Apple Court House is an attractive 5 bedroom family home located in peaceful countryside between the New Forest and the lovely Hampshire coastline set in approx. 1.66acres. Its star attraction is the stunning and unique walled garden, full of mature trees such as magnolias and acers, with striking features such as Japanese garden with large koi pond, classic summerhouse overlooking a palm lined avenue with water feature, and plants and flowers from all around the world. There is a further play area, greenhouses, multiple timber and brick sheds, and a large car park; there is much scope for further landscaping.

On entering the property you are greeted by an impressive reception hall, featuring a staircase rising to the first floor. To the right of the hallway is the formal sitting area with a beautiful exposed beam ceiling, open fireplace and a delightful view out towards the gardens. The bright and airy country kitchen features a range cooker and is triple aspect with an outlook over the gardens. The kitchen area leads into the spacious dining area, with an open fire and doors on to a patio. Along the hall there is a second staircase and a beautifully tiled conservatory opening onto a second patio.

Seller Insight The house was originally the apple storage barn for Yeatton House next door,” says the owner. “It was constructed in the early 1900s and converted into a dwelling at some point in the 1960s, and an annex was also added on, doubling the size of the house. We bought the property five years ago and I’d say that first and foremost we were attracted by the stunning walled garden and this very peaceful setting. The children have had so much freedom in the garden, and we have loved looking after all of the different plants. Each season is really different, there’s something to look forward to in each one, and to have all these beautiful trees and flowers literally outside your front door is really special.” “When we bought the house it needed some modernisation and decorating, and the annex also needed some attention. Originally there was a wall and long, dark corridor separating the two properties, which we removed to create the lovely open-plan kitchen/dining room. We also removed a concrete drive from the front of the house to make room for more flowerbeds, and we partitioned off a section of garden to create a private area that we have been able to use whilst the rest of the garden is open up to the public in the summer. We’ve done a lot of work to enhance the property and it really is beautiful, but we feel that it still has a tremendous amount of potential.” “The gardens are without doubt the standout feature of the property, in fact they are so stunning that they have featured in magazines, newspapers and TV programmes. The land was once the kitchen garden for neighbouring Yeatton House, but it was transformed by two very famous horticulturists, Diana Grenfell and Roger Grounds. Each area has a different theme, and we have an array of unusual plants from around the world, as well as lots of native species. After purchasing extra land for the car park and horticultural space, Grenfell and Grounds started propagating their own plants, opened a small nursery and began to charge for visits to the garden. When we bought the property the garden was closed to the public, but we decided to reopen it for the summer months and have welcomed many, many visitors and sold lots of plants – with a turnover of £20,000 per year – so the new owners could continue to do the same, or simply enjoy the garden for themselves.” “This is a fabulous location! Just three miles from Lymington, one mile from the beaches of Milford-on-Sea, ten minutes to the New Forest and just a fifteenminute drive to Brockenhurst train station (or less than ten minutes to New Milton) for a ninety-minute train journey into London. Apple Court House itself is on a quiet road with fields all around so there’s lots of wildlife to enjoy and it’s very peaceful here.” “There’s so much that I’ll miss about Apple Court House, but most of all I’ll miss simply walking around the garden, taking in all the different colours and textures and listening to the birdsong,” says the owner.* * These comments are the personal views of the current owner and are included as an insight into life at the property. The garden, along with a small nursery area, has been open to the public on a low key basis from May to September, generating circa £20,000 in entry fees and plant sales. The new owners could continue as is, invest to increase revenues or simply use it as an impressive private garden. There are four entry points off the quiet country road, providing extensive flexibility. In addition, planning permission is currently going through for the building of a large oak clad storage barn and 2 large traditional greenhouses, if desired.

It’s very unusual to find a house of this size with such a spectacular garden. It also offers someone the opportunity to run a small business from home, or use the extra land to expand the garden further to create a tennis court, kitchen garden, play areas, etc. The house also works well as a family home with its spacious rooms and proximity to fantastic schools. It’s also completely possible to commute to London too – we did it for many years.”

The property is located 10 minutes away from both open heathland and ancient forests of the New Forest National Park, and only 1.5 miles from the beaches and restaurants of Milford on Sea. Keyhaven quay and sailing clubs, Hurst Castle and popular Lymington are also very close by. Brockenhurst train station is only 6.5miles away which has a 90 min service to London Waterloo. Commuting to London is very common around this area. The property is connected via fibre broadband so you have the flexibility of being able to work from home. Bournemouth is 15 miles to the west and in the opposite direction Southampton is just 19 miles away. There are also several popular state and private schools nearby. Apple Court House must be seen to appreciate the amazing garden and rare opportunity!
