These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95 per cent of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99 per cent of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market.

When it comes to premium markets, boring is beautiful As we predicted, the data coming in from HM Land Registry does indeed show that the market is slowing down. In the last three months for which we have a complete picture (August to October 2017), transaction levels were 11 per cent lower than the same period in 2016. Curiously, the number of properties sold for over £1m rose by four per cent, but given the difference represents just 200 homes, we don’t read too much into this. Things are cooling for sure. But we think this is a good thing (hear us out!). All markets have fast and slow periods; it’s just a reality of economics. It’s a bit of a mystery as to why this happens, but generally, people participating in the market eventually start to feel like prices have gone up for long enough and try to sell at the top. Once the market reaches this tipping point, the sales-to-asking-price ratio starts to decline, and buyers hold off buying in the expectation of further price falls. Then, when people think prices have hit bottom, they pile back in, causing the sales-to-asking-price ratio to start rising, and the cycle begins again. Of course, things are very different to last time when the carpet got pulled out from under our feet during the credit crunch. Mortgage lending evaporated overnight, and the market cycle ended in a very unusual manner. This time it looks like we’re in for a much softer landing. Sign after sign indicates that the UK housing market is returning to its long-run equilibrium. Stricter mortgage lending is preventing a bubble, and sanity reigns supreme in the market.
The people who gain the most out of the property market are those who make hard-nosed decisions at this point in the cycle, not the ones who ride the wave when things have already started picking up. And as always, those who work closely with a local market expert to find the hidden value in the market will come out on top.

But just because things are getting back to normal, that doesn’t imply that we foresee stagnation. We still expect that prices will rise in the premium market this year, probably close to experts’ projections for the mid-market of around one or two per cent growth.

From marathons to mountains. Coming up for The Fine & Country Foundation It has been an exciting start to the year for The Fine & Country Foundation. Following the success from the Fine & Country annual conference in February, our agents are busy setting up fundraisers and events to help fight the causes of homelessness. Our colleagues, Emma Preston and Clint Nykamp, will begin their 12 marathons challenge this April in Brighton. They have both been busy training and raising money. The challenge involves travelling across the country running a marathon a month for 12 months. All of our 2018 marathons are booked, so please come and join us either by taking up the challenge of a marathon yourself, or cheering from the side-lines: • Brighton – Sunday 15th April 2018 • Exeter – Sunday 20th May 2018 • Somerset – Sunday 10th June 2018 • Stoke-on-Trent – Sunday 15th July 2018 • Milton Keynes – Saturday 11th August 2018 • Richmond – Sunday 16th September 2018 • Isle of Wight – Sunday 14th October 2018 • Walton on Thames – Sunday 11th November 2018 • Nottingham – Saturday 1st December 2018 Progress on rebuilding the Nepalese village The Nepalese villagers in Thangpalkot1 are working hard to rebuild their homes after our expedition to Everest Base Camp last October funded a further 20 houses. More than 50 of the 86 houses have now been funded and more fundraising efforts are on their way.
The Triple-A Awareness campaign Part of our mission is to raise awareness of the causes and challenges surrounding homelessness. Throughout 2018 we are following the lives of a man, woman and young person who have experienced different forms of homelessness. This will help us to look deeper into the Attitude, Adversities and Actions involved to get someone off the streets for good.
