Seller Insight

This lovely three-bedroom family home occupies a superb location close to the heart of the attractive village of Chipping Warden.

“We bought the house twelve years ago and I’d have to say that the location was definitely one of the main selling points,” says the owner. “Chipping Warden is a gorgeous village with a fantastic sense of community, and the village hall is often a hive of activity. There’s a really nice children’s play park and outdoor gym that was opened just a couple of years ago only a stone’s throw away, and we can walk to the primary school so it’s a great place to raise a family. We also loved the fact that the village is just a short drive from Banbury, around half an hour from both Leamington Spa and Oxford, and only an hour from Birmingham so it’s been really convenient in terms of getting to work and we have a superb array of shops and amenities within easy reach.”

“In terms of the house itself, it was built in 1964 so it has all the benefits of a modern property and for us it’s been an ideal family home. It’s very bright and airy, the layout flows well and because there are a number of reception rooms we’ve been able to adapt and change their uses as the children have grown and our needs have changed, so it’s been incredibly flexible. In short, it’s a house that we’ve been able to grow into rather than out of.”

“Another thing we love about this house is the really nice feeling of connection between inside and out. We have a bright conservatory that sweeps round from the kitchen/diner, so even on the coldest day the outside is brought in, and there are French doors that lead out onto our fantastic covered patio where we can sit, whatever the weather. The rest of the garden is mainly laid to lawn and completely fenced so very safe and secure, and right at the very end is another patio, which is lovely during the summer because it’s a real suntrap. I’d say the garden has been one of our favourite features of the property as a whole.”

“The large kitchen/diner is where it all happens! Cooking, eating, homework, chatting…”

“It’s a short walk to the primary school, easy to get to Banbury, in the catchment area for a good secondary school – with a bus that stops in the village – and we enjoy great views of the surrounding countryside and the pretty village church.”

“The covered patio is ideal for the English weather. It’s possible to sit outside to get some fresh air, have a BBQ or a glass of wine at the end of the day, even when it’s pouring with rain!”

“There’s absolutely no way we’d leave Chipping Warden, we love it here, so we’re moving to a larger property just a few roads away, but we’ll be sad to leave this house,” says the owner. “It’s been a fantastic family home for the past twelve years, and I’ve no doubt that the new owners will love living here just as much as we have.”*
