As many of you have heard, KCH&G is under new local ownership. You’ll continue to see the same highquality editorial content featuring beautiful home design and stunning landscape projects, only now, with our headquarters at 96th and Antioch, the powers that be are right next door. Because of the transition process, we decided to combine our September and October issues this one time, which means you get many more pages overflowing with gorgeous interior and exterior photos, including our 2014 Remodel of the Year winners, outdoor (and lake) living, and revamped bedrooms and bathrooms. Our main feature, as usual, is our competition winners. While visiting San Diego, Leawood homeowners Cole Martin and Kelli Andresen stepped inside a kitchen and bath store, where they fell in love with Curvet USA’s Marilyn sinks, a discovery that inspired the color palette in their own master bath remodel. To update the unusual floor plan (and orange walls), they hired local contractor Deb Hudacek, who tucked matching vanities on either side of the arched entryway, allowing the slipper tub with sea glass pebble tile surround to take center stage. To keep the area clean and uncluttered, “and because it is super cool,” Kelli says, the tub fills from the ceiling. The pebble tiles reappear in the shower, which was moved across from the toilet and is equipped with a steam unit and drinking fountain bubbler.

In 2012, the U.S. Department of Agriculture released a new version of its Zone Hardiness map, moving Kansas City from a Zone 5 to Zone 6. Such a move, which amounts to just a 10-degree change, ushered in an entirely new way of looking at landscaping plants in our region. In addition, our hectic lifestyle is a primary factor in the trend toward lowmaintenance landscapes. Anything that requires less water and needs no spraying, little pruning and no dead-heading is a treat for today’s busy homeowners.

SONIC BLOOM WEIGELA For a number of years, the folks at Suburban Lawn & Garden sold more KnockOut roses than all other landscaping plants combined. But because of rose diseases, the weigela has again become popular for those who want a flowering shrub in their landscape. “The Sonic Bloom weigela is not your grandmother’s weigela anymore,” says Matt Stueck of Suburban Lawn & Garden. He calls the Sonic Bloom a

popular in backyards and along fence lines because of their height and color as well as their innate ability to attract butterflies and hummingbirds. But the dwarf butterfly bush, reaching between two and three feet high, can be placed under windows and low-level landscaping at the front of the house, says Richard Peeper, manager of Grass Pad on Barry Road. “These are new in the last five years or so, and we see these replacing barberry and spirea in many landscapes,� he says. Currently, the dwarf butterfly flowers primarily come in shades of lavender, purple and pink. Deadheading the conical flowers promotes new growth. Each winter or early spring, the bushes should be cut back to the ground.

The new patio and seating walls were constructed just outside of the 3-point line measured out in the driveway, with a basketball hoop directly above the new wood garage door. A custom horizontal line detail across the new door marks the regulation height of a tennis net. Boxwoods, arborvitae and wisteria create definition between the driveway and new patio, while dogwoods soften the transitional space between the patio and yard. By the garage, dual-purpose Sweetbay magnolias provide a lush privacy barrier and, with their flexible branches, also stop runaway basketballs.

The owners of this Fairway home didn’t want to mess with the scale and character of their cozy abode, so rather than add a huge, boxy addition, they tweaked the existing space’s livability. A sun-lit family room and screened-in porch were added, and the kitchen was slightly enlarged, as was upstairs space for a guest room/office, bathroom and laundry room (where the owner bathes the dogs under new glass “bubble” tile), which had been in the basement. A white kitchen with reflective surfaces and plenty of lighting makes for a stunning, party-ready space, and although the dining room is still separated, it has a larger opening and clear view from the front to the back of the house. Cork flooring was selected for the family room and kitchen for noise reduction and softness underfoot. The upstairs also features a cork-lined hallway with mirrored doors into a cedar closet and Sola tubes in the ceiling that funnel sunlight from the roof into the shape of a can light. Before moving into this Leawood home, the new owners wanted to finish the lower level and update interiors as well as add outdoor living and extensive landscaping to the property. The completed lower level is now a wonderland of entertainment and enjoyment, including a spa area with steam room and oversized tub, weight room, wine cellar, library and bar, along with a safe room and a room for staff. A home theater seats 15 and mesmerizes movie-goers not just with a 110-inch diagonal screen but also with a fiber optic starry ceiling. An elevator makes it easy to traverse between this level and the main floor. An addition was built to accommodate his-and-her closets on the same floor as the master bedroom, whereas a spiral staircase used to lead to a second-floor master closet. The design details throughout are meticulous, from the wine room’s inlaid mosaic tile to the library’s hand-painted paper with blocked upholstery tacks. New flooring and faux finishes, custom cabinetry and doors, and masonry for all fireplaces enhance the overall aesthetics, while a high-tech security system that can be managed electronically aids in functionality.

A small, impractical kitchen that didn’t function well for a family with four kids made way for a larger, more thoughtful kitchen. By bumping out into the backyard and altering the floor plan, flow improved dramatically, plus the house got much-needed walk-in pantry space as well as a mudroom area. A new beam opened up the kitchen to the family room, and the whole space feels fresh and open, especially with no upper cabinets on the wall to the backyard. Attention was paid to keeping minimal outlets in the backsplash, instead installing strip outlets and turning outlet covers on the horizontal to blend in with the tile. This kitchen is fully equipped with an impressive appliance set-up, including two dishwashers flanking the sink, a commercial-size side-by-side freezer and fridge, beverage center in the island, gas stove with built-in hood vent, a shallower hutch cabinet for the toaster and breakfast assembly, 46

Before this high-end kitchen came to be, an addition and removal of walls expanded space and created an open floor plan. Additionally, an existing screened-in porch was converted to a mudroom and first-floor laundry room. A fireplace was added to the living room and windows installed in the dining room. Reworking the existing kitchen created a center hall with two pantry closets behind frosted glass French doors, a desk and access to multiple rooms. The kitchen is replete in amenities, including two dishwashers, a trash compactor and 48-inch range top, along with elegant details, such as Carrara marble subway tiles, beaded cabinet insets, tongue-and-groove ceiling panels and built-in seating. BEST BASEMENT FINISH

Design/Build

The homeowners of a unique timber-framed house north of Kearney, Mo., wanted additional living space along with a new swimming pool, but because of the sloping nature of the land, the pool needed to be located at the same level as the basement, which did not “walk out� to provide proper access. The hillside was excavated and a large opening cut into the existing concrete foundation wall; a tri-folding accordion-style glass door was installed to seamlessly connect the inside and outside. The exterior was updated with stone to match new columns and a stair added to connect the existing firstfloor wrap-around porch with the new lower-level pool deck, while inside, lockers and a coat closet functionalize transitional space. The previously unfinished basement, adding roughly 1,000 square feet of living space, now contains a desk with bookshelves, space for TV viewing, a billiards table, bar and bath. Mahogany cabinetry, rough cedar beams, concrete countertops, corrugated steel accents and reclaimed wood floors give the basement a casual, industrial feel. 50

BEST EXTERIOR REMODEL

We couldn’t hardly believe the before and after photos of this project. The exterior previously looked like a 1970s split-level, and now it has an entirely new appearance, squashing its past history. A change in the roof line gave the house a new direction, while façade updates, including stone and stucco, further modified the style. A knotty alder-planked front door brings a warm, welcoming touch under a beamed and woodplanked front stoop ceiling. The house now has major curb appeal with an intimate courtyard entry and circle drive. In the backyard, an unused pool was filled in, and a paver patio, highlighted by a fireplace with waterfalls, makes for a special private outdoor living retreat.

Equal parts expansion and space planning, this remodeled kitchen and breakfast area fixed multiple problems, including a powder bath opening into the disjointed, constrictive kitchen; no connection to the family room; a cluttered service hall; and kitchen cabinetry jutting into a tight garage bay. Reconfiguring storage behind the garage and adding floor space improved a convoluted exterior, increased functionality and gave the kitchen sink a new view of the backyard, where an outdoor fireplace was added to the patio. A wall separating the family room was removed, a catchall closet incorporated into the back hall, and the powder room augmented, with its door moved to face the front hall. Removing a former pantry cabinet made the garage behind it more usable, something the homeowner also enjoys.

With the homeowners’ vision of a Country French house, this remodel incorporates aged cabinets, honed countertops, tumbled tile and a satin finish on floors. There are no polished finishes on anything except nickel faucets and cabinet knobs. Every wall had to be stripped of wallpaper and then painted an off-white, while varied-width hickory floors were installed throughout downstairs and the existing trim refreshed. A new cast stone fireplace surround also was added. A former office was eliminated to enlarge the kitchen, which received a complete layout redesign. New cabinets were painted, antiqued and glazed then topped with honed marble. The master bath also got custom vanities, radiant-heat floors and a custom closet system. 54

The previously cramped, cluttered Southwestern-style kitchen underwent a Prairie-style makeover for this Hyde Park home. The refrigerator and beverage cooler were moved close to each other and out of the way of food prep. An awkward corner sink was removed and a new sink relocated centrally under a bank of new windows. Every inch of space was reconfigured for efficient storage and a pantry added near the back door. A washer supply hose that sprung a leak while the homeowners were out of town prompted a now-or-never remodeling decision for the couple, who ultimately chose to design their way out of a boxy floor plan, including a galley kitchen and decently sized but segregated breakfast room. Adding five feet to the kitchen offers plenty of room for an island to gather around and for a wood-burning pizza oven the owners had their hearts set on. A demising wall between the existing kitchen and breakfast room was removed so that the two spaces work as one. BEST BATH REMODEL

The goal for this master bath was to create a modern suite out of a large bedroom and awkward hall bath while not forgetting the home’s character. Borrowed space from the master bedroom made room for a large walk-in closet, including laundry, and closed off the bathroom to the hallway, creating room for a large curb-less shower and double vanity. Marble and white subway tiles lay the foundation and lend a nod to tradition. The fixtures have a modern, floating twist, and the custom mirror design features integrated lighting. Dark-stained wood cabinets offer a warm feeling and contrast deeply against the bright white. An arched door was selected to match and reflect from the mirror, making the entry to the master bathroom seem endless.

Formerly a typical poured concrete foundation basement, this playful, social, open space came about after solving many technical challenges: some excavation, moving support columns, and disguising electrical and security panels. The objective of this project was to convert a small, unused exercise room in a pub-style lower level into a grotto-style wine room. The homeowners are not wine collectors, and they already had multiple coolers at the bar, so they were more interested in a walk-in room than a closed, chilled space. To achieve this look, they removed a barrier door, arched the ceiling, added curved beams and finished it with handmade custom wine storage cabinets. Salvaged barnwood doors on a custom slide mechanism allow a cabinet full of wine to slide effortlessly out of the way for access to hidden electrical service panels. The overall design maintains symmetry and maximizes wine storage at 650 bottles.

A complete rethinking of the floor plan in this 90-year-old house allowed for new livability and enhanced looks in a light and fun palette. Removing the wall between the dining room and kitchen created an open, airy, shared space, with a peninsula that works for dining, visiting and homework. Full-height cabinets to one side of the kitchen maximize storage, while leaving the rest of the kitchen free for larger windows. The contrasting island — with perky legs, soapstone counters and bright paint — stores dishes, glasses and silverware convenient to the dishwasher. Soffit drops and the foundation plan dictated the floor plan, but a larger structural beam replaced two columns and a steel beam to free-span the foundation front to back, allowing for a more open plan. The main stair was then opened to the lower level into what is now the game area. A bar/ kitchenette, complete with two TVs and island, sits across from a stylish round banquette. These two areas flow into the family/sitting room with ample, comfy seating and another TV with a gas fireplace element below. A completed yet “confused” room became the exercise room, allowing a guest room to have its solo functionality. The gym, with no direct daylight access, now has a faceted glass wall to funnel in light from spaces beyond; the ceiling also is faceted to create a sense of movement and action, a stimulus while exercising.

spa-like design and functionality. Behind the pocket door with etched glass panes awaits Paul Lober and Patrick Ryan’s purely functional and aesthetically soothing master bath. Long and linear, its overall design was a collaboration of creative minds. When Paul and Patrick bought their 1926 Brookside home in 2005, they were thrilled that it came with a relatively updated master suite. It wasn’t long, though, before they outgrew the space, and the bath — circa 1970 — had to go. To help in the planning and design processes was Architect Perry Quick of Novūs Architecture. Reconfiguring the space was the first priority. Three dysfunctional closets were consolidated into one, streamlining the floor plan, and the sink in the hall bath was moved to make room for the master’s new toilet location. “The result is a totally functional bathroom with tons of counter space as well as plenty of storage options for clothes and toiletries,” Paul says. Logistics aside, the customized furniture and finishes punctuate this personalized, detailed space. Bamboo flooring leads past the custom-made floating zebra wood vanity, built by Deadleaf Designs, to the brilliantly tiled tub and shower area, a design concept

at

beginning.

The

custom mosaic tile pattern, known as “The Wave,” transitions from mirrored glass tile at the shower station to matte-finished tile as it curves around the air tub. The flat Venetian pebble flooring is smooth underfoot. OCTOBER 2014 |

For Perry, the most stunning feature is the vanity, with Vulga Blue granite top, that blends into the tub and shower area. “The matte and glossy finished, custom mosaic tile pattern from floor to ceiling is a dramatic backdrop to the vanity. These were three different concepts that the owner liked, but I have never had the challenge of combining them, with one flowing into the next,� he explains. The countertops are modernized with glass vessels, while under-cabinet LED lighting gives sight at night. Attached bench seating on either side of the vanity provides cozy places to contemplate.

The clean lines of the Danze Parma fixture; George Kovacs LED sconces; and subtle, sleek hardware add to the modernity of the space. Twelve soft-close drawers, plus two small cabinets on either end, provide plenty of storage.

A couple of existing windows flanking the vanity bring in natural light, while the now-spacious closet, hidden on the other side of the shower, offers increased storage options in a stylish setup by Life Uncluttered. A walnut TV cabinet on the interior wall conceals additional bathroom necessities. With local craftsmen taking care of business (and details), all that was left for the homeowners to do was decorate the walls, the final task in completing their newly refined space.

For most parents, creating a nursery is a special project. The comforting and loving space is the first place baby comes home to. For Cindy and Jonathan Brancato of Shawnee, creating their perfect princess nursery had an extra special twist. “Our daughter, Kinzley, is adopted, so I wanted it to be really special for her,” Cindy says. She selected a vintage, princess theme in shades of pink and gray for the room. The prints, fabrics and furnishings were chosen with a specific intention in mind. “I wanted a room she could grow with, so it’s a combination of a lot of different things that I found,” Cindy says. One must for the princess-themed room? A chandelier, of course. “It was the first item that I knew I wanted in the room, and I found this one at Restoration Hardware,” Cindy says. Another standout feature is the stenciled damask wall behind the crib. Cindy worked with Jennifer Allwood of The Magic Brush to complete the

work. “Cindy wanted something soft and subtle in a damask pattern. She chose a warm, champagne-like silver color,” Jennifer says. Stenciled walls are trendy for upscale nurseries because they add a focal point and bring a custom element to the room. Jennifer always suggests doing a pattern that can grow with the child.

“I try to steer parents away from a character or theme wall and instead toward a pattern. Soft, sophisticated metallic colors or something really modern and bright is on trend right now,” she says. Jennifer also handstenciled the reclaimed wood sign in the nursery with Kinzley’s name. Throughout the rest of the nursery, Cindy’s attention to detail is on full display. Vintage-looking shelves, distressed gray furniture with crystal knobs, an oversized crown, precious photos, and mixand-match printed bedding all give the space a sophisticated, feminine feel that’s still appropriate for a little girl. And, a few sentimental elements in the room capture the Brancatos’ journey to adoption. “In a shadow box, we have the outfit and a pair of shoes that she was wearing when she came to us. We also have sand and shells in a glass container from the beach that will be sentimental to Kinzley as she grows older,” Cindy says. Kinzley, now 18 months, is quite at home in her new room. And Cindy couldn’t be happier with how the space turned out. “This was such a special project for me,” she says. “No expense was spared — I did exactly what I wanted to do.”

Natural by Design With classic design aesthetics inside and peaceful lake views out back, these homeowners have it made. Karl and Alice Blade’s stunning Monkey Island, Okla., home combines the best of both worlds: design evoking Pacific Northwest Prairie style a la Frank Lloyd Wright in a setting that takes advantage of incomparable views. The couple, owners of Newell Coach — one of the country’s top manufacturers of luxury motor homes for celebrities like Dale Earnhardt Jr. — found the seven-acre lot on the peninsula of Northeast Oklahoma’s popular Grand Lake in 1999. With 950 feet of shoreline facing east on the main lake and 350 feet of shoreline facing west on a protected cove, the Blades fell head over heels dreaming of the possibilities for showcasing the natural rock bluff and point that characterize the land. Two years after purchasing the property, they broke ground on a 4,800-square-foot main wing with 1,200 square feet in an attached guest wing. The Blades hired Tulsa architect Joe Wilkinson to collaborate on their vision of a year-round residence that wouldn’t loom over the landscape but complement its rugged, natural beauty. “The exterior’s clear cedar tongue-and-groove siding is common in the Northwest, where Alice and I are from, but unusual in this neck of the woods,” Karl says. “The blue-green hues of the siding, along with the stone and slate roof, blend in. Off Season at the

The area’s newest luxury hotel prepares to impress, while a bevy of other facilities try their hand at drawing in guests. While much of the Lake of the Ozarks goes into hibernation this time of year, one area is just waking up. Old Kinderhook will be opening an 84-room boutique hotel around the first of the year. Why the off-season timing? Technically, bad weather held up the early phases of construction, but, ultimately, that’s all the better to show off the resort’s “coolest” new feature: an ice skating rink — ahem, that’s the Lake’s only wintertime skating rink. On the opposite end of the temperature spectrum, the hotel’s main entry is a giant hearth room; at its core is a roaring fire that can melt the frostbite 98

right off your fingers. That and a hot toddy from the nearby bar. The rustic ambiance of stone and wood surroundings also warms the soul. Use of the upgraded spa facilities and nap-ready luxury rooms can lift the spirit of any winter-trodden individual. All rooms overlook the quieted Tom Weiskopf-designed greens that can still be enjoyed on brisk but sunny winter days. And good eating is a favorite year-round pastime that The Trophy Room’s Chef John Biggs can serve up. His preferred food source — Old Kinderhook’s very own sustainable vegetable garden — will be sleeping like a bear come January, but ready to bust out like a bull with some warm soil and experienced caretakers sowing and growing there. Like the plot’s heirloom tomatoes, some people prefer the heat of summer and its corresponding activities, like swimming. For those visitors, an indoor pool awaits just steps from the lobby. An outdoor pool will be ready to dive into this summer on the grounds near the greens. And that mesmerizing creek lining the entry road will once again rush by, carrying the soothing sound of H2O

molecules playing leapfrog among the boulders, watering spring’s daffodils along the way. But for now, let it snow atop the roof and all around. ‘Tis the season for robes and slippers, cozy blankets, movies in bed — and someone else to do the laundry. Main Attraction Unlike last year’s house designed around individual formal living spaces, this home features an open floor plan with 10-foot ceilings, and a defined dining space that stands out in a pearlized damask pattern on the walls with iron and crystal fixture. “It is all about gathering the family with tons of space and neutral colors that are warm and inviting,� Darrell says of the main level. Dark built-ins and kitchen cabinetry, along with the dark chocolate hardwood floors, contrast with neutral walls and furniture; color subtly comes into play in artwork, furniture and accessories. Anchoring one end of the main level is the master suite; the kitchen is on the other. Upstairs features three bedrooms, while a lower-level finish includes a guest bedroom and entertaining pad for adults.
