Top tips for virtual viewings Around the world, as homeowners are social distancing, the focus is shifting to digital tools to help sell properties. Here are our top tips for presenting your home through video marketing.

Recognise opportunity As a large number of people are living in lockdown or isolation in one form or another, a lot of prospective buyers are spending significantly more time on the internet and social media, which means more online exposure for properties. Virtual tours and viewings are the perfect way to capture attention and showcase your property in a professional, accessible way. While useful for the current situation, virtual viewings are also useful when trying to sell your property to a potential buyer who lives in another country, as they may want to view the property on video before travelling for an in-person viewing. Speak to the professionals Before you pick up a camera and start filming, contact your local Fine & Country agent, who can advise on the best way to approach digital marketing of your home. Consider a video call, as not only will you be able to familiarise yourself with your agent and become comfortable on camera, but this is also the perfect opportunity to show the agent your property. Getting started The key questions you need to consider, and should discuss with your agent, are: Presentation Will you be walking through your home, actively presenting it to the viewer or will you be behind the camera, offering a silent tour your agent can edit afterwards? This will depend not only on how comfortable you are on camera, but also on what the agent advises is best for marketing your property.

Technology Smartphones now offer fantastic filming capabilities, but you may need some additional equipment to assist in keeping your videos professional and seamless. Speak to your agent, show them the device you will be filming on, and ask for their advice. Photography Consider taking photos as well as a video to ensure you’re capturing the right angles of the home and showcasing it in the best light. Ask for your agent’s opinion, as they may have a clearer vision of what the end product will be. Transmission How will you send the video file over? Videos are large files and will need to be sent through a platform such as WeTransfer, Dropbox or Google Drive to ensure the agent receives them. Editing Estate agents are also isolating at the moment, so you need to clarify what the editing process will be and whether your agent has the tools to edit the video appropriately.

Tips for filming Just like with any house viewing, being prepared makes all the difference. Here are our top tips: 1. Less is more Clear your space of any clutter, personal items or valuables that you wouldn’t want showcased to a large audience. 2. Prepare your video beforehand Plan the order in which you will show each room, starting and ending with memorable spaces, such as the kitchen, living room or garden. 3. External noise Although your agent may opt to add some background music to your video, you should block out as much external noise as you can. Close your windows and ensure appliances are turned off during filming. 4. Light it up Rooms with an abundance of natural light are ideal when taking photos or videos of your home. We understand not every room will be flooded with light all day, but there are steps you can take, such as opening curtains or blinds, turning on lights or lamps, and filming at the right time of the day, to ensure your home is presented right. Additionally, including a window will draw the eye out beyond the room, particularly if you have a lovely view. 5. Open doors Keeping doors open makes the house feel more open and spacious, and it makes for a smoother take if you don’t have to open and close the doors during filming.

6. Practice makes perfect It can be nerve-wracking being on camera for the first time. Doing a test run will make all the difference to the quality of your presentation. 7. Smile If you are going to be featured in the video, remember to smile, as a warm, friendly face is inviting for viewers. 8. Speak clearly Again, if you’re planning on being on camera or filming a voiceover, remember to enunciate and speak clearly to ensure viewers can understand the audio. Highlight the key features of each room and mention the things you love about your home and the area you live in. 9. Video format Social media, property portals and other digital tools opt for landscape over portrait formatting. Remember to hold the camera steady with two hands – if you are struggling with this, your agent will be able to recommend some key pieces of equipment to assist. 10. Visuals Try to look as natural as you can on camera – the beauty of filming videos is that if you’re not happy with it, you can try again or re-film certain aspects. Freycinet Lodge, in Australia’s island state of Tasmania, sits between the long curve of Richardson’s Beach and the romantic rocky inlet of Honeymoon Bay on the east coast, with the pink granite of the Hazards mountain range providing a rather magical backdrop. The lodge is within Freycinet National Park, and the coastal pavilions occupy a commanding position dotted along a cliff edge. While each of the pavilions faces the coast, the majority are nestled among trees – wildlife spotting is a popular pastime – but the Bay View Coastal Pavilions offer water views.

The Königsallee is an urban boulevard in Düsseldorf, Germany. Noted for the landscaped canal that runs along its centre and the fashion showrooms and luxury retail stores located along its sides, as well as a stunning collection of turn-of-the-century architecture, this street’s history inspired the Capella Breidenbacher Hof luxury hotel. This opulent city hotel is imbued with more than 200 years of stories, yet designed for thoroughly modern indulgence. Located in the heart of Düsseldorf’s vibrant downtown, the five-star hotel is well-placed for guests to explore the city’s cultural sights, before returning home to comfort, and perhaps an evening meal in the hotel’s restaurant, The Duchy.

Located in the verdant Loire Valley, just south of Paris, the Hotel Château du Grand‑Lucé is an exclusive private enclave of royal proportions. The château sits in the heart of the small town of Grand Lucé, but behind its high walls it faces towards its extensive formal French gardens, lake and ancient white oak forest.

Blurring the lines between inside and out, the coastal pavilions were inspired by the fluid forms of the coastal granite rock formations, while playing homage to the character of the National Park they nestle in. Large windows bring the outdoors in, and the positioning and interplay of the living room and bedroom wing protect the deck and offer privacy for the outdoor bath. The interiors are immersed in the warmth of Tasmanian timbers – Tasmanian Oak, Tasmanian Blackwood and the only plywood manufactured in Tasmania – while the exterior shells are made of charred hardwood. The pavilions’ design amplifies the Freycinet landscape, with curved walls of local wood set against black cabinetry, decks and entrances. Everything is geared towards soaking in the surroundings, from the large decks with hammock overhangs, to indoor-outdoor fireplaces, and floor-to-ceiling windows. Chunky wool and fur throws and black sheepskins are provided for snuggling beneath the stars, ensuring enduring memories.

While the exterior retains its historical authenticity, preserving one of Germany’s treasures, the inside of the hotel has been rethought for modern travellers. Turn-ofthe-century architecture and modern design thus combine to give elegance and character to the hotel’s accommodation. Traditional, opulent interiors sit alongside contemporary comforts, and bespoke crafted furniture is enhanced by sumptuous linens to evoke an effortlessly stylish ambience. From the sweeping staircase in the lobby to the Italian marble bathrooms, this is a hotel that earns its place amongst the fashion houses. The grand château was built by a nobleman and has hosted the most discerning travellers for centuries. Built in 1760 and named for the idyllic village in which it is located, the neoclassical French icon has been exquisitely restored. Under the direction of Jacques Pineau de Viennay, Baron de Lucé, architect Mathieu de Bayeux designed the Château du Grand-Lucé to be crafted from locally quarried limestone. The architect used the most modern design and finishes, resulting in a seminal neoclassical palace of magnificent proportions and breathtaking beauty. The splendour of the 18th century has been translated into 17 rooms and suites, featuring exquisite French fabrics from archived patterns at Pierre Frey to the designs of Christian Lacroix and Jean Paul Gaultier. Art and tapestries curated from the past 300 years reflect 18th-century romanticism, 19th-century impressionism, and decidedly French 20th-century abstract oils. The beauty of modern golf courses Golf might be off the menu in the short term, but Bronwen Hiller takes a visual journey around some of the most beautiful courses in Europe, as a reminder of what awaits when we make it through the current difficult times.

O

ne of the attractions of a round of golf is that you get to enjoy nature at the same time as playing a physical sport. Designing a golf course that fits with the existing landscape and complements the special qualities of the area, as well as catering for both professional and amateur golfers, is a real art. It is a hallmark of European Tour Destinations that these elements combine to provide a memorable experience for all level of golfer. One of the newer courses to become part of European Tour Destinations is Golf Son Muntaner, situated close to Palma in Mallorca, Spain. Surrounded by a variety of Mediterranean flora and fauna, it is considered to be one of the most beautiful courses on the island. emel-en-Aarde translates from Afrikaans to mean ‘Heaven and Earth’ for very good reason. This relatively new area of Walker Bay in the Western Cape of South Africa is about 80 kilometres southeast of Cape Town. Its fynbos-clad hills are overlooked by a series of towering mountains and it is home to some 15 wineries, producing excellent wines. The spectacular scenery is well worth the drive – this is arguably one of the most scenic destinations in South Africa, known for its uninterrupted views over the valley and coastline. The lush valley also has several historic points. On the Hermanus side of the narrow entrance to the valley, for example, there is a toll gate that was built in 1897. There are a series of mountain-biking and horse‑riding trails through the valley, too. Throw in a medley of award-winning restaurants and, when tourism resumes, there’s little doubt Hemel-en-Aarde will earn its place on the visitor map. Within this beautiful area, the Bona Dea estate spans approximately 27.4 hectares, encompassing an exquisite home and an award-winning wedding venue and conference centre, with the accommodation complemented by two large, luxurious, three-bedroomed cottages. Set in a glorious green landscape, the wedding and conference venue sparkles like a dream when the thousands of fairy lights on the terraces are illuminated. Although many events are held on the terraces, it is a venue capable of year‑round use, irrespective of the weather. There are large indoor reception rooms, a chapel, and a ballroom that can accommodate up to 160 guests, with a dance floor that has seen the progression of numerous weddings and events. The three-bedroomed cottages, dubbed Protea and Olive, separate offices, staff accommodation, ample garages and workshops complete the requirements for an estate of this nature. Proteas of export quality and orchids, the latter cultivated in greenhouse tunnels, have been grown on the estate, the entirety of which is security controlled through the guardhouse at the entrance. It’s hard to believe Bona Dea was a derelict farm when acquired by the current owner. Working with architect Charles van Breda, the first step was construction of the steel and glass double-storey home in a position that allows the views to be enjoyed from every room, as well as from the bedecked swimming pool. Renovation of the old gabled farmhouse followed, together with the establishment of planting terraces, roads and upgrade of the existing cottages. The entire project took about four years to complete. The entrance to the Mountain Villa across the million-litre Koi pond with impressive fountains was inspired by the location of the old farm dam. The architect designed a wooden and steel bridge to lie across the vast pond to create a delayed sense of arrival. Any stress encountered outside the home is dissipated by the calming walk to the entrance. The water feature is fed by rainwater runoff and serves as a storage facility for irrigation and emergency fire-fighting purposes. The pond also separates the staff accommodation, garages and workshop from the main home. Bona Dea looks out over the renowned Hamilton Russell and Bouchard Finlayson wine estates towards the Babylonstoren Mountains, only 90 minutes from Cape Town International Airport, and a short drive from the town of Hermanus. Renowned for the annual migration of whales, where they come to breed and calve, Hermanus lays claim to being the best land-based whale-watching destination in the world.
