MARKET OVERVIEW Spring momentum

SOLID TRANSACTION LEVELS

There were 95,110 transactions in January, a 14% rise compared to a year earlier and just 1% lower than in December (HMRC). After a steep rise in October and a fall in November, this indicates a stabilisation in transaction levels. Sales agreed are 10% higher than a year ago, with transaction levels forecast to be 5% higher over 2025, reaching 1.15m (Zoopla). Demand and supply have risen across all property types, but market nuances remain. Detached houses are increasingly popular, with an 18% rise in the demandto-supply ratio year-on-year, while flat demand has marginally declined since January 2024 (TwentyCi). However, the time to secure a buyer continues to increase, taking 77 days in January, the sixth consecutive monthly increase and up from 72 days in December (Rightmove).

PRICES

The annual rate of house price growth remained broadly stable in February at 3.9%, compared with 4.1% in January (Nationwide). Strong earnings growth is supporting activity, but a greater supply of homes for sale and the impeding stamp duty deadline is expected to keep price inflation in check. Over half (56%) of agents expect prices in the sales market to stay the same over the next 3 months, while 38% expect prices to increase (Dataloft by PriceHubble poll of subscribers).

In England and Wales, the average price of a prime market property is £1,163,561, down 7.6% year-onyear, with house price inflation continuing to follow a north/south divide.

MORTGAGE METRICS

CPI inflation rose by 3% in the 12 months to January, a higher-than-expected jump from December, which takes inflation further away from the Bank of England’s target. Governor Andrew Bailey warned that the Bank’s approach to future cuts would be ‘gradual and careful’, which could result in pressure on mortgage rates. The mortgage market remains busy, driven by first-time buyers rushing deals before stamp duty changes and needs-based buyers who delayed decisions during 2024’s volatility. Mortgage lending picked up again in January, to a net total of £4.2bn, continuing the upward trend observed since April 2024. Mortgage approvals decreased by 0.5% in January, but remain 18% higher than a year ago (Bank of England). The Bank of England cut interest rates to 4.5% at the start of February and several major banks have cut rates since then. This comes as a welcome relief after fixed-rate mortgages rose in early 2025, with major lenders like NatWest, Halifax, HSBC, Santander and Barclays reversing some of the cuts made in late 2024 following gilt yield spikes. Now, this trend appears to be shifting, with the lowest fixed-rate mortgages dipping below 4% for the first time in months as competition among lenders intensifies.

HOMEOWNERSHIP TRENDS

The average owner-occupier spends 17.6 years in their home, so picking well is important. Owner-occupiers who are mortgage-free have been in their property the longest, staying an average 23.8 years. Those buyers with a mortgage stay a shorter, but still significant, 9.3 years on average (Dataloft by PriceHubble, English Housing Survey 2023–2024).

Forward contract

A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. This ability to secure the exchange rate for your property purchase between making an offer and completing makes it a popular tool to protect against currency movement, as demonstrated by this quick example:

After finding your dream property in France, the pound sits at €1.17, meaning your €800,000 property costs around £683,760. Your currency specialist suggests locking in this rate with a forward contract due to currency volatility. Three months later, the rate drops to €1.12, saving you £30,500 compared to the current rate had you not secured the forward contract.

It is worth noting, however, that if the rate improves in your favour, you will not be able to take advantage of that movement.

Market orders

If you have flexibility in your budget, it is worth considering market orders. With market orders, you can set target rates above (limit order) or below (stop-loss order) the current market level. A limit order ensures a higher rate for nonurgent payments, while a stop-loss order prevents the market from dropping below a certain level. You can also combine these tools to plan for various budget scenarios.

As the weather warms up and summer creeps up on us, it is the perfect time to bring your community together and kick-start your fundraising to help us combat the causes of homelessness around the world. Over the past decade, The Fine & Country Foundation has raised over £1 million, helping those who have no place to turn. Its efforts are made possible through the tireless work of the Fine & Country network, fundraising events and the generous support of the public.

Starting proceedings strong this year, on 9th March 2025, Wesley Barnard, Head of PR for Fine & Country, laced up his running shoes to take on the Cambridge Half Marathon. Reflecting on the challenge, Barnard shared: “The Fine & Country Foundation is an organisation that is making a real difference in people’s lives. Homelessness is one of the largest social issues in the UK, and the work The Foundation supports goes beyond simply providing shelter – it addresses

the root causes of why people find themselves without a home. Knowing the funds we raise can create such a positive impact was all the motivation I needed to cross the finish line.”

Homelessness remains a growing crisis. Research from Shelter shows that there are at least 326,000 people in temporary accommodation, with around 3,900 sleeping rough on any given night in England – a figure that has risen by 27%. Since its inception, The Foundation has provided crucial support to charities and organisations dedicated to combatting poverty and homelessness.

Whether running, cycling or hosting events, our community is finding creative ways to support The Foundation in 2025. Here are some pledges that our network has committed to so far this year:

Jon Cooke, Trustee of The Foundation, will be running from Land’s End to John O’Groats before March 2026. Bel Burnell Molyneux is running the London Marathon in April 2025. Julian Amos, Fine & Country Partner, will be cycling 500km from Normandy to Paris. Jonathan Handford, Interim Managing Director, is going to be kayaking the Grand Union Canal from Milton Keynes to London, while Vanessa Bradford has committed to hosting an Autumn Ball with Fine & Country Droitwich.
