MARKET OVERVIEWReviving market

The property market continues to build momentum, with increasing buyer demand and the supply of homes reaching record levels. The economic picture is brightening, raising hopes for an imminent interest rate cut.

ECONOMIC PICTURE

Inflation fell to just 2.3% in the 12 months to April 2024, nearing its 2% target (ONS), whilst the economy grew by 0.6% between January and March 2024, marking the end of the recession (ONS).

With the economic outlook improving, consumer confidence in May reached its highest level since December 2021 (GfK Consumer Confidence Tracker), and the base rate is widely expected to be cut soon. Economists at Capital Economics are forecasting the base rate to be at 4.5% by the end of 2024, with the first cut expected in August. An interest rate cut should improve buyer affordability, leading to increased activity and upwards pressure on prices.

ELECTION

Rishi Sunak has announced a 4th July General Election, earlier than many anticipated. Despite some fears that an election could pause market activity, the first interest rate drop will likely have a much larger and more positive effect on activity this year. With no significant policy changes affecting the housing market, the election is unlikely to interrupt seasonal transaction cycles, which typically peak in July and August (Dataloft (PriceHubble), HMRC). The sales pipeline is already strong, 3% higher than at the same time last year (Zoopla), and those who are already in the process of working to a sale are unlikely to pull out.

PENT-UP DEMAND

Many homeowners who delayed moves in the second half of 2023 (because of concerns over higher borrowing costs) have been persuaded by the relative mortgage rate stability and prospect of an interest rate reduction to get on with their move. Activity is steadily building with 90,430 sales in April, a 4.6% uptick from the previous month. Transaction levels are at their highest since March 2023 and up 9.8% year-on-year, indicating a reviving property market, with improving economic conditions easing household financial pressures (HMRC).

The number of sales being agreed in the first four months of the year is 17% higher than last year, and there is a 12% increase in the number of new sellers coming to market (Rightmove). Mortgage approvals, whilst steady month-on-month, are up 25.8% year-onyear (Bank of England).

RECORD SUPPLY

UK house prices rose 0.4% month-on-month in May, while the rate of annual growth picked up to 1.3%, from 0.6% in April (Nationwide). As sellers return to the market, the number of homes for sale has reached its highest level in eight years. The average agent has 31 homes for sale, up 20% on the same time last year (Zoopla), giving buyers more choice and supporting the growth of sales. The increase in supply is expected to keep house price inflation in check over 2024.

PRIME

In the prime market, the average price of a property is £1,243,896, having moderated slightly by -2.5% year-on-year. Scotland and the East Midlands are experiencing positive annual growth at +13.5% and +0.8% respectively.

A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. After finding your dream property in France, the pound sits at €1.17, meaning your €800,000 property costs around £683,760. FIVE MARATHONS IN FIVE DAYS FOR THE FOUNDATION

In May 2024, Jon Cooke, Trustee of The Fine & Country Foundation, and Sean Newman of Fine & Country Midlands laced up their running shoes and embarked on an incredible journey along the Grand Union Canal Towpath. Covering more than 30 miles per day, the pair were also joined by Craig Dyce, current age group World and European Duathlon Champion.

Despite facing the physical toll of sore legs and strappedup ankles, Cooke, Newman and Dyce persevered through, travelling a total of 154 miles across five days. The team began their challenge at Gas Street Basin in Birmingham, winding through the picturesque countryside of Warwickshire, Northamptonshire, Buckinghamshire and the Chilterns, before concluding their epic run at Fine & Country’s Park Lane office in London on Monday 20th May.

The primary purpose of this extraordinary undertaking was to raise funds for The Fine & Country Foundation, an organisation established in 2014 by Malcolm Lindley and Sean Newman. Dedicated to assisting those facing poverty

and homelessness, The Foundation annually distributes grants to numerous charitable organisations, utilising funds from the Fine & Country network and public donations. Since its inception, The Foundation has raised over £960,000. In celebration of its 10th anniversary, Cooke and Newman aim to help reach the £1 million milestone with this fundraising effort.

Cooke and Dyce took on the challenge as runners, while Newman opted to walk the route. Their dedication was matched by an outpouring of support from the community through donations and joining them on various legs of the journey, walking, running or biking alongside them.

Commenting on their achievement, Cooke said, “Completing this challenge was incredibly demanding, but knowing that our efforts are helping those in need made every step worthwhile. We’re deeply grateful for the support we’ve received and thrilled to have raised so much money for The Fine & Country Foundation.”

Newman added, “This journey was about more than just reaching London; it was about raising awareness and funds for homelessness and poverty. Seeing people along the way who were sleeping under some of the canal bridges really brought home why we were doing this challenge. The support from everyone who joined us and donated is truly heartwarming.”

Dyce, whose athletic prowess was a source of inspiration throughout the challenge, stated, “It was an honour to be part of this initiative. The funds raised will make a significant difference, and I’m proud of what we’ve accomplished together.
