We look set for a smooth transition August 2017 marks the 10 year anniversary of the start of the credit crunch. The first shots were fired when BNP Paribas had to freeze a fund when liquidity evaporated along with confidence in subprime debt. Today, as the property market once more reaches the end of its cycle, we’d like to focus on the current state of the UK market, particularly in the context of the last ten years. When the UK housing market sees prices changes, either upwards or downwards, the process tends to start in central London and flow out to the rest of the country. It’s a bit like throwing a pebble into a pond and watching the ripples spread out. In the last 12 months sellers in prime central London have adjusted their expectations downwards which has translated into price falls. Under normal conditions we would expect this to signal the start of prices falling across the country, like the ripples I’ve hitherto described. But could this time around be different? The first thing to point out is that when the market crashed in 2009, it was against the background of economic catastrophe. The credit crunch meant the liquidity of banks evaporated at the highest level, which translated into the widespread withdrawal of mortgage finance, crippling the housing market. This time round, the housing cycle has reached its new starting point against a relatively stable economic backdrop. The next thing to point out is that after the credit crunch, prices in many areas of the country failed to bounce back quickly and some areas have only recently reached their pre-2007 peak. This was because irresponsible lending was not allowed to take hold, and price ‘froth’ didn’t bubble up again. For our purposes, the main outcome is that large areas of the country are likely to see stable prices because there isn’t much froth. In other words the markets are not over-priced.

So in summary we are not expecting extreme changes in the general UK market. If there is a price correction, we expect the market to have a soft landing. The impact for premium markets will vary geographically with those markets which have seen the lowest levels of house price inflation in the last ten years least affected.

MARKET OUTLOOK REFINED MAGAZINE

At Fine & Country we deal with properties towards the more expensive end of the spectrum, in markets which are largely driven by aspirational owners and cash buyers. These markets behave in a very different way to the core UK market. On the one hand they are generally insulated against changes in the availability of mortgage finance because of the large proportion of cash buyers. On the other hand, these markets are disproportionately exposed to changes in the global financial service industry, particularly in big cities.
