Sentiment holds sway The barometer points to sunnier skies and settled weather in July, following the torrential downpours of June. Across the UK housing market however, clouds continue to swirl as consumer sentiment, if not economic fundamentals, continue to hold sway. This month will see the UK with a new prime minister, but when the fog surrounding Brexit will clear, no one knows. A fine balance On a monthly basis, April witnessed the first rise in the average price of a UK property since August 2018, according to the Office for National Statistics. The latest survey from the Royal Institute of Chartered Surveyors also indicates that negative property trends show some signs of easing.
Buyers wait and see With headline economic indicators – employment, inflation and wage growth – remaining broadly positive, consumer sentiment is playing a pivotal role in the current state of the market. The majority of those looking to engage in the housing market are
North-South divide There is much talk as to an economic North-South divide and the regional housing markets are also showing signs of divergent activity. Average annual growth in overall sales prices across regions in the Midlands and to the North are all above 2%, Wales posting an annual rise of 6.7% (ONS). However, across the East, South East, South West and London, annual house-price growth is below the UK average of 1.4%. Rightmove report buyers in the East Midlands, North West, Yorkshire and the Humber, and Wales are currently seeing record new seller asking prices, with sales volumes across northern regions just 1.7% lower than a year ago, compared to a fall of 7.1% in the South. Across the prime markets the story is less clear; the average annual growth in prices is currently -2.6%, although this is heavily influenced by the 4% annual price fall witnessed in London over the past year. The East Midlands is currently seeing the strongest growth in prime property values, with price growth of 3.4% year on year. There is, however, a clear North-South divide in the average price threshold for a prime property. Across the Midlands, North and Wales, the maximum price threshold is £470,000, compared with close to £600,000 in the South.

Demand levels were largely unchanged in May compared to April, following consecutive months of decline since July 2018. The negative trends for sales, agreed prices and new instructions also showed some signs of moderating. Stock levels remain historically low with little change this year from last. However, at £309,439, Rightmove report the asking price for a new-to-the-market property is just £91 off the all-time high. Sales volumes continue to be muted, HMRC reporting sales in May falling below 90,000 for the first time since March 2016, over three years ago. Mortgage approvals are holding steady, with 65,409 mortgages approved in May according to the Bank of England. This is on par with last year, although quarter on quarter, both mortgage approvals and the value of lending have fallen slightly.

After a brief uptick in May, the GfK report that consumer confidence fell back in June as UK consumers continue to remain concerned over the wider economy, with sentiment more negative than a year ago. For those in the prime markets, Brexit continues to have a large affect on sterling, and the risk that a no-deal Brexit could weaken the currency further is undoubtedly causing many overseas buyers to continue to wait and see.

This month, The Fine & Country Foundation presents a Nepal special feature. Take a look at the highlights from our four-year project which was completed in May 2019.

On 25th April 2015, a devastating earthquake tore through Nepal, killing hundreds and flattening thousands of homes. The earthquake was so powerful that tremors were felt in neighbouring countries Pakistan, India and Bangladesh.

The Fine & Country Foundation partnered with Campbells Foundation to support the village of Thangpalkot1. This remote hillside village is located in the Sindhupalchok district, over six hours’ drive from Kathmandu. Eighty-six of the 94 houses were destroyed. The Nepalese government were only able to provide support to homes and communities within a two-hour radius of Kathmandu, leaving the villagers of Thangpalkot1 out of reach. Each house costs £1,600 to build. This funds the materials and the transport from Kathmandu to the village. The Fine & Country Foundation donated £16,000 to fund ten homes.

The ten-day expedition to Everest Base Camp raised £32,000 to fund another 32 houses. The team, joined with Campbells Foundation, visited Thangpalkot1 to meet the people whose lives they are transforming.

Inflation causes the cost of each house to rise to £1,800. A group of 14 trekkers travel from Kathmandu to Thangpalkot1 over a three-day hike. Along the route they see a clear contrast between the villages within the government support radius, and those outside the boundary. The trekkers spend two days in the village to visit the local school and provide new laptops, meet the villagers and learn about heartbreaking stories from the families about their experience in the 2015 earthquake. The expedition raised £8,860.65.

Despite the lack of oxygen, freezing temperatures and exhaustion, the Sherpa had a huge FIGHTING HOMELESSNESS smile on his face as this moment celebrated the end of the village reconstruction programme.
