A strategy for success “It is a case of presenting and promoting your property as if it were our own.” At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment. We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service. People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property. The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.
Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction. Every Fine & Country property consultant is a member of either The Property Ombudsman or the Royal Institution of Chartered Surveyors.

These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95 per cent of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99 per cent of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market.

Sunny in most places, with temperatures rising The sun is finally making a re-appearance. The cold, gloomy weather is giving way to warmer spells, and as we approach Easter, rising temperatures are inevitable. The same could be said of the property market, particularly at the premium end. To extend my not-very-sophisticated metaphor, it seems like we are through the worst of it (and despite some of the headlines, it wasn’t that bad in the end), and short-term weather patterns are now being subsumed within the rise of spring. The cold front that has swept across the housing market created a few patches of slow market activity, but the premium market wasn’t substantially affected by this. Much more important for the premium market was the change in Stamp Duty on second homes which kicked off in April 2016. The tax change primarily concerned landlords and second homeowners but had a knock-on effect on the premium market because these are often the very same influential players who shape the demand profile.

It’s in the nature of market economies that the most valuable assets increase in value at a higher rate than other assets. While this isn’t great news for everybody, it is for those with interest in prime and super-prime properties in the UK. For example, if you bought a premium home in the top 1% right now, which costs around £1.3m at the national level, assuming long-run trends continue, it will appreciate in value by about £80,000 per year. Hopefully, that puts a smile on your face.
MARKET OUTLOOK REFINED MAGAZINE
Average annual price change (last decade)
One of the reasons why it’s so easy to be optimistic about premium markets in the UK is the long-term price growth trend. Over the last decade, the mid-market has seen substantial overall average house price increases of around 3.8% per year. The top 5% most expensive properties, on the other hand, have seen much stronger growth, at about 4.9%. For the top 1%, the increase is even stronger still at approximately 6.2% per year.

As any regular readers will know by now, it is opportunity time in the market. It has never been a better time to pounce, mainly if you want to capture all the capital appreciation the next market cycle will produce. When you are ready, get in touch with your local Fine & Country market expert, and they will show you how to make your next move the best yet.

This attractive detached house is set on a lovely southerly aspect plot in a very popular residential road. Simon’s Walk was developed in the 1950’s when individual plots in the region of ¼ acre were sold off. This has led to a lovely road of mixed residential houses and bungalows being well detached from their neighbours. No.1 is an excellent example of this and a fantastic family home. Having been lived in by the current owner for over 40 years and further extended and improved with a gorgeous secluded southerly plot with a large in and out driveway with electric gates, parking and double garage. To the rear is a landscaped, lawned garden with shrubbery beds, rockery and a private heated swimming pool area.

To find a hidden gem in tranquil and peaceful surroundings where the only things you hear are the birds singing and the river flowing past, yet be within easy walking distance of Canterbury city centre, is very rare. However, this exquisite Grade II Listed Georgian terrace house tucked away adjacent to the River Stour truly is such a place. The main part of the property is believed to date from the 18th Century although it originally formed part of a much earlier medieval monastic mill settlement and included a chapel – the remains of which can be seen in the flint wall and buttress forming part of the river end of the terrace. Spread over three floors as well as having a basement, this lovely property was completely but sensitively renovated about 10 years ago.

Wind your way along country lanes, glimpsing the sea glistening ahead and find yourself in front of Mwnt’s white washed little church, looking down at a breathtakingly beautiful beach in a hidden cove. This is a National Trust treasure and voted number 1 in the Daily Mail’s list of Europe’s top ten loveliest hidden beaches and number 1 in Country Life’s list of UK picnic sites. No other cottages have the outlook enjoyed by Ffynnon Grog nestled in the hillside above the beach, looking directly out to sea – one of the very best views imaginable! Surrounded by its own land, the peace and quiet is broken only by birdsong and the bleating of Welsh lambs. A true haven of tranquillity and scenic splendour. The business has been run successfully since 1990, purchased by the current owners in
2016 with numerous refurbishments and improvements undertaken. All the cottages have well equipped kitchens, stylish bathrooms, double glazing and full heating with each having a garden or patio. Four of the five have stunning sea views over the Mwnt (Welsh for mound), the pretty whitewashed 13th Century church and the beautiful beach and cove beyond which bottle-nose dolphins and grey seals are resident along with a plethora of birds. The complex provides a perfect opportunity for a family or couple looking to live somewhere idyllic and run an established business with further development potential, in almost 20 acres of land with the most enviable position looking out across the bay, in what the current owners describe as “A piece of Welsh Heaven!”.

Standing on this elevated yet secluded plot overlooking charming mature gardens extending to approximately half an acre is this four/five bedroom detached house of significant architectural importance. The house was designed in 1955 by renowned architects Alison and Peter Smithson, having been commissioned by Derek and Jean Sugden who wanted “a simple house, an ordinary house, but this should not exclude it from being a radical house”. The Smithsons are acknowledged as leading architects of their time. However, unusually, the Sugden House is a rare example of a completed domestic property of theirs.

Taking nothing for granted: The Fine & Country Foundation’s latest news It has been an exciting start to the year for The Fine & Country Foundation. Following the success from the Fine & Country annual conference in February, our agents are busy setting up fundraisers and events to help fight the causes of homelessness. Grant schemes launch In March 2018, we launched our first grant application scheme. Homeless charities from within the UK and overseas applied for up to £15,000 for their projects and organisations. Tell your favourite homeless charities to apply for our autumn grant application scheme. There will be two application periods a year: • Spring: 1 – 31 March • Autumn: 1 – 31 October Become an integral part of your community by supporting your local homeless charity. If you know a homeless charity in need of funding, please inform them they may be eligible for our grant programme. Visit www.fineandcountryfoundation.com for more information. Progress on rebuilding the Nepalese village The Nepalese villagers in Thangpalkot1 are working hard to rebuild their homes after our expedition to Everest Base Camp last October funded a further 20 houses. More than 50 of the 86 houses have now been funded and more fundraising efforts are on their way.
The Triple-A Awareness campaign Part of our mission is to raise awareness of the causes and challenges surrounding homelessness. Throughout 2018 we are following the lives of a man and a young person who have experienced different forms of homelessness. We will look in depth into Attitudes, Adversities and Actions involved to getting someone off the streets for good. For more information about The Fine & Country Foundation and to join us at any of our events, please visit www.fineandcountryfoundation.com.

Our team of 15 trekkers will be hiking from Kathmandu to the village, Thangpalkot1 this May to raise funds for more houses and meet the community we are supporting. To support the team, please visit www.justgiving.com/companyteams/FCNepalMay.
