LANGTON HOUSE

KEY FEATURES

Langton House which was built 30 years ago is a stunning family home set in a private part walled plot of 0.8 of an acre in the charming Cambridgeshire village of Old Hurst. The house measures approx. 2,250 Sq Ft with additional double garage, garden store and stables.

A pillared gated entrance opens to the sweeping gravel driveway leading to the front of this spacious family home. The entrance hall is light and airy with a bespoke oak staircase and galleried landing to the first floor and has direct access to the main living rooms of the home. To the left of the entrance hall a door leads into the large dual aspect living room and French doors lead out to a large, paved patio area and garden beyond, there is also a brick-built feature fireplace with bressummer beam and ornamental multi-fuel stove. From the entrance hall double doors lead into the dining room which has views across the private front garden.

To the rear of the home there is a very spacious kitchen breakfast room with refitted kitchen and integrated appliances. The oil fired Aga, set within a brick alcove, is a lovely feature and also provides additional heating to the property if required. A door leads through to the rear lobby with access to the rear garden, a good-sized study, utility room with ample space for washer and dryer, the ground floor shower room and there is also internal access to the oversized double garage.

On the first floor the galleried landing has a large window to the front and access to all the bedrooms and the family bathroom. The spacious principal bedroom has a refitted en-suite with a walk-in double shower. From the principal bedroom a door leads through to bedroom four which is currently used as a dressing room but would also be perfect as an adjoining nursery or could easily be transformed back into a comfortable fourth bedroom. Bedrooms two and three are both good size double bedrooms served by the family bathroom with separate bath and shower.

The front boundary is enclosed by a brick-built wall, brick pillars and gated entrance with tall mature hedging behind providing plenty of privacy. The mature hedging continues around the rest of the boundaries. The gardens are laid mainly to lawn with a selection of mature trees and shrubs providing a low maintenance garden. The gravelled driveway leads through the plot and is gated both sides. There is a stable block with a single stable still in use; the remainder of the stable block houses a swimming pool which needs refurbishment. The large double garage has electric roller doors and has lighting and electric supply.

SELLER INSIGHT

Occupying an enviable location in the charming Cambridgeshire village of Old Hurst is Langton House, an extremely attractive three/four-bedroom detached family home that boasts a large and very pretty garden that extends to nearly an acre.

“Before moving to Langton House back in 1996, my wife and I were living in London, but I was keen to cut down on my business commitments and move somewhere where we could enjoy a slower pace of life. We wanted more outside space and a sense of peace and privacy, but we didn’t want to feel isolated. In Old Hurst, I’d say we found a place where it’s possible to enjoy the best of both worlds. The village is surrounded by rolling green countryside so you get that rural feel, however it takes just ten minutes to drive into nearby Huntingdon and around half an hour to get to St Neots so it’s a very convenient place to live.”

“The house was built in 1992 so it was relatively new when we came here, however over time we’ve made some cosmetic improvements, including in the kitchen and bathrooms, so it’s been kept nicely up to date and it’s been very well maintained. I’d describe it as being a very spacious house so it’s ideal for when friends and family come to visit. It’s also very light and bright, and because it sits almost directly in the middle of the plot, each of the rooms enjoys a lovely view of the garden.”

“The garden itself is a very attractive feature, but it was in need of an awful lot of TLC when we moved here. It’s now mainly laid to lawn with mature trees dotted here and there, and there’s a wall and high hedging right the way around so it’s very private. There’s also a large in-and-out driveway, and over by the old stable block is an area for growing vegetables.”

“My favourite room is probably the sitting room. It’s large enough to take a three-piece suite, a piano and a sideboard, and the New Year before last I had fifteen guests in there for a party. It also has big windows and French doors that open straight out onto a large patio, so not only is the room light and bright, it also connects beautifully with the garden.”

“I like the fact that I can enjoy peace and privacy when I want to, but at the same time I’m in a village with a very strong sense of community. I also have the peace of mind of knowing that I can hop in the car and access everything I need in just a matter of minutes.”

“At the far end of the garden is an old stable block. I put an above-ground resistance pool in there, which was great for exercising and a real hit with the grandchildren. However, the building itself is very solid so it could be used for just about anything.”

“It’s the peace and quiet that I think I’ll miss most when I move,” says the owner. “I’ll also miss my lovely neighbours and village community. It’s been a wonderful place to live for the past twenty-nine years.”*
