A strategy for success “It is a case of presenting and promoting your property as if it were our own.” At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment. We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service. People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property. The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.
Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction. Every Fine & Country property consultant is a member of either The Property Ombudsman or the Royal Institution of Chartered Surveyors.

Opportunities abound as the prime housing market enters its next cycle With all the doom and gloom in the press you’d be forgiven for thinking we’re standing at the precipice of a housing market Armageddon. While it’s true that the national market is pausing for breath, the prime market is demonstrating its characteristic robustness across the country. Like the economy, the housing market is cyclical in nature. It waxes and wanes like the moon. Economists are divided about why this happens but it certainly seems like sentiment and human emotions play a key role. It may be something complex like a natural algorithm in the background that regulates the heat in the market. Or it could be commentators observing a period of consistent rises and then trying to be the first to ‘call’ the top of the market and making it tumble. It could be both, it could be neither. The markets we specialise in at Fine & Country are very different to the housing market as a whole because they tend to be at the higher end of the price spectrum. Properties we deal with are typically in the top 25% of all homes (according to price). They have a very different supply and demand profile, and are influenced by different forces to the rest of the market, and that’s why what you read in the paper doesn’t necessarily apply to this part of the market. This prime market is disproportionately dominated by those aged over 50 simply because they have reached the top of the housing ladder. They have also benefitted from at least three property booms which have driven up their equity stake. A result of the market being dominated by this demographic is that the housing stock changes hands less frequently, albeit at much higher capital values than the rest of the market. But most importantly it insulates the prime market from changes in the mortgage lending which have a profound effect on the rest of the housing market. Mortgage lending seems to be buoyant at the moment, but even if it were to wobble, the prime market is somewhat protected.
As any UK resident who has travelled abroad recently will know, the British pound does not make for a cheap holiday. However, the last government made the tax environment less comfortable for ‘non-doms’ so we’re not expecting the role played by foreign investors to reach the same level it did in 2009. Therefore the prime market across the UK can expect to benefit from less volatility in the coming years as the market becomes less subject to exchange rate changes.
MARKET OUTLOOK REFINED MAGAZINE
The other nuance of the prime market, particularly in London and the South East is the role played by foreign investors. The decision making rationale of these buyers is very heavily influenced by the exchange rate. In 2008 a sudden drop in the value of the pound against South East Asian currencies caused a flood of foreign buyers into the UK. They started by focussing on Prime Central London but then as they learned more about the UK domestic market, ventured outside of central London looking for opportunities in the key regional urban centres.

Down the hallway onto the fairway We understand that those looking at buying a property on a golf course are not just investing in a home, they are investing in a lifestyle; to wake up and walk directly onto the green and to spend the morning playing a few rounds, before retreating to the clubhouse for a spot of lunch. This is why Fine & Country has teamed up with European Tour Properties and Troon Golf to form a specialist division, Fine & Country Golf Living. The division is dedicated to the marketing and sale of an elite collection of golf properties on some of the world’s most exclusive golf courses.

Tucked away from view is this beautiful Georgian era period conversion. The home itself is full of surprises, and the sweeping staircase in the entrance hall is just the first of many. The lounge is a glorious open space with tall windows and doors that lead out to the private courtyard garden. Feature walls of brick and steel compete for your attention and then you notice the finer details such as floor to ceiling doors that lead into the contemporary stainless steel kitchen. Outside, there is private off street parking on the gravel driveway at the front and a gated electronic entrance leads into the private garden. To the rear is a good size sunny enclosed courtyard, raised decking, and a storage shed with awning.

What a magnificent home and glorious setting, you simply will not want to leave the grounds and home of The Old Cow Shed. This hidden gem is wonderfully placed, meeting the needs of a convenient location close to the beach and town as well as being secretly hidden away from the world. The Old Cow Shed is an exquisite new build, it is no wonder that this build was given the accolade it deserved by winning the city’s Building Excellence Award in 2010. Much thought and love has been put into the home, from the Welsh Oak Company supplying the oak frame to the locally sourced Blue Pennant Stone and Larch cladding. With all this to offer you will undoubtedly be impressed.

New homes, restored community
We have already helped to build 10 houses in Thangpalkot1, Nepal. Skydives, Wolf Runs, Iron Man challenges and treks to the tops of the world; the first three years of the Fine & Country Foundation have certainly been action-packed. These wide range of events have raised money for homelessness on local, national and international levels. So far, the Fine & Country Foundation has raised more than ÂŁ170,000 but this is only the beginning. This month, we update you on the rebuilding the village of Thangpalkot1 in Nepal. The village, along with vast amounts of Nepal was destroyed by devastating earthquakes in 2015. A second earthquake in the same year delivered a huge blow to Thangpalkot1, destroying 86 of the 94 houses in the village. Since 2016, The Fine & Country Foundation has funded 10 houses, with more under construction. However, there are approximately 60 houses which still require urgent funding. Some of the houses, including house number 15, have supported those who do not get any government support. This house went to one man and his five daughters. The houses are built by the villagers and volunteers largely from the UK, and it only costs ÂŁ1,600 to build a new home. The project is coordinated by Renzen Dorzey Bomzan, who sends frequent updates on progress in the village through the Fine & Country Foundation Facebook page www.facebook.com/FandCFoundation. With his management, skills and enthusiasm, there has been a huge surge in progress as the monsoon season and harvest draws to a close.
Help us build more houses at www.justgiving.com/fundraising/Fine-CountryFoundation. For more information on the project and other events, visit www.fineandcountryfoundation.com

In October 2017, two members from Fine & Country West Midlands, Sean Newman and Clint Nykamp will be trekking to Everest base Camp to fund three more houses in Thangpalkot1. The team has been training to prepare for the endurance and altitude ahead of them. After their two-week expedition, Team Thangpalkot1 will travel to the village to meet the people who are living in temporary accommodation and the new houses.
