PROJECT 2 : DOCUMENTATION OF A MEDIUM SIZED PROJECT
1. . 0 INTRODUCTION TO SITES AND ISSUE The site is located in the heart of Kuala Lumpur along Jalan Ampang. It’s also is situated along the Klang River and opposite of Bukit Nenas. At this moment, the site consist of a row of abandon building with only two at each end still functioning and has few parking spaces to carter for workers at nearby offices. The row of buildings could be classified as a business district and has been abandon for more than 10 years. The site area is around 7000 sqm located along a one way road of Jalan Ampang. The view at the riverside is overlo oking the two capsquare residence tower whereas the view by the road is overlo oking the green forest of Bukit Nenas and with the Kuala Lumpur Tower being clearly visible. The site is surrounded with distinct landmarks such as, the Capsquare residence, Convent Bukit Nenas, AIA Tower,KL Tower and Jakel Mall. With diverse type of building surrounding the site, the community of the area includes workers, both local and international, locals, tourist and students. The site also has close proximity to public transportation. There is two LRT stations located at a walking distance and a bus stop located opposite the site. The Klang River is part of the River of Life (ROL) project where the objective is to establish a new identity for the river,to increase the economic value, rehabilitate the river’s ecology and promote transit nodes along the river. This would give an advantage to the site to be a potential node. The site has several issue that can be address. Firstly, the site has been abandon for a long time and this has create an image to passerby as a dangerous place as it could be infested with pest, homeless people or even drug users.
1. . 2 PESTLE ANALYSIS POLITICAL Klang North was used to be the main commercial center of Klang but since 2008 but then, additional residential and commercial areas as well as government offices are being developed in Klang South. Therefore, most major government and private health care developments are also mainly situated at Klang South. Therefore, the area favor to be busier and becomes the center of social and recreational activities after office hours and during weekends. The government promotes mainly the South Klang since they believe that it can offer more opportunity. The government also seek to develop the river and to rejuvenate it. As a result, the government entitles a project called the “River of Life” (ROL) which has as it aims to develop the 107KM of the waterfront.
ECONOMIC The Klang river has all the components to become a vital waterfront that can bring a vast economic and livability potential to be realized. Therefore, developing a project along the river side will promote the area especially North Klang and will bring an economic value. This project has high potential to attract entrepreneurs, investors, business and other stakeholders to start develop and invest in the area. With this, more places of attraction can be built within the area and this will provide more job opportunity for the society which will also increase the existing business economic.
SOCIOLOGY The social gap between Klang North and Klang South is mainly due to its political issues. By introducing a programme such as a Music Learning Center,this will provide a social link for both parts of Klang to benefit and tighten both as one.
TECHNOLOGICAL The programme will promote and facilitate the uses of modern technology to attract users. The building will target to achieve green technological approach which can create interest for the users.
LEGAL Developing a project in between the river bank and the main road requires the fulfillment of legal laws and building acts and regulations before initiating the project. Therefore, the setback line of the site should be taken into consideration and also to accommodate the planning for future projects of the river by the government.
ENVIRONMENTAL The surrounding context of the site is to be respected due to existing forest reserve located opposite the site and the river. Making a new landscape would provide an interesting natural scenery and to blend with the existing greenery.

1. . 3 PROGRAM VIABILITY
PROPOSED PROGRAM The proposed site is a row of commercial buildings now abandoned due to reasons unknown although some buildings such as Honda Snd Bhd is still functioning, the site has be proven to be less populated with people. The proposed program is a Music Theatre Learning Centre. It houses the musical theatre for local or international performer to perform. The program also provides spaces for classes and activities to educate people and also encourage them to play music as to create an appreciation to art. This is one of the strategies to improve the site, creating a connection of community that leads to the site becoming a potential tourist hotspot attracting people locally and also from other countries. It can be a potential landmark that would be improving Malaysian tourism whilst promising a constant or yet a reasonable return profit. The program helps to achieve this by taking full advantage of the site potential, turning weakness and threats into opportunities. The program helps to revive the creative arts, embracing the artistic minds of Malaysia as well as connecting people from the area to solve the problem of the low population within the area. Through hard analysis, the attraction of users can be assured by the availability of public transportation, provided parking spaces, the public realms, architecture that plays with psychology intending to attract people and bringing life to the building. Users can educate themselves as well as play music in the provided spaces in the building that will trigger the interests of many others. Thus, creating opportunity for scho ols or universities to plan trips to the Music Centre triggering the minds of many. From the impact, problems of the site will eventually be solved as well as improvement strategies has been taken into consideration such as connecting a bridge to the neighboring building, ‘Cape Square Residence’, luring more people and solving their traveling transportation, taking the existing river as an advantage to await the program ‘River of life’ provided boat decks, that will create a more solid opportunity to attract tourists. The site being situated strategically, it is an opportunity to expose the valuable views of the KL tower and other views that shouldn’t be wasted. The program best suites the site to solve the issues of the site as well as promise a go od return profit.

The design has been taken consideration in strategies to create a public space that helps to connect the people by sharing common interests. Means to create a landmark by itself as the building sits on a very high opportunity of a tourist hotspot. This will help improve the tourism of Malaysia. The building aims to elevate the issues of the site with careful analysis and consideration design based. As a result of an improved neighborho od, safer environment, tourist hotspot landmark creating an impact to Malaysians and creating awareness and appreciation of music and arts.

The design is has taken a great consideration towards the climate and pedestrian flow from within the site. Every spaces of the building has been divided and arranged according to climate, function, private & public, hierarchy, concept and reflection to program. The longitude stretched site land shape gives an advantage in reflecting the program and concept to creating a rhythmic façade and form. In solving the site issues, many steps has been taken such as proposing a public realm that is carefully planned to lure the pedestrian flow as well as planned visibility of adjacent spaces which follows the narration of spaces based on the concept which plays a lot in human psychology. Other site improvements are the provided parking spaces which are designed for ease of circulation and carefully thought through to not cause any congestion in traffic as the chances of congestions are high in Kuala Lumpur. The valuable views around the site has also been considered such as the view of the KL tower and also the existing river which is planned to become the well utilized and cleaned river with boats as the project ‘River of Life’ stated. All these factors has been considered and the design of the building integrates all opportunities.

KEY FEATURES The main feature would be the Green Stairway. This staircase is the eye catching point of the building in order to achieve the attraction strategy, the building is coated with large step and sit staircase. This large width staircases has wide steps that allows users to sit as well as step up. It is a form of vertical transportation public realm. This staircase leads the users throughout the whole building circulating it and leads them to the ro of top garden S ‘ kypark’ which is also a public realm complimented with views as well as provided view tower for maximum views. The featured staircase revolves around a ‘Bambo o Plaza’ which acts as the main public realm for the community. The bambo o plaza has installed steel cable supported canvas canopy providing mild shelter to retain longer periods of inhabitation as well as a bambo o tile set which is with different hollowness that creates natural music when rain drops over it. This is another strategy to trigger awareness in the origins of music. It is based on the narration of the concept. The placements of public realms are planned in a circulation manner which will help attract people as well as circulate them throughout the building. These proposals create an identity where a green environment exists within an urban district.

RECEPTION
The design strategy is developed to overcome the site issues between program and users, its planned in a way to attract attention of people to enter the public realms as they will be involved in the narration process based on the concept of HEAR, LOVE, LEARN, PLAY. Visibility of spaces are spaces that are linked to each other for a purpose based on the narration. The first most visible spaces that can be seen from street level is the featured staircase, the bambo o plaza, the café, and the sky park with the view tower. The Idea of the concept is to narrate the users in order to educate them psychologically following the idea of psychoacoustics, the spaces are connected starting from hear,then love, then learn and thus play. The spaces which are under ‘hear’ are the bambo o plaza, amphitheater and music theatre which are all situated in the ground flo or. Spaces which are under ‘love’ is music library and bambo o plaza. Music library, ground flo or,is where people can listen to music and fall in love with it as they display old records and will trigger the excitement and passion as they will move on to leaning. Spaces which are under ‘Learn’ are the provided classro oms, and workshops, which are situated in the first flo or. This flo or is dedicated for the ‘Learn’ zone. The spaces which are under ‘Play’ are jamming ro oms, recording studios, which are in the second flo or as well as the bambo o plaza. What makes the bambo o plaza so special is that it is all of the four elements. It is where people hear,love, learn, and play. It is a public realm where people can jam there, learn music and others can listen and fall in love. The idea of the bambo o plaza is to create a core to the building. It is where most of the major spaces are connected. The bambo o plaza creates a connection to the lobby, amphitheater,and music theatre. All the public spaces of the buildings are situated at the ground flo or. All the semi-private spaces are at the first flo or. All the private spaces are at the second flo or but the third and fourth flo ors are public. The accommodation block is solely private and it is why it is separated from the public but not completely as the design is to be as one. The offices which are private are at the first flo or of the accommodation block which has no bridge to the music theatre. The accommodation though has a bridge but being at the second and third flo or,it is already in the private zone, so it is possible to bridge the accommodation directly towards the music theatre without obstructing the privacy. The featured staircase being a vertical public realm brings the users around the building revolving the bambo o plaza. It revolves around the bambo o plaza so that it is connected as one public realm that continues luring the users circulating the building. The stair case starts from the ground flo or,brings the user to the first flo or at the ‘Learn’ zone, and branches out a bridge to the café and then brings the user further up to an entrance towards the music theatre for ease of access and then straight up to the S ‘ kypark’ the S ‘ kypark’ being the third public realm is a public realm complimented with views of the kl tower as well as the river of life with provided a view tower to view Kuala Lumpur to a next level. The two most visible public realms are the bambo o plaza and the Skypark. The amphitheater is the only public realm which is semi-private because it is a closed performance based public realm. Eventually the spaces are design to create attraction of the users based on public realms and through a psychoacoustic narration that will bring them into a circulation throughout the building. Having people fill up the public realms would help create spatial comfort as psychological security exists in the atmosphere as well as it will attract more people to visit the building. This will solve most of the site issues that the site faces turning weakness into opportunities.

1 . 5 MAINTENANCE STRATEGY The programme of the building revolves around musical academy and entertainment. It is necessary to maintain the relationship by keeping the quality of spaces up to par. Thru an income based program, the building operation can be assured to run smo othly. The cleanliness and the aspect of the spaces is important to be maintained so to keep the standard of spaces for the users. Many neccessary steps and consideration are taken to carefully mantain the quality of the musical academy.

PRECONSTRUCTION PHASE
To create project success, target and goal set need to be gained in the end where it has to be aligned with the business objectives. The success criteria should help you make critical decisions for the project whenever needed and prove to be a stance for products to be accepted by the clients. These set target need to be realistic and achievable at the end. In the project, it seeks to produce high quality outcome within a minimum budget on hand.
i) QUALITY

CONSTRUCTION PHASE
Develop and promote the identity of the center and serves as an icon at the area. One of the index to create the identity would be the Green Building Index as a target to be achieved for the building environment.
ii) COST The costing is to be considered not only during preconstruction phase and construction phase but as well as the cost impost when the building operates throughout it’s usage. The constructive budget is estimated to be RM 7 . 2 Million with the proper objective that an acceptable maintenance fees is to be ensured during the building s‘ operation and suitable programs implement to help In sustaining the whole system costing.
iii) TIME From the product perspective, the project success in terms of time is define by achieving the goal of KSK organization from pre-completion of building to the time of achieving long term impact since completion of building. It is intended to be completed within the period of 16 months with go od quality of work. The expected time to start construction time would be June 22nd 2015 and the handover of fitness proved building ( CCC approval) would be not later than 27th June 2016.
