DEFINING YOUR NEXT MOVE Excitement abounds with any new idea, but it’s the implementation that can stop you in your tracks. Sometimes the hardest thing to do is find a good starting point, especially when it comes to tackling a home design project. From designing a new home to casually updating your interiors, having a defined plan, a blueprint, will help you navigate through the process from beginning to end. Much like my monthly editor’s letter, it’s discouraging to stare at a blank screen, or piece of paper, when writing up or deciding on your most important aspects and interests, color palettes and plants, for an upcoming project (or letter). No matter the scope, everyone needs a little direction and assistance staying the course. Our biannual blueprint issue was imagined as a useful guide to help homeowners who are ready to tackle any home project navigate through the design, build and remodeling processes. This issue, a how-to on designing for the way you live, addresses specifics in each of the five main components of home design — building, remodeling, architecture, interior design and outdoor living. Find out what you need to know from local contractors and designers, be inspired by local featured projects, get tips from professionals within each respective industry, and heed advice from area subcontractors — from trim work details to window choices and foundation info to color palette direction. Designing for the way you live isn’t as easy as it sounds. Take, for example, transitioning a restricted one-car garage into a fully functioning, multipurpose space for drivers and passengers alike. With a rock-star team on hand (turn to page 40 to find out who), a young Fairway family gained a two-car tandem garage for parking and parties, with access to an existing outdoor living area via two garage doors, and a bright and airy mudroom. The architectural details and storage solutions, both inside and out, are simply clever and creative. Now, ready to start your own project? Apparently I am, as my husband and I just started remodeling our full and half baths, with new tile flooring in each space and updated backsplash, vanity, mirror and sconces in the full bath. I’ll be sending good vibes your way (and mine) for a successful project completion.

He opened up the existing kitchen and a small butler’s pantry then restored the original finish and detail of the new single room. The cabinets were conceived of as modern furniture, one a full-height oak piece surrounding the cooking area, and the other a low, horizontal white work bench. Chris extended the countertop through the newly joined spaces, even where a window existed. What could have been an awkward dead space transformed into an advantage; Amanda now uses the top as a home office desk to pay bills or eat breakfast. Other clever details increase the tiny space’s functionality. Chris added a small bookshelf into a wall that is intentionally devoid of upper cabinets. “We had no uppers for two reasons,” Chris explains. “One is for function. No uppers keep the small space as open and spacious as possible, and two, it supported the idea that the kitchen is treated as modern furniture placed within a traditional house.” On the opposite wall, Chris captured extra storage space using the thickness of the wall for 12-inch-deep cabinets. “We utilized every inch of space we could,” he says. The surprisingly large amount of storage gained helps make up for the lack of upper cabinets on the sink side. The minimal nature of the room also appears in the detailing at the stove. Bill Christie, owner of Johnson County Siding & Window Company, says brands are often chosen by homeowners’ preference for cladding, including wood, extruded metal, vinyl and fiberglass. His company carries the latter two. Vinyl is less expensive and comes in fewer color options. If installed properly, it offers excellent efficiency. Pricier fiberglass has strength, durability, lowthermal conductivity and can be repainted. Cladding is just a starting point, though. Next consider value-added components, from tilt-in windows for easy cleaning to screens for airflow. But the real performance comes in technological advances. The National Fenestration Rating Council (NFRC) rates performance on four factors: how well a window keeps heat inside; how well a window blocks warming caused by sunlight; how much light gets in; and air leakage or heat loss or gain through cracks. Window terminology requires a glossary, but each definition plays a role. Dual-pane windows consist of two pieces of glass, with the option for low-E, argon gas or a low-conductance spacer between panes. Odorless, colorless, nontoxic argon gas is six times denser than air, and when used to replace air between panes, helps reduce temperature transfer.

coating that allows short-wave energy to pass through but reflects long-wave infrared energy, can block 84 percent of ultraviolet rays and helps prevent your furnishings from fading. Visible Transmittance (VT) measures how much light comes through, expressed as a number between 0 and 1, and the higher the VT, the more light transmitted. The two terms you should best understand are U-value, which measures how well the window is insulated, and the Solar Heat Gain Coefficient (SHGC), which tells you how well the product blocks heat caused by sunlight. “You shouldn’t have to look much further than a window’s glass to find out what the unit’s efficiency features are,” Bill says. Every time this young family steps into their new addition, it’s a revelation. You don’t know what you’re missing until something comes along that knocks your socks off. That’s what Leigh and Steve Eck experienced contently living in their Fairway two-story for the past seven years. “Not only do we love our house, we love our neighborhood,” Leigh says. However, there was one issue that kept surfacing: The Ecks are a two-car family with a one-car garage. “Juggling the parking was only part of the dilemma,” says Rick McDermott, principal and owner of RDM Architecture, recalling how he approached the project once he was onboard. “The vintage l930s home was classic, complete with mature trees and a generous front and backyard — something the Ecks were decidedly firm about keeping intact. We drew a number of plans over a year before agreeing on a concept.” Rick designed a 635-foot addition to align with the house. “Once we widened the existing garage opening a little more than a foot, we extended the garage 390 feet to accommodate two cars in tandem. Not only is there room for the cars but also additional storage space to hold yard equipment, a refrigerator and utility table,” he says. The garage is bright and stylish, creatively designed with a vaulted ceiling, metal ties for support, and sky lights. “It’s kind of like a cathedral,” Rick says. On the exterior of the addition, wood beams support a gently sloping tin roof overhang for shade. Complementing the existing patio, Rick used additional flagstone pavers. “The reconfiguration of the garage doubles as a party space,” adds builder Ian Hurst. “By constructing two overhead garage doors that open onto the backyard patio, the indoor-outdoor space is now totally functional. There’s even a flat-screen hanging on the garage wall.” Leigh admits the garage is a wonderful solution to the parking issue, but she’s even more enthusiastic about the new mudroom. “Rick designed a new space

The small martini deck overlooking the backyard has doubled in size and boasts a bamboo floor and galvanized steel-andcable rail. Rick says that the entire project, including the addition, deck and mudroom, took approximately four months to complete. “This was a great project that forced thinking outside the box,” he says. “It solved problems on many fronts, but, more importantly, the clients can stay put in a house they love and now have a place to park.” kcathome.com | FEBRUARY 2015

Hatch McCray, owner of McCray Lumber & Millwork, agrees. “Wainscot and fully paneled walls remain popular in a dining room or study.” At McCray Lumber & Millwork, trim profiles remain as popular as they did 10 years ago. “We’re seeing a broad mix of architecture, including traditional Colonial, designer ornate moldings, and the clean

lines that define the transitional and Prairie style — all which we can address with inventory in our showrooms,” Hatch says. “As woods like cherry, walnut and maple come into the market, many people need to touch and feel the products and then decide what it is that they truly want.” So what type of wood and stain are homeowners choosing these days? Fred finds a preference for painted or enameled finishes on engineered woods such as finger-joint pine, poplar or MDF, a fact echoed by Hatch. “But that’s not to say that stained finishes are out of favor. Stained finishes are often used as accents to create contrast in color. A very popular feature in the top of the market is enameled trim with stained door slabs.” These days, homeowners are smart. Without a doubt, Pinterest and Houzz have helped educate them and define their preferences. “We have a crazy family of six, including a baby not yet a year, and a two-, four- and six-year-old,” Courtney laughs. “And nothing here is precious — we use the house. We are active.” With the room’s soaring 25-foot ceilings and a

First up for overhauling the clunky un-homey boxlike space was to install 12-inch-thick crown molding to bring the room to scale. Custom built-in cabinets for storing games and puzzles were designed to flank the fireplace, which was widened and reconfigured from the original to make it a focal point. “The room’s big solution, other than Carmen’s idea to create the illusion of a ceiling with the trim, was to redesign the wimpy fireplace — which was too small for the size of the space — into something rich, a statement,” Jill says. A metallic silver Romo wallcovering was used on the fireplace, fulfilling Courtney’s desire for touches of glamour to accent the room. Instead of a massive chandelier hanging from the ceiling, Courtney chose three Arteriors fixtures offset and at varying heights. A pair of black and gold sconces, each measuring more than 4 feet, was installed on either side of the fireplace. “I love the glow they cast at night,” Courtney says. “They’re striking but are workhorses, too.” The comfortable 42-inch-high sectional piled with plenty of decorative pillows and a Tran + Thomasdesigned ottoman accommodate the family, while bowls of popcorn, along with two oversized black leather chairs, anchor the room. “Everything in here is stable, on four solid legs,” Jill says. “It’s engineered for normal family living.” A silver leaf table and 137-inch-tall luxe pewter satin drapes bearing the outline of a floral print offer a feminine counterpoint to some of the space’s more masculine features. Courtney loves the fluffy pinkish-hued ribbon rug that helps soften and delineate the space. “Just like everything in this living room, the rug is kid-friendly,” she says, admitting that the room has been tested with sodas and wine. “I don’t allow a lot of colored beverages in here, though.” Courtney says that Jill and Carmen surpassed expectations with a renovation that celebrates clean design, a serene space and also serves as an oasis for a busy lifestyle. “It suits our family,” she says, adding that she can watch the kids’ activity from the kitchen. “And this can morph into a room for our friends, too, where we enjoy a glass of wine and conversation.”

“They had a lot of challenges because the lot sloped upward and away from the home,” he says. “We needed to be sensitive to the drainage patterns and try to maintain as many trees as possible while essentially starting over.” The design theme was to eliminate straight lines along the top of the main retaining wall and the oval patio. A limestone walkway flows with the contours of the land from the back door to the open patio. A 2-foot-tall stacked stone retaining wall borders the high side of the oval lawn, defines the upper plant bed and provides seating for larger groups. When it came to redesigning the patio and fire pit, their first goal was to make it structurally sound. “With the old fireplace, you could walk up, lean on it and it’d move,” the homeowner explains. Because of this, much of the design focused on the foundation. Above ground, Andy Kelley of AKA Masonry gave the patio a unique look by using 4- and 8-inch blue sandstone wall stone instead of floor stone. The stones were placed on their sides to create a long effect similar to an interior wood floor. The bluish stone is reminiscent of the night sky, while small quartzite jewel stones are inset in the patio to mimic the constellation Orion. “The quartzite looks like diamonds, and at certain times of day or when it’s wet, it really shines,” the homeowner says. The fireplace now is a natural wood-burning stone with a hearth that accommodates lots of people when the couple entertains. To keep with the simple design, Kelly chose a fescue turf grass that can withstand visits from the family’s dogs and won’t spread into the adjacent garden areas. Native and ornamental grasses, perennial flowers and clusters of spruce trees add interest to the yard. “Full-sun and shade plants are used throughout [the backyard] because of the different microclimates around the property,” Kelly explains. The outdoor living space is finished off with a double-sided cedar wood privacy fence that features custom ornamental iron entry gates. “In the spring, we enjoy the flowers,” the homeowner says. “In the summer, we’re right on the lake, so we can relax. And in the fall, it’s even better — start a fire in the fireplace and enjoy the area.” kcathome.com | FEBRUARY 2015
