Market outlook With so much going on in the property world it’s harder than ever to differentiate between the transitory and the transformative factors at play. The uncertainty caused by the unexpected election and Brexit are occurring at a time when foreign buyers are finding a less accommodating tax environment and domestic demand has been dampened by stamp duty changes. Overarching all of this, however, is the fact that we’re at the end the economic cycle which started with the credit crunch in 2008-09 and has now reached its closing stages. So how have prime markets across the country been faring? All markets have their own personalities and nuances, but at a high level it’s certain that many prime markets outside of London are outperforming the capital and this has been the case for a good few years now. If there’s one single factor responsible for this, it’s probably the tax changes to foreign buyers who used foreign debt in home purchases, and prime central London obviously was most affected by this. But we believe this change reflects a change in the structure of the UK property market where the country becomes less London-centric. The main driver is employers’ growing comfort with people working from out of the office a few days a week, which means it is less crucial for people to work within the ninety-minute commute zone of London.

The big question is ‘what’s in store for the UK property markets after Brexit?’. We are very optimistic for a number of reasons. Firstly, we expect the increased visibility on the outcome of negotiations to coincide with an economic upturn as the next economic cycle kicks into action. Naturally there are threats to some markets, the London markets’ dependence on financial services jobs being a good example. However, opportunities will arise as we forge our new future, and we expect the UK housing market to thrive. The UK economy has proved itself to be very flexible in the past at adapting to new realities, so there are many reasons to be cheerful.
