Market overview: Onward and upward The housing market boom continues as buyers compete for the limited supply available. House prices continue to accelerate, with just over a third of properties selling for more than the original asking price. Asking prices exceeded The Nationwide House Price Index reported further acceleration in annual house price growth in May 2021 to 10.9%, the highest level recorded since August 2014. Monthly house prices rose by 1.8% in May, following a 2.3% rise in April. According to the ONS House Price Index, Yorkshire and the Humber has seen the largest annual increase in prices, at 14%. This is followed by the North East at 13.7%, and the North West with 12.8% growth. House prices continue to increase as housing market demand outweighs supply, putting upward pressure on prices. In April, 32% of properties sold for more than the original asking price (NAEA).

Future The high level of housing market demand in 2021 has led to £149bn of homes sold subject to contract in the first 15 weeks of the year (Zoopla). With restrictions easing and foreign summer holidays likely to be off the cards, housing market demand is likely to remain high over the summer. Zoopla estimate the total number of sales completed this year will be 1.52 million, making 2021 one of the busiest sales markets since the Global Financial Crisis, and one of the top ten most active years since 1959. According to the RICS residential survey, agents remain positive when reporting on house prices, with three-month price expectations showing a +51% net balance. Agents foresee upwards pressures on prices remaining firm over the next twelve months, with the latest net balance standing at +68%.

Sky-high demand The housing market boom continues, with Rightmove reporting housing market demand is 52% higher in April 2021 compared to April 2019. Despite increased demand, stock is still low, with Zoopla reporting a 21% decline in the year to mid-May compared to the 2020 average. The supply shortage is particularly noticeable for family homes with three or more bedrooms; available stock for sale in April 2021 was down by an average of 50%, compared to the same period in 2019. In contrast, properties with two bedrooms or fewer have availability down by 24% (Rightmove).

This stands the housing market in good stead for when savings from the stamp duty holiday in England and Northern Ireland reduce at the end of June and come to an end in September.

TOUGHENING UP FOR CHARITY Teamwork, perseverance, the ‘world’s best’ obstacles and, of course, lots of mud. You may have guessed it; we’re talking about Tough Mudder. The team at Fine & Country Northern Lincolnshire have announced they will be undertaking the challenge on Sunday 15 August 2021 to raise funds for The Fine & Country Foundation.

By launching themselves over mud-slicked walls, clambering under cargo nets, swinging on ropes and hurtling through muddy craters, property experts at Fine & Country Northern Lincolnshire hope to reach their £1,000 target, which will go towards helping people living in poverty and fighting the causes of homelessness. The team have already raised 66% of their goal; thank you to everyone so far who has supported them!

This mud-run fundraiser is not the first philanthropic gesture from Fine & Country Northern Lincolnshire. They have previously supported two local charities – The Forge Project, offering food and vital support services to North Lincolnshire’s homeless and roofless, and Harbour Place, supporting rough sleepers and homeless people throughout North East Lincolnshire – through The Foundation Grant Programme. Raring to conquer the muddy obstacles are numerous members from the team of Fine & Country Northern Lincolnshire, including

Francesca Taylor, Sherry Foulger, Graham Foulger and Emma Filer. Working alongside the Fine & Country’s Northern Lincolnshire office and keen to take part are Callum Rogers, Stuart Redfern and Ben Jerrison. Family and friends, Joseph Brent, Ryan Filer and Lily Foulger will also be taking part to support the team. Francesca Taylor, Media & Marketing Manager of Fine & Country Northern Lincolnshire, said, “We decided to do it because we hadn’t been able to put back into The Foundation since the Three Peaks Challenge with COVID-19 disrupting everything we had planned previously (which was a sleep out in partnership with The Forge Project); it was my decision to go with Tough Mudder purely because it looks like a laugh and seeing us all get electrocuted is definitely something I’d pay to watch!” The team climbed three of the highest mountains in Scotland, England and Wales in 24 hours in the Three Peaks Challenge in June 2019. As a result of their fundraisers and donations, £3,000 was donated to their selected charity, The Forge Project, in the Autumn 2018 Grant Programme, which went towards vital supplies for rough sleepers to survive the colder months.
