Phased Renovations Breathing new life into an older building is rarely a singular event. Often, budget and schedule limitations require a phased approach. Fanning Howey’s designer leaders are skilled at long-range planning for future improvements. They know how to develop concepts that maximize the benefit to the university and how to work with user groups to develop phasing plans that minimize the impact on education.

Herman B Wells Library Renovation Indiana University, Bloomington, IN
The renovations at Wells Library allowed Indiana University to take advantage of three different funding paths - turning a series of small projects into one big impact. A major focus of the design was to create a new home for the Office of the Vice President of Undergraduate Education (OVPUE). Fanning Howey created a plan that clustered departments within zones, while still maintaining an open and collaborative office environment. Offices for departments like Health Professions and Prelaw are strategically located in lower-traffic areas, while the Career Development Center is next to a main entrance. The design also expanded cafe seating for the nearby Bookmarket Eatery while establishing a new secure circulation pathway that separates OVPUE offices from the public cafe for the first time. A third phase renovated restrooms throughout the building.

As part of a strategic expansion effort, IUPUI acquired two former medical buildings in downtown Indianapolis. A complete infrastructure renovation will upgrade the facilities to support new tenant build outs. Fanning Howey is collaborating with IUPUI on the complete MEPT system demolition and renovation of Bryce Hall and Ott Hall. Both are five-story former Wishard Hospital buildings. To accommodate the low floor-to-floor heights of the buildings, the design utilizes a hydronic beam system with a dedicated ventilation central air handler plant. This approach was validated by extensive energy modeling on the part of our team. In addition to engineering, Fanning Howey is providing space planning and interior design for the build out of all five floors in each facility.

Maximizing Budgets At Fanning Howey, we are expert curators of older buildings. Our integrated approach to design reduces change orders and allows us to maximize budgets for renovation efforts. We also involve our in-house construction administrators in the design process, a strategy which allows us to produce building documents that reduce contractor requests for additional services. The success of our approach is born out by our change order history. In the past five years, our projects average less than one half of one percent in errors and omissions change orders.

Nurses Simulation Lab Ivy Tech Community College - Central, Indianapolis, IN
Ivy Tech Community College collaborated with Fanning Howey to transform an existing lounge area into a state-of-the-art Nursing Simulation and skills training suite. The design includes four simulation labs and a central control room, all equipped with the latest simulation and recording technology. The efficient layout created space for three nearby breakout / conference rooms, where students are able to stream video of their simulation lab performance and discuss lessons learned. The suite design also includes four Nursing skill lab stations. Fanning Howey designers worked with Ivy Tech’s Nursing program leaders throughout the planning and design process.
