MARKET OVERVIEW Active Market
As we enter the final quarter of the year, falling mortgage rates have led to an increase in house price growth and a boost in activity levels.
MORTGAGE RATES FALLING
The Bank of England voted to keep rates at 5% in the September meeting, having cut them in August, stating more cuts are on the horizon if inflation remains under control. The latest consensus forecast for the Bank rate is to be 4.75% in Q4 2024, suggesting economists expect one more 25 basis point cut before the year end. Just under 50% of mortgage holders said they would have been likely to shop around for a new mortgage deal if the Bank of England had lowered rates in its latest meeting, prompting lenders to compete for their business (Compare the Market). And certainly, mortgage rates are significantly lower than a few months ago: the lowest two and five-year fixed rate mortgages are currently 3.94% and 3.74%, having fallen from 4.68% and 4.28% respectively since the start of July. The mortgage market points to rates potentially falling further over the next few months, pricing in the expectation that more interest rate cuts are coming. Affordability remains stretched, but is slowly improving, on the back of these mortgage rate improvements.
ACTIVITY
61% of agents surveyed by Dataloft (PriceHubble) say buyer confidence has improved compared to three months ago. This is alongside other market indicators suggesting that market momentum has continued to build; the number of sales being agreed is up by 27% year-on-year, a significant recovery compared to last year. There were 64,858 mortgage approvals in August, the highest level in two years and a 4% uptick compared to July. Approvals for remortgaging
also increased from 25,200 to 27,200 in August after five consecutive months of decreases, likely due to borrowers taking advantage of lower mortgage rates. Transaction momentum continues to build; there were 90,210 transactions in August, a 5% rise compared to a year earlier.
PRICES
The average property price has risen by 3.2% over the past 12 months, following a 0.7% monthly rise in September (Nationwide). This is the fastest annual growth recorded in almost two years. Average property prices remain below the peak achieved in mid-2022, but only by around 2%. The price trend towards the end of the year is expected to be similar: house prices are forecast to end the year with 2.0% growth, with a further 2.3% growth forecasted through 2025. In the prime market, the average price of a property is £1,205,752, having softened by -5.4% year-onyear. The Autumn Budget could be creating some uncertainty, particularly in the upper end of the market.
CAUTION REMAINS
Despite positive market data, caution remains, and pricing correctly remains key. The average time to find a buyer is currently 60 days, three days longer than this time last year as buyers remain price sensitive and are taking their time to find a well-priced home. Although market conditions are improving, as noted the upcoming Autumn Budget may be creating some short-term uncertainty. This was reflected in a dip in consumer confidence in September.

Forward contract
A forward contract allows you to secure a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. he ine ountry oundation, dedicated to fighting homelessness and poverty worldwide, is celebrating a decade since its inception, marking the occasion with a charity Coffee Morning in October and by partnering with SleepPods during Fine & Country’s Regional Meetings in November. In the lead-up to these events, the charity is proudly recognising the exceptional generosity of some of its top contributors, celebrating o fices and individuals ho have gone above and beyond to su ort those in need, ma ing a significant im act on both local and global communities.
Terry Robinson, Partner at Fine & Country Banbury, has donated £50,000 since joining The Foundation’s efforts. His strategy is simple yet effective: £100 from each completed property sale goes directly to The Foundation to help tackle homelessness. Through The Foundation, he supports local charities such as Banbury Young Homelessness Project (BYHP). “BYHP have regularly thanked us for the difference we are making,” Robinson says. “It’s great to see them being able to do some good with the money to help others. I get a great deal of satisfaction from seeing the help that the money we are sending is doing.”
For Robinson, supporting the cause is about more than business. “It makes me feel like a human estate agent, somebody who genuinely wants to help others. The more houses I sell, the more people I can help – that’s what drives me.”
Graham Howell, Partner at Fine & Country Coventry, has also made an extraordinary contribution, donating over £30,000 to Emmaus Coventry and Warwickshire and the Nuneaton Foodbank over the last four years. Similarly to Robinson, Howell donates £100 from each property sale to these local causes. “It is always rewarding to see how the
donations are making a difference, especially when they send me videos and photos thanking me personally. Being in a position to help others less fortunate and getting the privilege of seeing how that helps them grow makes me quite emotional. Knowing my efforts are really making a difference.”
Dominique Scott, Associate Director at Fine & Country Brighton and Hove, has also been a long-term supporter, estimating that she has donated between £30,000 and £40,000 over 10 years. Like Robinson and Howell, Scott’s o fice donates er com leted ro erty sale, but they also raise additional funds through an annual Coffee Morning. Scott explains, “We have supported several local homeless charities in the Brighton and Hove area, including
Justlife, Off the Fence, and Clock Tower Sanctuary. It feels great! We deal in luxury homes, and it’s just very gratifying to help those less fortunate – helping them off the streets and into secure homes and supporting their mental health.”
Rebecca White, Director at Fine & Country Beccles and Waveney, comments that along with her fellow Directors for South Norfolk and North Suffolk, Chris Scott and Darren Warren, they have similarly made significant contributions. “Fine & Country Beccles, Norwich, Diss, Fakenham and Kings Lynn each make donations on every completion; collectively we have donated £35,000 so far,” she shares. “It feels great knowing we are supporting a local charity. Myself, Chris and Darren met with The Benjamin Foundation at one of their locations to see the work they do. Knowing we are involved in helping to support young people requiring their help is wonderful.” White continues, “Some vendors are pleased to see that we are different from other local agents by giving back to a local charity. We have no plans to stop supporting our chosen charity, The Benjamin Foundation, and the amazing work they do.”
Both Scott and Howell also acknowledge that their philanthropy may have a positive impact on business. Howell notes, “Clients are generally happy to hear of our charitable work.” Scott adds, “If people want to instruct me because they see I’m doing good for others, that’s great, but the main aim is just to help those less fortunate.”
