SELLER INSIGHT

We have lived in the village for over twenty years. We had one brief spell in a neighbouring village where we developed a cottage; however, it wasn’t the same as living in Ingham, so we secured a plot of land and built a home for our family. We have thoroughly enjoyed our time in the village taking full advantage of all of the facilities and activities that have been available to us. Both our children attended the local primary and secondary schools where they had positive experiences and have many fond memories. ”

“The timber frame construction is a high specification and it has proved to be an extremely efficient and economical home to run. The efficiency was improved further in 2023 when we fitted solar panels, EV charger, inverter and batteries to the garage.”

“The whole of the main house, upstairs and down, has underfloor heating run from an air source heat pump. The hallway and multi-media living room have modern efficient Sunflow electric radiatiors. There’s also a pellet-burning stove if you want a cosy focal point, and the integrated cinema screen and blackout blinds make it a great place for all the family to watch a film together. Other equipment for this is available under separate negotiation. At the back of the room, a wide concertina wood panelled door folds back to reveal an office area so the room is extremely versatile.”

“The heat recovery system keeps the house clean and fresh without the windows being open. It also maintains the same temperature in every room whatever time of day. The roller shutters on the outside of the majority of windows, certainly all the downstairs ones, will reflect the heat away if it’s very hot weather, as would happen in say, Spain or the south of France. They also offer very good security if you’re away.”

“There is plenty of storage here with a number of fitted wardrobes in the bedrooms and access via a retractable loft ladder into a fully-boarded loft space which runs the whole length of the house.”

“The low maintenance garden is nicely secluded and fully enclosed. We have a wellestablished hedge at the back, shrub borders and a path. A properly laid Astro-turf lawn is brilliant as it never gets muddy – we have dogs so is perfect for them. It’s very quiet as we are nestled away right at the back of the village up a no-through single track road. We can get straight onto footpaths across open fields, ideal for walking the dogs.”*
