Each year, when we announce our Home of the Year winners, we are inspired to see the amount of quality design that’s going on in Kansas City as well as how it changes from year to year. After recently reviewing projected design trends in new-home construction, I found, as you can imagine, that some of the same trending concepts will remain

the same: flex space, open concept, specialized pet spaces, hidden appliances, the kitchen as the entertainment mecca and, of course, outdoor living. More specifically, though, it was interesting to read about multigenerational floor plans; making laundry rooms and garages more of a multiuse space; “snore rooms” for couples who don’t sleep together; and unusual yet creative, functional storage — think wine storage under the stairs and in columns as well as places for an airplane or boat. In any case, please contact me if you’ll be adding a helicopter pad to your residence. Along with gold making a comeback, you’ll see a lot of coral shades, copper accents, white kitchens (continuing in popularity), Quartzite counters and porcelain floors. To delve deeper into this year’s new-home construction forecast, read the National Association of Home Builder’s (NAHB) “Going Spaces” article as well as The National Association of Realtor’s “Hot Housing Trends” for 2015. Several of our award-winning designers and builders brilliantly incorporated many of the trending topics into their featured projects, like this Lake Quivira stunner that I’m standing in, a gold award winner and Judges’ Pick found on page 30. These homeowners purchased a house on this property years ago, but tore it down and started from scratch. At roughly 12,000 square feet — which doesn’t include the almost 4,500 square feet of outdoor space — this Mediterranean-themed home is elegantly styled with numerous standout features, one being the self-supporting helical stair at the entryway with a three-story tower soaring above. The “entryway center medallion,” as it’s called, features an intricate pattern in earth tones, reminiscent of the home’s overall design plan to bring the outdoors in. Custom shutters provide a clean and classic option that is on trend because it has never gone out of style. “Shutters are one of the few items that people recognize the value of when they go to see a house,” says Steve Roellchen, president of One Stop Decorating. Custom-made in wood or composite, shutters add a built-in look that is both functional and timeless in design. Comparing custom shutters to fine furniture, Steve sees a trend toward larger slats to allow in more light as well as rear-tilt bars that provide a clean and unobstructed view.
If you picture hanging cords, rings and uneven lines for Roman shades, think again. With products like the Silhouette and Vignette from Hunter Douglas, these shades are now available in a variety of natural textures and materials, are cordless and can disappear almost entirely when they’re not in use. “Customers need shades for privacy, but when they don’t need them, they don’t want to see them,” Steve adds. The Cape Cod styling of this Leawood home fits into its older neighborhood while offering a light and airy interior with traditional details, such as dormers, wainscoting and plantation shutters. The floor plan is designed with family in mind, including six bedrooms; a home office; mudroom with built-in desks for doing homework; a laundry room that doubles as a craft room; and a gourmet kitchen with two ovens and dishwashers, central island, butler’s pantry, walkin pantry and breakfast nook. The homeowner, a designer, used a paint palette of navy blue, gray and emerald green with pops of citrus colors. The home is also “green” with better indoor air quality (achieved by using low-VOC and formaldehyde-free products, active radon mitigation, fresh air exchanger, etc.); was built using construction techniques that saved resources; and incorporated future energy savings with improved insulation and HVAC system, as well as 2x6 walls, giving the home a certified HERS rating of 50.

A totally custom floor plan is the result of such long-term planning, utilizing three levels laid out along a hillside. The home is optimally sited for views of the water from every room, as well as to salvage most of the property’s trees, and includes a layout based on rooms the owners liked in previous homes and how they envisioned living at the lake, which is to say there is an emphasis on bringing the outdoors in as well as living outdoors. Numerous open and covered outdoor spaces add a significant amount to the house’s square footage. The home contains both cozy, private spaces like a window seat in the master suite with a den/theater right outside, as well as large entertaining areas, such as the lower level’s gathering space and movie room. The mainlevel laundry room serves as a multipurpose catering kitchen and office, while the grandchildren’s rooms on the second floor are thematically decorated just for them. The interiors reference floral patterns and colors in nature and include a rich palette of quarter-sawn oak floors, mahogany trim and cabinets, custom wrought iron railings, unique ceiling treatments, imported tile and faux painting. Built using Structural Insulated Panels (SIPS), giving the exterior walls a value of R-40, in combination with R-56 insulation value in the attic, HRV ducted throughout, argon-filled windows and doors, and a high-efficiency HVAC system, the home was given a HERS rating of 48. Despite the very modern building methods, the home looks Old World, replete with a two-story stone fireplace, wood floors and beams, and wainscoting. The floor plan is also modern, with an open kitchen and family room, plus a lower-level rec room overlooking a basketball court. The property remains in a natural state with wooded area and a one-acre dredged pond. TWEAKING, MODIFYING, ENHANCING AND EXPANDING. Upgrading a new build operates under the simple notion that the basic can be better through any one of these approaches — or all of them. Builder Brian Koehler worked with a Leawood family to upgrade their new home, which was similar to the family’s other house, also built by Koehler Building Co., but they wanted it bigger and with more amenities. With much more square footage and extensive amenities in mind, functionality remained the key design dictate this time around. The result is a sprawling Country French home that features custom upgrades that are anything but ordinary. The home’s exterior is faithful to the traditional French Country style with its cottonwood stonework, dark shutters, tongue-and-groove cedar design, and sweeping rooflines. Inside, the floor plan of the expansive home can be described as both communal and cohesive, as the design was informed in large part by how to accommodate the needs of a busy family with young children. A large back mudroom with ample storage helps facilitate the constant flow and traffic of kids, while a pass-through pantry connecting the garage and kitchen allows for easy transport after a trip to the grocery store. With sentimental pieces and elegant upgrades, this home office now caters to the homeowner’s vibrant personality and her workload. In the professional world, you — and your home office — should look like a million bucks. Until recently, however, Amber Goering’s home office was a little lackluster, but with a little help from interior designer Kathleen Ramsey, who was first called in for consult on the hardwood floors, the room got a bold makeover with touches of hot pink — it’s now dressed for success. Amber, a CPA and shareholder in Goering & Granatino, is currently in the throes of her busy season, working 16-plus hours a day. In order to maintain some sort of work-life balance, she continues working at home after daughter Chloe, 2, and son Anderson, 7, go to sleep. To do so, she needed a motivational space, in conjunction with her Starbucks, that would re-energize her. “I wanted it to be something that was fun, comfortable and a place I want to be,” she says. She and her husband, Craig, built their home eight years ago, but started a whole-home renovation last year, removing all the “Johnson County beige” that was popular when they first built. The old office had been painted in black and gold stripes, so Amber simply painted over the gold with white, keeping the striped accent wall intact. Covering the new Sable Black-stained hardwood floors is a Feizy rug, which the kids love to lie on when mom’s working. As for the desk and bookshelf, “Normally I would put new furniture in, but Craig’s dad, who passed away 10 years ago, built the desk and shelf in there.” Craig sanded and refinished the pieces to match the existing dark tones throughout, which complement the lighter, more whimsical accessories. What did you do prior to 2007, when you launched your blog? Did it pave the way for your wildly popular interior design career, both on and offline?
A.
Prior to launching my blog and delving into interior
design, I was a high school Spanish teacher. I taught for four-and-a-half years, but it never felt like the right fit. I enjoyed the subject matter and loved working with my students, but I always longed for something more. Craving a creative outlet, I decided to start my blog during the summer break before my last year of teaching, and the rest is history!
Paloma Contreras, Spanish teacherturned-blogger, started her ever-popular and award-winning design blog, La Dolce Vita, in 2007. Its enormous success helped launch her current interior design business shortly after. She’s been published in numerous national magazines, such as Elle Decor, House Beautiful, Domino and Traditional Home, and now can add another magazine to her list. Based in Houston, Texas, Paloma shares her home with her husband, Fabian, and Tate, the couple’s dog. Here’s more on her personal story and style.

How and where do you draw design inspiration?
Inspiration is everywhere. I feel most inspired when I
am traveling and in different surroundings, but inspiration is wherever you seek to find it. I often find inspiration in magazines, my stacks of coffee table books or while out and about in my city of Houston. Instagram and Pinterest are great sources of inspiration as well!

What are some of your design rules of thumb?
My main rule is to not be a slave to the rules! Aside
from the basic rules of proportion and scale, I find rules to be arbitrary. Each project is different and should reflect the taste and story of the people living in the home. Do what you love because you’re the one who has to live with it each day.

What’s your personal style?
My style is rooted in the traditional but with a
modern touch. I love pairing neutrals with rich, saturated color and feel that every room should have a bit of glamour. I love mixing things that create a sense of visual tension. Every room needs that, otherwise you’ll end up with a space that looks like it jumped out of a catalog.

Which trend could you live without?
I’m really not a fan of Marsala, Pantone’s 2015

What room is the most challenging to decorate and why?
A.
It really depends on the house. In my experience,
I haven’t found any one specific room to always be a challenge. Very large spaces can be challenging, though. It isn’t always easy to make a cavernous space look and feel cozy and inviting.
Q. A.
Favorite space to rejuvenate?
Powder bathrooms are typically easy and fairly
inexpensive to update. Because of the small square footage, they’re a great opportunity for taking some design risks. I love them!
Q.
Best advice for making a new house feel like home?
A.
Replace the builder lighting with better light fixtures.
Circa Lighting is my favorite source. You won’t regret upgrading your lighting because it will instantly transform the room. Add texture and “soften” each space with fabrics; curtains, rugs and pillows also will make a tremendous difference. Paint and new cabinet hardware are relatively inexpensive ways to make a generic space one’s own. When we first bought our home years ago, it was essentially a vanilla builder’s box, but over time, we made all of the changes I’ve suggested and then some, and the house really reflects who we are now.

I know you always ask, “What is your idea of ‘la dolce vita’?,” so I feel it’s appropriate to ask you the same.
A.
La dolce vita is living a full life, being with loved
ones, being in charge of your destiny and feeling fulfilled in your career, traveling often, eating great food and laughing a lot. La dolce vita is about finding the joy in life each and every day.

THE GALLERY What started as a hobby for Wayne Farmer turned into a thriving business. Through the years, while practicing law, Wayne went on buying trips with his wife, Barbara, owner of Parrin & Co. Antiques, happily frequenting museums and galleries. “As a reflex, I went out seeking art as my revenge,” he says, with a wink and a smile, as he discusses his longtime passion for art collecting and how he came to open Edward Wayne Gallery, located just off 45th Street on Bell. “Every antique shop has some art,” he says. “But there’s no other gallery like this in Kansas City. I tapped into a niche market, not even intending to fill it,” he explains. For example, her last trip to Italy yielded some rare finds, such as a pair of large oval Italian tempura paintings depicting the exhibition of the first hot air balloon flights at Versailles (circa 1800-1815) and a very rare, large-scale Succo di Erba painting that is done on canvas with the natural juice of herb grasses. Circa 1750-1770 from Venice, it is in excellent condition. And if you like the elegance of taxidermy of rare birds, Nufangle has a beautiful selection.
FLEA MARKETS Mission Road Antique Mall in Prairie Village, Bottoms Up in the West Bottoms, Urban Mining in Midtown and the River Market Antiques are local versions of the French Marché aux Puces set within multifloor buildings that house 200-300 dealers’ goods, instead of stalls set up plein air, as in France. It’s fun to explore for vintage furnishings, art and antiques, and you’ll also find accessible prices and some hidden treasures if you dig. Spotted recently was an unusual selection of great-looking gentleman oil portraits at various stalls at Mission Road, a handsome discovery.

WHITE WINE As the weather warms and you begin eating lighter fare, you’ll want to pair it with a good, dry white with a solid acid backbone. If you like ripe citrus flavors (think

grapefruit) with bracing acidity then look no further than a Marlborough, New Zealand, sauvignon blanc. A fine and consistent choice is the 2013 Dashwood Sauvignon Blanc. If the grapefruit style is not to your taste, head for the Alexander Valley (Sonoma County) of California and look for the 2013 Field Stone Sauvignon Blanc with more melon and tropical fruit notes.

RED WINE With warmer weather, one might think that lighter reds would be in order. New-world pinot noir perfectly fills the bill here, especially the 2012 Evesham Wood

Cuvée J Pinot Noir from Willamette Valley, Ore. — if you can find it. Only 150 cases were made, but it’s well worth hunting down, as it is a velvety yet structured mouthful, well worth putting away for awhile. Another favorite is the 2012 Vietti Barbera D’Alba Tre Vigne from Piedmont, Italy, famous for its huge Barolos. This wine is by one of the best producers in Barolo, but the Barbera grape makes a wine that’s more reminiscent

Stick with products labeled fragrance-free, not just unscented; according to the EWG, unscented products can still use fragrances to mask chemical odors. Next, scrutinize products that use the words ‘green’ or ‘natural’ on the label. Both words are sometimes just marketing terms that don’t require the product to meet any type of environmental safety standards. Instead, look for products certified with the Green Seal or the EcoLogo — both organizations offer independent safety certifications. Two of the worst offenders are toilet bowl and drain cleaners. To tackle the toilet safely, plop a denture tablet into the bowl, wait 20 minutes and flush. For

clogged drains, pick up a mechanical snake tool at the hardware store, or try bringing a gallon of water to just below boiling, mix in ½ cup of salt and pour into the drain. For a do-it-yourself disinfectant cleaner, fill a spray bottle with water, mix in a few drops of tea tree oil and add a tablespoon of white vinegar. For a window cleaner, leave out the tea tree oil and use equal parts of vinegar and water. Use newspaper or a lint-free cloth to wipe clean. And don’t just throw your old products in the trash or pour them down the drain. Contact your local city government for their hazardous waste removal rules and drop-off locations. Baking soda and vinegar are staples in creating healthy home cleaners. Use baking soda as a safe alternative to scrub cleaners and vinegar mixtures for surface cleaning. W hen Midwest Living Magazine set out to do their fifth “Idea Home,” they looked for a place in the Heartland that would embrace a new home that looked back. A home that reflected the rich heritage and timeless grace of the Arts and Crafts Period in American architecture. A movement in the early 1900s that prized good design and handcrafting over machine-made goods. A home that celebrated the simple comforts of home. When you look past the turn-of-the-
century style Stickley furniture — with its straight lines and sturdy structure — you find a home built by Jeff Ashner and Keith Eymann that truly stands the test of time. Inspired by the timeless grace of the Arts and Crafts Era, these builders, along with architect Scott Bickford, developer Craig Eymann and a host of ASID interior designers, combined to produce a home like Kansas City has never seen before. Useful and beautiful were the watchwords as this 4000-plus square foot, two-story was constructed utilizing as many natural local materials as possible. Art-glass accessories, cut-outs, wooden ceiling beams and half-walls with bookshelves and tapered columns were utilized in the Midwest Living Magazine’s “Idea Home” — as they were in many other 20th-century Kansas bungalow homes. Color and wood abound in this year’s Home-of-the-Year. Contrasting each other, while at the same time complementing without masking. The result is awardwinning indeed.
