Sunshine and showers May proved a month of sunshine and showers both meteorologically and metaphorically, with little sign of a period of warm, dry weather in the weeks ahead. Economic indicators are broadly sunny, while the forecast for the housing market remains rather cloudy. Politically it’s currently unpredictable, cool and with a fair number of heavy, and even thundery, showers. The long-term forecast remains difficult to predict. Glimmers of sunshine UK employment remains buoyant, and although inflation rose to 2.1% in April, mainly thanks to a rise in energy prices, this was a lower rise than many predicted. Wage growth continues to outpace inflation and at 2.45%, the average mortgage interest rate, as reported by the Bank of England, is historically low; positive news for household finances. UK consumer confidence also proved sunnier in May, the GfK monthly tracker seeing a three-point boost compared to April. Consumers were more positive about their personal financial situations and less negative about the general financial situation across the UK. However, at -10, the index continues to be in negative territory, its last positive reading back in January 2016.

Cool and damp Many were hopeful the Brexit extension would allay uncertainty across the housing market for a short time, but this appears unlikely as the UK political landscape has been tossed in the air in recent weeks. There remains no central agreement on the direction of Brexit; the resignation of the Prime Minister, European election results and recent polls creating waves among the UK political establishment. At a minimum, the coming months will see new leaders elected for both the Conservatives and Liberal Democrats, but whether a second referendum or general election emerge from the debris as the dust settles remains to be seen. The value of sterling fell sharply against both the euro and US$ during May, political uncertainty placing the pound under increased pressure, a positive for those purchasing from overseas. The UK’s prime markets The fortunes of the UK’s prime markets are currently mixed, with a 50:50 split of regions experiencing prime property price growth compared to price falls. The average price of a prime property across the UK has fallen just below the £1 million threshold, a year-on-year fall of 5.1% in the average price of a prime property across London being a significant influencing factor. Prime property price growth remains in positive territory across the East and West Midlands, along with the South West, South East and Yorkshire and the Humber. The threshold for prime property and the average price of such property varies considerably across these regions.

Cloudy skies April saw an uptick in mortgage approvals according to the Bank of England, with a 3.8% year-on-year rise, while mortgage borrowing remained stable. Delving deeper however, UK Finance report remortgage approvals are on the rise, while new home-owner loans and firsttime buyer mortgages were lower than a year ago. Remortgage activity rose for the twelfth consecutive month in March, many borrowers continuing to lock into attractive fixed-rate deals as current products reach an end. The Royal Institute of Chartered Surveyors report that demand for properties fell again in April, for the ninth consecutive month, while the number of house hunters registered per estate agent branch fell by 10% according to the National Association

of Estate Agents. Demand was at its lowest level recorded in April since 2008. Despite falling demand, sales volumes are largely remaining stable; 99,420 residential transactions took place in April according to HMRC, 0.8% higher than a year ago, volumes just 0.2% lower quarter on quarter.

National Three Peaks Challenge participants reach new heights On Saturday 22nd June, almost 30 Fine & Country members and friends took part in this epic 24-hour challenge. The teams travelled to Scotland to begin their first ascent: Ben Nevis, the tallest mountain in the UK. After six hours of hiking, the groups raced back to their cars and drove to Scafell Pike, the highest mountain in England. As the day turned to evening, the cars made their journey through the night to Snowdon, Wales’s tallest mountain. There’s still time to donate to support their mission to end homelessness.
