Market overview: Witnessing history After over two and a half years of negotiation, the March 29th Brexit deadline is reached this month. What is certain is that one way or another history will be made; what remains uncertain is the exact nature of that history and the consequent economic and political reaction. Yet another month of ‘watching and waiting’ is upon us. Buyer affordability strengthening House-price growth across large swathes of the country continues to moderate, with price growth across the UK in the year to December just 2.5%, the lowest level in over five years, according to the official UK House Price Index. Month-on-month key market indices from Nationwide and Halifax indicate prices have remained largely static at the start of 2019, while Rightmove report that in the year to February, new-seller asking prices rose by just 0.2%, the lowest annual growth since 2009. Over the next year the Royal Institute of Chartered Surveyors expect prices at a UK level to remain stable; however, at a regional level marginal price rises are expected in all regions except for London and the South East.
Help to Buy boosts first-time buyers The number of mortgages approved for homeowner house purchases in 2018 remained on par with 2017. However, for the first time since 1995, the first-time buyer market accounted for half of all loans for new homeowner house purchases. The number of first-time buyer mortgages issued rose to 370,000, up 1.9% on 2017 and its highest level
Each week in 2018, nearly 1,000 purchasers were aided by the Government’s Help to Buy equity loan scheme available for new build purchases across England and Wales. Most loans, 80% across England and 76% across Wales, were to first-time buyers, according to data from the Ministry of Housing, Communities and Local Government and the Welsh Government. Across England, the Government has now agreed over £10 billion of loans since the start of the Help to Buy scheme in April 2013. The UK’s prime markets Average prices across the UK’s prime markets remain broadly stable, just 0.8% down on a year ago, thanks in the main to a 1.1% fall in the average price of prime property across London over the past year. Indeed, the average price of a prime market property is higher now than a year ago in eight out of ten regions across England and Wales. Matching the overall market, prime property price growth is currently strongest across the East and West Midlands and Wales, prices here having risen by 4.4%, 2.7% and 2.4% respectively over the past year. For overseas purchasers, the value of sterling relative to other currencies remains attractive when seeking to purchase in the UK. However, while the relative value of the pound remains 10% lower against the euro and the US $ than before the referendum vote on 23rd June 2016, since the start of the year it has gained over 4% against both currencies as fears over a no-deal Brexit have eased. The era of double-digit discounts may soon be at an end.

Inflation too fell to 1.8% in January, its lowest level in two years and if a Brexit deal is secured is likely to remain below the Government’s 2% target. Along with low mortgage interest rates this is positive news for prospective purchasers.

Historic moment: 12 Marathons Challenge finishes This edition marks a momentous occasion for The Fine & Country Foundation: the 12 Marathons Challenge has ended for Emma Preston, friend of The Foundation and Clint Nykamp from Fine & Country West Midlands who have completed the most enduring fundraiser yet. Race 1: Brighton, April 2018 The debut of the 12 Marathons Challenge. 10,000 runners and two weary Fine & Country Foundation volunteers. Race 2: Exeter, May 2018 400 runners felt like a tiny race this month. Emma and Clint had a big shock coming up as the challenge continued‌ Race 3: Yeovil, Somerset, June 2018 Injuries began to take their toll on knees, hips and ankles, but the real struggle was the heatwave.

Race 4: Stoke-on-Trent, July 2018 A hilly course, sweltering heatwave and a group of like-minded and supportive runners made this race tough but one of their favourites.

Race 5: Milton Keynes, August 2018 Supporters gathered for a dizzying seven-lap race in the sun with stunning views across the lake. Race 6: Richmond, September 2018 The halfway milestone was completed in the stunning surroundings of Kew Gardens for a pirate-themed day with 10,000 runners. Race 7: Isle of Wight, October 2018 The only race in the challenge that required a boat. Torrential rain, few competitors and an uneven and hilly route made this one of the toughest races in the whole challenge. Race 8: Walton-on-Thames, Surrey, November 2018 The Remembrance Day Marathon was the most powerful and included a two-minute silence at 11am which saw competitors, spectators and passers-by stop.

Race 9: Nottingham/Milton Keynes, December 2018 The only time in the challenge when Emma and Clint were unable to race together. Icy winds and lonely courses made Race 9 mentally draining for the pair. Race 10: Milton Keynes, January 2019 Back to familiar ground as Emma and Clint get back into action after the festive break. Race 11: Kidderminster, Worcestershire, February 2019 The penultimate race. The sun was out for a perfect day, but with only 14 competitors and lots of repetitive laps, this race was testing. Race 12: Walton-on-Thames, Surrey, March 2019 After a year of training, running and aching limbs the moment finally arrived. For the first time Emma and Clint crossed the finish line as a team. Congratulations! Almost £9,000 was raised for The Foundation grant pot. Emma and Clint will choose three charities to receive up to £3,000 of funding.
