If you’ve climbed to the top of Gorey Castle in recent years, you can’t have helped but notice the unasuming strip of road behind the castle green that leads to Achirondel. It has seemingly turned from a sleepy corner of coastal roadway to an easty millionaire’s row, with an array of curves and glass that are a stark contrast to the granite walls on which you stand.

If you’ve ever tried to get planning passed to change a window or do an extension, you’ll know it’s no joke. F Le Gallais and Sons has sold its residential property management and estate agency arm to Maillard & Co, enabling Le Gallais to focus on the other successful areas of its business.

Family owned and run Le Gallais Group can trace their roots back to 1825. Today they operate in several sectors centred around property, investing in and developing commercial property in the industrial, office and retail sectors both in the Island and throughout the UK, as well as operating Jersey’s premier Self Storage business with facilities in central St Helier and at Five Oaks.

Maillard & Co have adapted and evolved to become the Channel Islands’ largest team of estate agents, property managers and chartered surveyors. Managing in excess of 6,500 residential, commercial, retail and industrial units and have in excess of 60 staff, 9 of whom are RICS qualified.

With Le Gallais having been involved in the property market for over a century, and Maillard founded in 1928, these are two of the oldest firms in the sector. The

decision to sell the property management and estate agency business to Maillard is part of a longer term strategy by Le Gallais to concentrate on growing areas of the business, which includes developing and managing properties in Jersey and the UK, and its successful state-of-the-art self-storage facilities at Hilgrove Street and Five Oaks.

Meet Associate Director & Senior Chartered Architect, Aston Roberts from MS Planning.

Tell us about your career path so far…

My parents tell me that as a toddler I was infatuated by scaffolding. Apparently whenever we passed a building site in the car I would call out and bring the Meccano-like construction to everyone’s attention. I suppose building and construction has just always been part of me.

My father worked as a consultant in the Island’s construction industry and has always passionate about his job. As such I grew up in a household where conversations would naturally revolve around building, design and procurement that gave me the confidence to choose Architecture as a qualification at University.

During studies at Cardiff University I gained work experience with Naish Waddington architects, the State of Jersey architecture team and with local contractors Camerons. All the people I met were extremely generous with their time and helped me develop a better understanding of the architecture and construction most noticeably Jim Naish, Barry Freeman and Marc Burton.

After completing my undergraduate qualification I moved to London and joined award winning architectural practice John McAslan + Partners with whom I worked while completing my masters and postgraduate qualifications. Here I experienced working in large multi-disciplinary teams on projects located all over the world including the major refurbishment of Kings Cross railway station in time for the London Olympics, a museum and art gallery for the Qatari royal family in Doha and a swanky highend commercial redevelopment on London’s New Bond Street.

In 2011 I returned to Jersey where I joined respected local architectural practice Godel Architects and specialised in the delivery of high-end private residential and bespoke commercial projects. My time working with Bob, Fiona and the Godels team gave me a thorough understanding of the Jersey construction sector and extensive experience of the Island’s (at times challenging) Planning system.

After spending a short period of time working for the States of Jersey proving architectural services for Government in 2024 I was thrilled to join MSPlanning. I had long admired the highquality work undertaken by Mike, Jean-Luc and John and when the opportunity arose I was delighted to join their professional team of Architects, Planners, Heritage experts and Architectural

Technologists.

What is your Typical day?

I am an early riser and my day always starts by taking our family dog for a run (rain or shine) before a strong pot of coffee and off to work.

There is no ‘typical day’ in architecture. Whether it be meeting a new client to provide feasibility design guidance, or receiving an onsite technical query from an experienced contractor, or hosting a conference call with a large design team, or meeting one-onone with Government officials to review an area of Policy; there are always new challenges to overcome and new opportunities to realise.

What has been your career Highlight?

The most memorable and worthwhile project I worked on was the rebuilding of a historic market in Port-Au-Prince which had been decimated in the 2010 Haiti earthquake, during my time with John McAslan in London. The project was sponsored by the Bill Clinton Foundation and our team worked closely with Haitian artisans, tradesmen and contractors to rebuild the Market and bring it back to the heart of Haitian civic life.

What do you love about your job?

If I have learned anything over the last thirteen years in practice it is that Architecture is not all about drawing details, specifications and construction contracts. In fact most of the time its about fostering good relationships and providing an exceptional client service.

Clients place a huge amount of trust into their professional team, none more so than the Architect who is tasked with delivering a client’s ‘dreams, goals and ambitions’ usually to a tight time frame and on a tight budget. Seeing a satisfied client at the end of a project and knowing I have been a key part in their success is always immensely rewarding.

What do you get up to outside of the office?

Family is everything to me and my weekends are largely spent enjoying the Jersey coast and countryside with my wife Gemma and our two young daughters, Alba and Celia. If I do get time off I enjoy running, swimming and my passion oilpainting. I was thrilled in 2023 when portraits of our daughters won multiple awards in a local exhibition.

GLENN NOEL & CONSTANCE CLAPERON

GANACHE

After several years working in the Middle East Glenn Noel decided it was time to move home, bringing his partner Constance Claperon with him to open Ganache at Castle Quay (behind Coopers Coffee Shop), the most incredible pâtisserie and chocolaterie. Bringing with them years of experience at the highest level they opened their doors in August 2023 and became Members of Genuine Jersey a few months later.

Where does the name Ganache come from?

We use the word “ganache” every day in pâtisserie and chocolaterie. Ganache is a mixture of cream and chocolate and is the basis of many of our recipes. Some of our ganaches are infused with tea or coffee, while others are made with fruit purees like raspberry and passion fruit. According to legend, ganache was accidentally created in the mid-19th century by an apprentice who spilled boiling cream over chocolate. To avoid being caught, he mixed them together, creating the delicious product we enjoy today.

Can you tell us a little about the two of you?

I (Glenn) was born in Jersey and trained at Highlands while working for The Royal Yacht. I’ve had experience in several fine dining restaurants including working for Mark Jordan at The Atlantic, Noma in Copenhagen and Tom Kerridge’s The Hand and Flowers. In 2016, I moved to France to work for the chocolate company Valrhona, where I was promoted in 2019 to oversee the MEA zone, coordinating pastry activities across 23 countries. Constance and I met in France, which is where she is from, she attended pastry school in Grenoble before moving to Lyon to work for the renowned Chocolaterie and pâtisserie Bernachon. Later, she moved to Paris, the epicentre of pâtisserie, which is where we met, and worked for La pâtisserie by Cyril Lignac, Park Hyatt, and Michalak.

Can you tell us more about the Genuine Jersey products in your range?

Jersey ingredients play a key role in our recipes at Ganache. Whenever possible, we use locally sourced ingredients. pâtisserie primarily involves butter, cream, eggs, and sugar, and we are fortunate in Jersey to have exceptional local dairy and fresh free-range eggs. Our two main ranges are Chocolate and pâtisserie, both of which feature Genuine Jersey products. All our chocolate bonbons use Jersey Dairy cream and butter, and our macarons are made with egg whites from Hamptonne Farm eggs. The fillings are crafted with ganache using Jersey cream. We have recently launched our homemade jam, made with 60% fruit, featuring Jersey raspberry, Jersey strawberry, and Jersey rhubarb and cherry. If we can, we use Jersey products in our recipes, it just makes sense.

If we’re looking for something special can you help us? Yes, we often receive requests for weddings or events requiring bespoke items. We can personalise sleeves for chocolate boxes or discuss custom flavours. The process

for making chocolate bonbons takes between three and four days. The key to chocolate making is patience, as the chocolate needs time to ‘crystallise’ (set) correctly, and this cannot be rushed.

How much chocolate do you process a year, or how many items do you make?

Jersey certainly loves chocolate! In our first year, we used around 1.5 tonnes of chocolate to make our recipes. We will be hosting a competition on social media soon, inviting people to guess the closest weight to win a prize.

Our chocolate range includes 14 flavours of chocolate bonbons, seven varieties of chocolate tablets, five flavours of praline fingers, and four panned products, including coated almonds, hazelnuts, popcorn, and caramel. There is something for everyone.

Of all the products you make, which is your favourite?

My favourite is the praline finger. They are made from pure praline, ranging from pistachio, pecan, coconut, hazelnut, and almond, coated in either milk or dark chocolate. I am a big fan of nuts and praline. We make our praline with 60% roasted nuts mixed with caramel and blended into a paste. Constance’s favourite is the hazelnut cookie, which is a vanilla base dough with roasted hazelnuts, topped with cubes of hazelnut gianduja.

How do you get your inspiration for new flavours?

We draw inspiration from lots of sources. We always visit pastry shops when we travel and have a large repertoire of cakes and recipes from our previous jobs. I also continue consulting and teaching internationally, which allows me to create new recipes. In August, I will be going to Singapore to teach two workshops and hold an afternoon tea centred around high-quality, traceable fruit purees. We test all new creations at Ganache, and when we are satisfied, we introduce them as Saturday specials and gather feedback from our customers.

Do you have any new products we should look out for?

We have recently started making jams, which contain 60% fruit. We also have our Saturday specials, which change weekly. Now that summer has arrived (we hope!), we’ll be focussing on creating more fruity and seasonal recipes. Where can we find you and Ganache products?

MORTGAGE market update

The eagerly awaited meeting of the Bank of England’s Monetary Policy Committee on 1st August resulted in a vote to reduce Base Rate by 0.25%

A MILESTONE

This significant milestone marks the first drop since March 2020 and is great news for First Time Buyers, Home movers and existing borrowers who have a fixed rate product coming to an end.

Base rate had been held at a sixteen year high of 5.25% until the Bank was satisfied that the Cost of Living Index amongst other factors remained steady at their pre-ordained target of 2%.

This reduction shows positive signs for the economic outlook of the UK, and with growing confidence in the economy, it is possible that there will be a further fall later this year.

RATES TO BE REVIEWED

Local mortgage providers, who have maintained their interest rates at the same level for most of the year tell us that they will now review their rates downwards, and it will be interesting in the forthcoming weeks to see how far fixed and tracker rates will fall.

A check on properties listed on the places.je site on 1st August shows 1695 apartments and houses. This figure is increasing daily and clearly illustrates the problems suffered by the local housing market, with more vendors looking to sell as each month goes by.

There are 117 apartments in the price range up to ££300,000, with a further 343 in the range between £500,000 and £700,000. This means that there are plenty of opportunities for First Time Buyers and Home movers to purchase more realistically priced property although the tight lending criteria currently imposed by all local mortgage providers continues to present a challenge.

JERSEY HOUSE PRICE INDEX

At the beginning of August, Statistics Jersey released the House Price Index for the second quarter of the year. The report shows a decrease in house prices of 9% since the same quarter last year. Market activity was 48% down on the same quarter last year although this figure would have been lower still if there had not been sales from pre-sold schemes from several years ago.

During the past month, many mortgage lenders in the UK have significantly reduced their fixed rates with the best five year fixes now being available at 3.9%. Jersey lenders have yet to catch up with no reductions having been announced for several months.

LIFE ASSURANCE

Years ago, when somebody took out a mortgage, their lender would insist upon life assurance being taken out to link to the borrowing, although this requirement has now fallen away despite it being the best advice that any borrower could receive. We are all required to have car insurance and building’s insurance in place, so why not mortgage protection?

There is an argument that so few people will die until they reach old age that the cost of life assurance isn’t warranted, and that the additional cost is just another expense.

What is overlooked however is that in many families where just one parent is the principal breadwinner, that person’s death if a mortgage is in place will cause

major problems for the family if no life cover is in place. It is possible that the property will have to be sold to pay off the outstanding mortgage, causing even more upset and upheaval in an already deeply sad situation.

The cheapest life cover is decreasing term insurance where the amount paid out if a claim is made will cover the outstanding debt only, with no extra funds being available to help with all of the additional costs that will arise.

An alternative is level term insurance which will pay out a defined amount irrespective of when the claim is made, so leaving funds to cover all other expenses.

Both types of policy can be set up on a joint basis which will allow two people to be on the one policy which is cheaper than buying two separate policies. The downside of this however is that in the event of a claim, there will be only one payout, leaving one partner without cover after the other has died.

It is also possible to add critical illness cover to a policy which will pay out in the event of serious illness, whilst income protection can also be added.

If life cover is put in place when a person is in their twenties, the premium can be surprisingly low, being an average of £12 per month for an average level of cover, although leaving the set-up of a policy until one is older will mean that the monthly premium will be higher.
