Market overview: Spring hesitation Spring is traditionally one of the busiest times for the UK property market. This year it may be delayed as the challenges surrounding Brexit endure and wider market fundamentals play out. Price growth continues to moderate across many parts of the UK and while mortgage interest rates remain low, a shortage of stock is holding back demand levels and impacting sales rates. Price growth moderating Indices from the Nationwide and Hometrack show that price of property across the UK is slowing. At 1.7%, annual price growth across the UK in the year to January 2019 is at its lowest level since June 2013 and less than half the 4.3% experienced in the year to January 2018. Many anticipate price falls in the South East and London throughout 2019, while across other regional markets price growth is expected to moderate to reflect wage growth and affordability measures. The Office for Budget Responsibility has revised down their expectations for house price growth in 2019, now forecasting a 0.3% fall. However, by 2021, prices are expected to be rising again by 4%.

The balance of stock and demand Although Brexit uncertainty remains the most significant challenge to the housing market at present, RICS agents cite the lack of stock as the second biggest challenge, holding back demand and set to impact sales levels. The National Association of Estate Agents indicate

A lack of stock is impacting prospective buyers. An average of 252 would-be buyers were registered per estate agency branch in February according to the NAEA, down 15% from 297 in January and the lowest figure since July 2013. Mortgage approvals are almost static when compared to this time last year, and down slightly over the past quarter. A lack of demand clearly has an impact on sales levels, with properties on average taking six days longer to sell compared to a year ago. Rightmove report the number of sales agreed by agents in February was 7% below the same period in 2018, while HMRC report sales volumes down quarter on quarter. Throughout 2019 the Office for Budget Responsibility predict sales volumes will fall by 5.4%. The UK’s Prime Markets In a similar vein to the overall market, prime property price growth across many regions has moderated over recent months. At just over £1 million, the average price of a prime property across the UK is currently 1.5% lower than a year ago, the impact of the 1.9% fall in the average price of a prime property across London undoubtedly a factor. Sales across London accounted for 60% of all sales over £1 million plus sales in England and Wales over the past year, although this figure has reduced in recent years – in 2013 the comparative figure was 69%.

Employment levels across the UK remain at a record high and wage growth is outpacing inflation, despite GDP growth for the first quarter of 2019 predicted to be just 0.2%. At 2.46% the average mortgage interest rate also remains historically low. This is positive news for any prospective purchasers, and first-time buyers continue to be attracted to the market.

Fitness fanatics to cake lovers The Fine & Country Foundation has had a hugely successful spring so far, with the grant programme returning in March, more fundraising action and new events to sign up for to help support more homeless and vulnerable people. 12 Marathons Challenge begins again Paul Kirby from Fine & Country Canary Wharf was inspired by the heroic efforts of Clint Nykamp from Fine & Country West Midlands and Emma Preston, friend of The Foundation who completed the 12 Marathons Challenge. Paul will continue their challenge of running a marathon each month from April 2019 to March 2020. Paul began his challenge in Brighton on the 14th April as he joined thousands of runners and supporters for the second-largest marathon in the UK.
