The kitchen/breakfast room has a range of exposed ceiling timbers and a tiled floor.

SELLER INSIGHT

Gate Farm is a charming, three storey, late Victorian property which enjoys a tranquil rural village setting. Its convenient proximity to Leamington Spa, Coventry and Rugby allows access to work and leisure opportunities and enables the best of town and country living. It ticked all the boxes for the present owners, who have enjoyed twenty one years of happy family life in the house.

When the owners discovered Gate Farm it was in a state of disrepair, but they saw it as an exciting project to bring the house back to life, and working to the highest specification they did exactly that. They worked through the house, replacing beams, exposing brickwork, adding an attractive spiral staircase, a bespoke farmhouse kitchen and building a one bed annexe in the garden. Gate Farm is now a home where twenty first century comforts combine seamlessly with its quirky and most appealing period features. The family appreciate and use the entire home, but a favourite and busy sociable setting is the farmhouse kitchen. Equipped for the keen cook, it is where you also sit and relax before the patio doors and savour the backdrop of pretty garden views. In summer you can spill onto the patio for al fresco dining and invite the outside in.

The house has a great engaging character, and the lounge with its beams, double sided inglenook, and access to the garden from both sides of the room, is the perfect example of the blending of old and new. It is ideal for formal entertaining or simply a most agreeable place to spend quality downtime. A third floor bedroom has far reaching views across the garden and rolling countryside: currently used as a workroom it is another area where the owners realise the special features of Gate Farm. This south facing house is always flooded with natural light and you can watch some amazingly glowing sunsets.

The garden is mainly laid to lawn and shrubbery, and is a great summer al fresco entertaining room, in a home that has happily accommodated large gatherings of friends and family. Popular Draycote Water Country Park is within walking distance, with numerous country trails to explore.

The owners are relocating but take away very many happy memories of Gate Farm. They are sure the next owners will love it, and the life it offers in the same way.*

Outside

The property has a gravelled driveway, providing access to the gated frontage and two parking spaces. The gardens are at the front of the home, enjoying the south facing aspect, just off the kitchen is a raised patio and decking area with a hot tub that will be included in the sale. There is an attractive Monkey Puzzle Tree and a pretty Magnolia that shelter the entrance door. Close to the southern boundary is a small annexe, with UPVC double glazed doors and double-glazed windows. This provides Gate Farm House with a useful annexe with an open plan lounge/bedroom area with a kitchenette and a separate shower room. There is current planning permission for the creation of a larger one-bedroom annexe in its place which could offer more extensive accommodation. Details are under the planning reference R20/0338 on the Rugby Borough Council Planning Portal.
