with flooring, and an old kitchen opened up to form a huge 30-foot-long kitchen diner. The generous entrance hall opens to both the kitchen diner and lounge that together form a wrap-around living space that can be separated off by original sliding glass doors, allowing children to watch television without disturbing dining adults!

Parking is available inside a gate accessible from South Hill and for up to four further cars to the rear of the house. The plot is substantial for a house in town and offers potential for future development with plans having been draughted previously (not yet submitted) for an extension to the rear and to transform an old garage presently used as storage to a possible fourth bedroom/studio.

To the rear of the garage and storage space are a utility room that houses a washer / dryer , laundry cupboard and a cloakroom and downstairs toilet. These are still original, and there is potential to update. A back door allows access to rear parking, a large shed, and pedestrian access to Rue de L’est.

Upstairs, the large landing is light and airy, offering views west to the trees and field and the sunrise via bedroom three. It leads to three well-proportioned bedrooms and a house bathroom. Windows and mirrors have been arranged in the bathroom so that you can watch the sunrise as you brush your teeth. There is also a separate shower room. The master and second bedrooms are both large doubles and benefit from built-in storage. Bedrooms are east and south-facing and flooded with light all day. The house is set back from the road and quiet for such a central property with views at the front to the greenery of the raised headland of Mount Bingham.

MORTGAGE market update

For anybody wishing to buy property, raise a mortgage or looking for the best product when seeking a remortgage, last year was probably the most confusing and frustrating that we have seen for a very long time.

The UK General Election, the announcement of the Annual Budget, troubles in the Middle East, Donald Trump’s re-election and his promise of extreme import sanctions and the continued Russian invasion of Ukraine all conspired to create an economic nightmare for decision makers.

The Governor of the Bank of England has always been frustratingly conservative with his announcements about future movements in base rate, and it was therefore a surprise when on the 3rd December he announced that there were going to be four rate cuts in 2025, taking Base Rate down to 3.75%. It was also suggested that further reductions could follow in the next two years.

Shortly afterwards, the latest Cost of Living figures were published showing that inflation was on its way up again. At the same time, Swap rates, which dictate the price paid by mortgage providers for the funds that they lend out as mortgages showed an upward increase which in turn meant that lending rates increased instead of reducing as everybody had expected.

December was full of predictions from all parts of the industry that the promised four decreases were not going to happen, with a forecast of the number reducing to just two and this news put a dampener on the plans that many potential house buyers and home movers had for the New Year.

flagging economic growth needs to be encouraged, recent research suggests that the UK economy will rally this year, subject to reductions in base rate and with less importance being given to increasing inflation.

For our team at The Mortgage Shop, last year started slowly but gathered momentum in the second half with increased activity in the final quarter. The reason for this change can be attributed to ever reducing asking prices for houses and flats which will no doubt continue into this year. The most noticeable change however is the attitude being adopted by buyers who now realise that they must sacrifice current lifestyle if they wish to achieve the dream of home ownership.

A deposit is always a stumbling block, and it is impressive to see how significant funds can be accumulated in just several years by potential buyers giving up their rented accommodation to live with family; putting aside one salary, cutting out costly nights out and lowering their sights in respect of expensive holidays and cars. There are also one or two schemes in the current market that allow for a deposit to be saved as part of purchasing the property, please get in touch if you would like any information on this.

Just imagine how much could be accumulated in a year, let alone two! With falling interest rates, the subsequent monthly cost of the mortgage should still leave you with sufficient funds to

have the occasional meal out or to start a family.

According to places.je, the year has started off with 1620 houses and flats already on the market and this number could increase during January & February once vendors realise that it is starting to show signs of a recovery.

Vendors must however acknowledge that the property they are marketing is not going to attract the inflated prices that were being paid post Covid when interest rates increased substantially so resulting in the situation in which we now find ourselves.

Being positive, it really does look as though there will be some downward movement in interest rates and this will translate into lower fixed rates for everybody within the next few months. The Monetary Policy Committee of the Bank of England, meets in February for the next review of Base Rate.

If the rate reduces by 1% by year end, then borrowers should expect to be paying slightly over 4% for a 90%, 5 year fixed rate mortgage, reducing to 3.5% for a 60% mortgage.

There is still some way to go to reach that stage, so that it might be prudent in the interim, to lock into a 2 year fix, which will be more expensive in the short term, but will put borrowers in a better position of choosing even lower rates should they become available by 2027.
