Market overview: drivers of change 2021 was the busiest year for the housing market since 2007. Despite economic headwinds, buyer demand remains high as the underlying drivers of more space and a change of lifestyle remain, supported by low interest rates. A Record Year It’s official, 2021 was the busiest market since 2007, with activity levels unseen since before the Global Financial Crisis. HMRC report that across the UK, just shy of 1.5 million sales took place, 43% higher than in 2020 and a rise of 26% compared to 2019. Mortgage approvals and lending are up by 15% and 29% respectively, compared to 2020 (Dataloft, Bank of England), and activity levels remain brisk, even following the end of financial incentives provided by governments.

Pent-up demand remains high; a lack of available property to purchase means that buyer competition is nearly double that of a year ago (Rightmove). Best and final offers for property in sought-after locations are commonplace, and many are selling above asking price. Rebalancing There are tentative signs that stock levels will start to improve in the coming weeks; Rightmove report the number of home valuations in the first working

With annual property price growth in or close to double digits in many areas, any influx of new stock to the market should help calm property price inflation. The latest data from Nationwide indicates annual property price growth in the year to January is 11.2%, the strongest start to a year since 2005. In the prime markets, annual price growth currently exceeds 10% in the North West, West Midlands, Wales, and Yorkshire and the Humber. Economic Headwinds The IMF (International Monetary Fund) predicts the UK economy will grow by 4.7% over 2022, the strongest growth of any of the G7 industrialised nations. Balanced against this, inflation is expected to peak at 7.25% in April and take-home income is likely to fall in real terms by 2% over 2022, the biggest fall since records began in the 1990s. Concern for the economy has led to a 4-point drop in consumer confidence in January (GfK), compounded by energy price rises and planned changes to National Insurance contributions in April. The Bank of England raised the base rate to 0.5% in early February, but this is unlikely to have a significant impact on the market in the short term. Most homeowners are on fixed-rate deals and even at 0.5%, the base rate is extremely low by historical standards. With energy costs a significant element of current price rises, this may well turn the spotlight onto more energy-efficient homes, particularly for those seeking to upgrade or take their first steps onto the property ladder.

Rightmove and Zoopla report there has been no let-up in buyer demand at the start of 2022. The success of the country’s response to the Omicron variant and the lifting of COVID restrictions have increased positivity, and prospective buyers continue to evaluate lifestyles and ‘search for space’. Hybrid working looks here to stay. As many start the year settling into new routines, Zoopla report that demand from apartment hunters outside the capital is at a five-year high. Demand within the capital is at its highest level since the market reopened in summer 2020. Rightmove report new year demand is up 15% year-on-year and Zoopla has seen demand in the opening weeks of 2022 at 49% higher than the average witnessed between 2018 and 2021.

RUNNING 100KM THROUGHOUT JANUARY When Edward Taylor, Associate Partner at Fine & Country Marlborough and Devizes, read about Sanjay Gandhi undertaking the challenge to walk 100km throughout the month of November last year, he was inspired to replicate the feat himself. Armed with the Strava app, a good pair of running shoes and an original target of £250, Ed embarked on his challenge to run 100km throughout January 2022.

“Sometimes it was difficult to fit in the time to run with work and a busy young family, especially when it was pitch black and pretty cold. I did also pick up a bit of an injury in week two which meant I got rather behind schedule as it needed time to heal, so I ended up running over 35km in the last four days of the month!”

His commitment was worth it in the end, as he exceeded his target amount by raising a fantastic £550 in donations from generous friends, family and colleagues. When asked why he chose to support The Foundation, Ed said:

I am fortunate to have a roof over my head and not to have to worry about whether I or my children are going to be able to eat today or not; the amazing fundraising by The Fine & Country Foundation helps those who cannot say the same.

Ed’s philanthropy does not end there; in October of 2021, Fine & Country Marlborough and Devizes nominated a local charity to receive a grant of £1,500 – The Amber Foundation, in Devon, Wiltshire and Surrey, support vulnerable and disadvantaged young people in transforming their own lives by helping them move out of homelessness and unemployment into bright secure futures. The charity was nominated by Fine & Country Marlborough and Devizes to be able to assist them in offering their ongoing support through teaching practical life skills, providing creative projects involving art, crafts, music, film and drama and assisting people out of employment and getting back into work. Ed plans to visit the charity in early 2022 to see how his donation has supported the charity so far and learn how he can continue to help. Ed harnessed the power of social media as one of his methods to spread the word about his cause, “The videos on social media seemed to get the most traction with donations, which was great. Also giving my friends a healthy dig in the ribs whenever I saw them!” We are immensely proud of all of the Fine & Country agents who continue to selflessly give to The Foundation.
