LAURENT COENEN AND PARIS FOX

Laurent and Paris have been running Potage Farm located in St Lawrence together for the last 14 years, producing the finest quality free-range eggs for supermarkets, farm shops and bakers.

They’re now better known across the island as Sheep Shed Jersey and sell lots of their products direct to customers through this arm of their business. Have you always had a farming background?

I (Laurent) studied at Hartpury for a degree in Agriculture and land management after spending time on my Grandparents farm as a child. The Farm we have today was started from scratch on my Grandparents’ fields, making us essentially first-generation farmers. Something not very common in Jersey. My partner Paris grew up in rural North Wales and had a very free-range childhood building dams and climbing trees on farm land but had never been near a sheep before moving to Jersey and meeting me.

What about all of the great things you’ve put in place at the Farm to support the environment?

Farming sustainably and creating increased levels of biodiversity on the farm are important to us. To be financially sustainable as a business we have had to add infrastructure to what were once green fields. We have tried to mitigate this by planting hundreds of meters of hedgerows, we leave our banks long for habitat and don’t use sprays or pesticides on our land. Last year many gardeners noticed a drop in butterfly and bee numbers, our growing area was brimming with them and our local bee keeper has said that his hive that backs onto our farm is his best hive across the island, all due to our flower farm. Our aim for this year is to bring in better recycling bins in our public areas and to compost all of our food waste to enhance the compost blends that we produce on the farm.

You open the farm to the public, can you tell us what inspired you to do this?

As farmers we have a huge variety of skills, we can be admin assistants in the morning and delivery drivers by lunchtime! All good business people harness their unique skills to provide a new product, we did this! We saw a gap in the market for wholesome family activities and a demand for more access to the countryside and farming. We combined my farming experience with Paris’ customer service and hosting skills and opened the farm to the public.Paris had volunteered at a local play group for six years while our children were young and everyone kept asking when we were going to do it at our own place? In April 2022 we opened for some Easter and lambing events and we haven’t sat down since!

Where can people buy your Genuine Jersey products from?

Our eggs are available to purchase from selected Co-op and Morrisons stores, Homefields and Rondels farm shop, Six Road Stores and our honesty box at the top of the entrance to the farm. Our flowers are available directly from our farm honesty box Wednesday – Sunday once the season starts. A romantic notion

We’re always told that key to a property purchase is ‘location, location, location’ and to be mindful of the scarcity of perfect places. If you dream of a beachside getaway, the notion of ‘land, they’re not building it any more’ is even more of a consideration on an island with limited coastline and an unforgiving tidal range.

Technically Jersey’s coastline almost doubles in size at low tide, but the availability of beach-side properties, unfortuntely, does not. There are very few options to obtain a cornerstone piece of seaside real estate, particularly on the shore of a desirable location like St Brelade’s Bay.

If you were to believe the letter of the lexicon of estate agent-speak, the term ‘highly sought after’ seems pretty ubiquitous and is applicable to just about every Parish. But, let’s face it, St Brelade does have the evening sun, a picture-postcard bay, a damn fine promenade and a great Waitrose. For at least three of those reasons, it probably deserves that description more than most.

If you were to sit on the terrace at the L’Horizon or La Brise and glance right in the summer, you’d see people jumping off the pier into the clear blue water. If you follow the pier up onto the land you’ll notice a small property nestled beyond. Le Chemin De Creux is set on a natural private promontory of land that actually descends to the pier. This totally unique and historic property, formerly a 19th century cannon battery guard house, is described by the agent as “imaginatively converted and redeveloped to an excellent standard, into a both beautiful and unarguably atmospheric `retreat`of a concept that is totally individual and incomparable”.

Views over your own land to the water below

This property is certainly unique, private and exclusive. Going back to the estate agent lexicon, these terms would often be applied to large, mansion-like properties with manicured driveways, Lutron lights and too many pillows, but this little slice of St Brelade is modest and characterful in its approach at the same time. The granite is clean and restored, but dates back to the 1700s. Historically significant elements are fused with modern, sympathetic architecture to create a sanctuary sitting beneath the trees. The property is approached from a narrow cliff path and enjoys a private part-wooded coastline to the sea together with grassland amenity land, perfect for exclusive sunset barbecues or romantic stargazing.

The main building is arranged ‘upside down’, with the top floor housing the living space and bedrooms below. As you enter, the hall leads past a cloakroom through the kitchen diner with a unique curved brick ceiling to the sitting room. This place is all about peace, relaxation and the view; I’d defy any buyer not to relax with a good book or drink in hand, every so slightly smug about the privacy and serenity offered by this unique little place.

Pied-à-terre is an over-used phrase but it’s perfectly applicable at Chemin De Creux. This is one place where you can put a foot (or two) on the ground that will no doubt bring long-lasting and unique memories.

The sitting room’s concertina doors open to a sun deck with truly commanding views of the bay below, a perch from which to contempate, for sure. You could contemplate walking down your land and jumping off the pier to wake yourself up in the morning at the very least.

The accommodation is modest but well-appointed, with two double bedrooms, each with an en-suite bathroom. The principal has a bath and the second bedroom has a walk-in shower. The second bedroom is also multi-purpose as the bed is able to fold into the wall. In addition to the main building, the smaller, pitched-roof building below houses a second sitting room with a log burner and mezzanine level for cosy, fireside nights in.

There’s no denying this isn’t going to fly as a primary residence. Not unless you’ve got Marie Kondo levels of organisation and favour minimalism. Pied-à-terre is an over-used phrase but it’s perfectly applicable at Chemin De Creux. This is one place where you can put a foot (or two) on the ground that will no doubt bring long-lasting and unique memories. If you held your Bitcoin from the beginning and fancy a wonderful bay-side flex, this is one to view.

market update

Interest rates have been an important topic in recent weeks as various institutions discuss what the future holds for them. The Bank of England Base Rate had stood at 4.75% for some months, but was reviewed down to 4.50% on 6th of February

THE FUTURE OF BASE RATE

In the lead up to this date, commentators in the UK, the EU and the United States voiced their own opinions with projections moving between an increase in the rate, to four, even six reductions this year. Even the Governor of the Bank of England said that he expected four cuts if the economy was to benefit from easing inflation.

What could cause base rate to be increased or to stay the same? This of course is the leading question that nobody can answer, although the warning bells will ring if UK inflation starts to increase again, if Donald Trump introduces sanctions against the UK, or if global conflict escalates to the extent that supply lines are compromised – the list is worryingly endless!

MORTGAGE MARKET REVIEW

In 2010 UK Regulators introduced the Mortgage Market Review, which significantly restricted a mortgage providers ability to lend to anybody in need of a mortgage This meant that borrowers became restricted to a max of 4.5 times income multiple, with lenders also being required to carry out affordability tests to ensure that borrowers could deal with any increases in interest rates.

Initially this caused a huge outcry in the UK – less so in Jersey as the offshore counterparts of the UK banks decided to opt for a more generous 6 x multiple on income, subject to the usual caveats of affordability, which frequently reduces the multiple to around 5 times, sometimes less.

If these restrictions on both sides of the channel had not been introduced, then tens of thousands of borrowers would have lost their homes when interest rates started to rise a few years later.

Now, in a surprising announcement, the Regulators and the Bank of England have been asked to consider a review of the original criteria to support the Labour Government’s desire to increase growth in the housing sector which in turn will then contribute towards an upturn in the economy.

If this review is introduced, the implications are worrying, as an increased supply of mortgage funding, possibly at a lower rate of interest will result in house prices starting to rise as demand increases.

WILL JERSEY LENDERS FOLLOW?

Should this concept be adapted by Jersey mortgage providers, then the same impact will be felt by the local housing market, as demand will soon reduce the current supply of property to a level where prices will start to rise again. This suggests that 2025 will be the year to buy before the impact of these possible changes.

THE JERSEY PROPERTY MARKET

Looking at the availability of property on the market in the first week of February, places.je records a total of 1636 apartments and houses for sale, a slightly lower number than the 1750 that we recorded towards the end of last year.

There was a noticeable increase in activity in the last months of 2024 continuing through to the start of this year. These figures are encouraging as it is evident that motivated buyers with realistic deposits and a provision for fees and stamp duty are continuing to negotiate realistic price reductions in all sectors of the market.

These are the new breed of home buyers, who have acknowledged, sometimes painfully, that the only way they will be able to afford a home is to make big sacrifices in their spending habits. These buyers have also accepted that the days of low interest rates, sometimes below 1% are not going to return in a hurry - if ever – the generation before them was very lucky to be able to enjoy ultra-lowcost mortgage rates as well as being able to go on expensive holidays and to buy a new car when they wanted. First Time Buyers have not been forgotten as the Andium schemes which provide a generous deposit have helped to give a number of people the chance of becoming homeowners. The scheme is not cheap from a taxpayer’s point of view, as the £10m of funding that has been made available is virtually committed and it may well be difficult to continue with the project unless substantial funds are made available by the Government.

First Time Buyers will be encouraged by the fact that there are 106 apartments for sale, in the range up to £300,000, some even with a parking space. In the range £300,000 to £400,000, there are 216 apartments, some with two bedrooms and many with a parking space.

Family homes are well served with 340 apartments and flats in the range £500,000 to £700,000.

In the range £1m to 1.75m there is a choice of 244 houses and smart apartments, whilst there are 177 properties advertised at in excess of £2m.

A SUMMARY OF BEST MORTGAGE RATES

Some interest rates for February have moved up slightly and in fact are a lot closer to the best on offer in the UK, a situation which doesn’t happen very often.

In the current climate it is very difficult to recommend the most suitable mortgage product to anybody planning to buy, although on balance it would be prudent to lock into a fixed rate for no longer than two years as this will offer greater flexibility when that rate comes up for review in 2027, which could coincide with borrowers being able to access lower rates of interest, should they become available.
