Market overview 2022 – A return to ‘normal’? Sunshine and warmth heralded the start of 2022 across the UK as the property market ended 2021 on a high. After the unprecedented market conditions of 2020 and 2021, calmer weather is currently forecast for the property market in 2022, with hopes of a return to more ‘normal’ market conditions. Ending on a high Annual price growth and sales volumes in 2021 were at their strongest since 2006 and the market is poised for a stable start to 2022. Nationwide report annual property price growth in the year to December was 10.4% and HMRC recorded close to 1.4 million sales between January and November. Mortgage lending and approvals have also been at their strongest since 2007. Over 67,000 mortgages were approved in November, which, with the exception of 2020, was the highest November total since 2016. Mortgage approvals January to November were at their highest since 2007 and over 27% above the long-term average (Bank of England, 2011 – 2020). Sales activity remains higher than normal: the sales to stock ratio in November was 46%, compared to an average of 34% between 2017 and 2019 (RICS). Strong buyer demand is set to carry forward into 2022.
There is no denying that the Omicron COVID-19 variant is acting as a sharp reminder that the virus continues to impact on day-to-day life. However, the huge success of the vaccination programme means that we start 2022 in a very different place to 2021. While some restrictions remain in place, these are a long way short of the full lockdown we saw this time last year. The new variant may continue to act as a stimulus for moving, but with many of the economic incentives provided to businesses now removed, any significant impact on the cost of living and levels of employment could well dampen activity. Service offering Sellers entering the market over the coming months need an agent who understands and meets their needs. Confidence in their ability and good market knowledge continue to top the reasons why sellers chose their agents, and while for two thirds of prospective sellers a pleasing valuation is important, just 17% include ‘lowest fee’ in their top five reasons (Dataloft, Property Academy Home Moving Trends Survey, 2021). Although many prospective buyers and sellers still value a high-street presence, the pandemic has undoubtedly prompted and accelerated new ways of marketing a property digitally. Home movers rate highly the ability to view websites on their mobile phones. Local housing market information and virtual tours, ideally on agents’ websites or on portals, are also in more demand, with over half of movers stating they would like these to stay or to see more of them.

Stable start New Year’s resolutions are commonplace, and for many households this can relate to their property. Rightmove report valuation requests from homeowners were 19% higher as 2021 drew to a close, compared to the same time the previous year. This may be an indication that the supply/demand imbalance that epitomised the market in 2021 could start to ease. The Bank of England’s decision to raise interest rates for the first time in over three years in December to 0.25% is unlikely to cause many to reconsider any future move. However, cost of
living increases due to rising inflation and any further gradual rate rises will impact the amount new buyers can borrow relative to their income, particularly in markets where affordability is most stretched.

2021: A RECORD-BREAKING YEAR FOR THE FOUNDATION There is no doubt that 2021 was another tumultuous year for much of the world’s economy, and many international charities had to adapt in order to continue to raise funds during a challenging 12 months. The Fine & Country Foundation is committed to supporting homeless charities globally, and in our fight to end poverty many of our agents rose to the challenge of raising a phenomenal £140,000 towards the cause in events and donations over the year. The Foundation awarded £123,000 to charities via two grant schemes and other programmes throughout the year – making 2021 the second-highest year on record for donations.
£7,000 was donated through our agents running their own fundraising events – selflessly organising and managing the affair from beginning to end and awarding the proceeds to The Foundation. We are tremendously grateful for the efforts of every single one of them for putting on events and gaining sponsorship. Here are just a few examples from the past year:

Pembrokeshire Coastal Path Walk – Dan Thomas Rays of Hope is a non-profit organisation in northern Johannesburg. The charity manages a large number of social outreach programmes and aims to enable individuals and families to improve all aspects of their lives. Fine & Country South Africa office ‘The Parks’ nominated the charity to receive a donation of £3,000 which will go towards supporting ten communitybased programmes, focusing on education, vulnerable children, and work readiness in the area.

Of this almighty figure, £92,000 came from agent contributions – meaning that for every completion, our Fine & Country agents generously donated a proportion of their fee to The Foundation. £20,000 was raised through events run and organised by Head Office, including The Foundation Field Day, which saw over 200 guests descend on Stanford Hall in Northampton in September of last year to enjoy a day of garden games, charity ‘pieing’, networking and, to finish the evening off, entertainment in the form of a talented band. A further £21,000 has been contributed by Fine & Country UK through a percentage from referral fees and marketing pack sales.

Tough Mudder – Fine & Country Northern Lincolnshire Armed with branded t-shirts and a lot of excitement, on Sunday 15 August, the Fine & Country Northern Lincolnshire team, plus their colleagues, family and friends, took to the start line of the Tough Mudder. Graham Foulger, Sales Director of Fine & Country Northern Lincolnshire, said: “We had a fantastic time raising money for our Foundation at Tough Mudder. Amazing teamwork to overcome all of those challenges and now we’ve decided to up the ante for next year and go for the 10K with double the fundraising goal!”

The 100km Challenge – Sanjay Gandhi After walking 500km during the winter of 2020 in aid of The Foundation, Sanjay Gandhi and members of the Fine & Country York team took on a further 100km in November 2021. They walked, ran and cycled to raise some really invaluable funds.
As a charitable organisation, The Fine & Country Foundation has no overheads: therefore, over 99.9% of all the funds raised by our hard-working agents, committed staff and benevolent customers go to our cause and directly support other charities across the globe to help those living in poverty. Simon Leadbetter, Global CEO for Fine & Country, commented on how proud he is of the network’s tireless efforts:
I am overwhelmed by the total raised for The Fine & Country Foundation over the course of 2021. Through determination and generosity, our colleagues and clients have successfully contributed an astonishing £140,000.
