These premium price points are found by listing all residential transactions within a region and ordering them from lowest to highest price. We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95% of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99% of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market.

All hail the indestructible prime market When it comes to safe bets, residential property is pretty high up on the list. There are safer things to hold like gold or government bonds, but anyone with a diversified portfolio will consider their property-related investments to be at the safer end of the spectrum. On a very simplistic level, property values in the UK will always rise in the long term because of the endless supply and demand imbalance. The demand for property always outweighs the supply. “What about the credit crunch?”, I hear you say. Some people did indeed get caught out when prices fell as mortgage lending dried up in 2009, so it is fair to say property isn’t entirely risk-free. But the relative inevitability of medium and long-term capital inflation means that the potential rewards exceed the potential downside by quite some margin. Within the relatively safe world of residential property is the even safer world of prime and super-prime property. These markets are shored up by a multi-layered demand profile at the local, national, European and international level and split across personal and corporate buyers. With the same limits of supply, demand is so great that very little can even dent it. This was proved by the credit crunch when the global financial crash caused global wealth to flood into prime central London. It was similar to gathering the whole family into the strongest room in the house during an earthquake. It wasn’t just prime central London. International buyers began to explore the regional prime centres like Harrogate, the Cotswolds and Alderley Edge. TOP 1%

The upward pressure on prices was so enormous that it pushed prime values way above their long-run trend. Some have interpreted subsequent lower growth since 2015 as a sign that the market is lethargic when in reality it is merely the market finding its new equilibrium in the new cycle.

One down, 11 to go: The Fine & Country Foundation’s longest challenge kicks off The Fine & Country Foundation has been busier than ever, with the first race of the 12 Marathons Challenge completed and the premier of our spring grant season over. The 12 Marathons Challenge: Brighton We are delighted to announce that our two challengers have successfully conquered the Brighton Marathon and are already gearing up for their next race. Emma Preston, Regional Manager for GPEA, and Clint Nykamp from Fine & Country West Midlands are taking part in one marathon per month for a whole year. The pair were featured on the big screen at the event to celebrate the start of their epic challenge. Thank you to everyone for your hard work and fundraising, which has helped us to grow and open the scheme. Our Trustees are in the process of reviewing all the applications. Successful charities will receive grants in May, so stay tuned to find out who the lucky recipients are in next month’s issue.

We want you to get muddy! Have you ever wanted to test your teamwork skills, push your limits and roll around in mud? Then we have the challenge for you: The Tough Mudder. Join us on Saturday 29th September for the Tough Mudder London South. The 10 mile obstacle course is a fantastic day out and an amazing way to raise money for homelessness. Register your interest by May 31 2018.
