Your local Fine & Country agent will cover everything from valuing the property, preparing it for market, assistance with legal requirements such as gas safety certificates, conducting viewings and validating a suitable tenant. Our partners, Complete RPI, will ensure the legal documents are all in place, giving you peace of mind. The management of the property and monthly income will remain your responsibility, as the landlord.
You can stay hands-on with your investments, while formalising the monthly repayments with our Rent Collection Service. Including everything in our introduction-only option, this monetary management element is delivered by Complete RPI. From statements to processing any late payments, this arrangement allows you to maintain a professional distance, while you manage the rest of the tenancy.
Keep your property portfolio on track with our most comprehensive offering. Your local Fine & Country agent will market the property, check and secure the tenant, as per the introduction-only service, and then our partners, Complete RPI, will deliver a fully managed option. Compliance and legal requirements prior to a new tenancy Compliance is vital when it comes to lettings, so we will ensure the relevant checks are made, including mandatory certificates. Complete RPI will also complete an inventory and schedule of condition, draw up tenancy agreements for signature, prepare invoices for initial rent, deposit and fees, and collect and transfer cleared funds to you, the landlord. As part of this process, Complete RPI will also provide a detailed statement of rental income and expenses, and register the deposit with a government-approved scheme.

RENT COLLECTION SERVICE F OR L AN DLO RDS LO O K I N G TO F O RM AL IS E T H E PAYME NT S Our Rent Collection Service, delivered by Complete RPI, ensures there is a formality when it comes to payment. This can help you to maintain a professional, business relationship between you and your tenant. This option includes everything listed as part of the Introduction Service, as well as everything set out below. What you can expect from our Rent Collection Service: • Establish and administer rent collection – setting this process up from the start will ensure you’re on the right foot from day one. • Should it happen, Complete RPI can progress late payment of rent at 7, 14 and 21 days.
• You will receive monthly statements. • Complete RPI and Fine & Country work together when tenancies are due to end, to ensure you are ready for the next steps, whether that is selling the property or renting it again. Read more on page 15. While rental payments and initial compliance matters, like gas safety checks will be dealt with for you, any ongoing management will remain your responsibility, as the landlord. This can be anything from plumbing and utilities to property visits. We would recommend this service to anyone looking to maintain a slightly more distanced relationship when it comes to rental payments, but to those landlords who want to remain hands-on throughout the tenancy.

What you can expect from our Fully Managed Service: • Pre-tenancy property compliance, cleaning, inventory and schedule of condition and optional block policy property insurance. • Dealing with any Special Conditions pertaining to the tenancy. • Co-ordination of annual compliance services, such as the boiler, swimming pool or alarm service.
