Looking forward
A very warm welcome to this month’s issue of Refined. April, for most, will have been a month like no other in their lifetime so far; many will not have visited their workplace, with some instead taking up the role of teacher. Moments of celebration and good news shared with loved ones via video call, instead of face-to-face. The thrilling discovery of new hobbies and hidden talents, which otherwise would – and in some opinions maybe should – have been left unearthed. We should be proud, for embracing the challenges put to us with creativity and unity. It is with this same creativity that industries have had to take to the drawing board, redesigning the crafts that they have spent years cultivating. For us at Fine & Country, this has meant providing our agents with the tools to carry out viewings and valuations remotely, keeping our customers safe whilst continuing to provide a professional and thorough service. This has also meant looking to the near future and the light at the end of the tunnel; ensuring we have every measure in place to safely re-enter the physical working world. Market overview: The view from lockdown The UK has been in lockdown for over a month and people have become accustomed to their new lifestyles. Rishi Sunak announced unprecedented support and Boris Johnson fought Covid-19 and welcomed a baby boy. ‘Clap for our heroes’ every Thursday has helped make neighbourhoods feel closer than ever, with many doing their bit for the community. The upward trajectory seen in the housing market throughout spring has been interrupted, with the first signs of Covid-19 visible in the data. Spring The spring housing market surged on a wave of positive consumer sentiment following the election victory and Brexit resolution. The first quarter saw a 0.4% annual increase in transactions volumes in the UK. In England and Wales, the average price of a property sold in March was £232,648, 1.3% higher than a year ago. Prime market prices rose in February and March, by 0.07% and 0.92%. Mortgage approvals increased by 0.8% and lending grew 1.0% from the previous quarter. According to Rightmove, the average time to secure a buyer was down by four days compared to Q1 2019. The spring housing market indices show a strong pre-Covid-19 market.
The RICS residential survey reacted quickly to the hiatus. It reported a net balance of −74% of respondents experiencing a fall in new buyer enquiries during March. Mortgage approvals were down −9.5% on last year. 373,000 property transactions stalled and 1 in 7 mortgages were covered by payment holidays (Zoopla). Transaction numbers during lockdown will be minimal, mostly those agreed prior to Covid-19. Low volumes will make it difficult to look at pricing.
The months ahead With some European countries easing lockdown and Boris Johnson back at work, we expect to see changes to lockdown over the next few weeks. It could take time for consumer confidence to come back and for people to feel secure in their jobs, allowing them to re-enter the housing market. This will be reflected in transactions over the next 12 months. It is likely we will see progressive improvement from 2021 onwards. There may be some price falls in the next 12 months, but the market is likely to be insulated from major declines because it follows a period of stable or low growth in recent years and a good balance between supply and demand. However, lower earnings and weaker buyer sentiment could still put pressure on prices. The five year outlook for price growth is likely to mirror pre-Covid-19 levels, albeit via a different journey. We expect some significant changes in the way people live following lockdown. Many will not have missed their gruelling commutes and working from home may become a regular occurrence. Extra space for a home-office and the option to live further from the workplace may be new trends in property searches, as well as greater importance placed on outside space.

COVID-19 The residential market had to adapt quickly to lockdown. Virtual tours became a must-have and banks accepted online valuations. Even with new measures in place the residential market will be significantly impacted.
Economy The simultaneous shutting down of economies around the globe is unprecedented. Few sectors of the economy have been left untouched. The shape of the outlook, whether V, U, L or even W relies on knowing the length of lockdown, exit strategy and the economic cost incurred. HM Treasury latest consensus forecasts for GDP growth are −5.8% for 2020 and a return to 5% growth in 2021. Lockdown will have the biggest impact on the second quarter with the economy expected to shrink by −12.2%. Emerging from lockdown, the new economic normal will look different. Employment and earnings will be dampened, and the budget deficit will be inflated.

Williamscot House was built in Oxford Ironstone by a staple merchant from Chipping Norton, Walter Calcott in 1568 on the site of an earlier house. He chose a site high above the plain, within one day’s drive of the market town, Banbury. Originally the house had two north wings, in a U-shape, but the eastern wing burnt down in the 1800s. There are two five-bay, two-storey windows on the south, one of which still has the original stained glass of the arms and crest of the Calcott family. Walter Calcott also built the School House, to educate the children of the local villages.

SPRING GRANT PROGRAMME The Foundation Grant Programme is one of the simplest and most straightforward ways that Fine & Country supports the charities it helps. Running twice a year – once in spring and once in autumn – Fine & Country offices can nominate a local homelessness charity to receive a grant of up to £3,000. This bi-annual process makes an incredible difference for its recipients, by receiving the funds enabling them to change the lives of many within their community. Georgia Leigh, Service Manager at Brighton YMCA, who received a grant through the Autumn 2019 programme said:

‘The success of being awarded the Autumn Grant 2019 from Fine & Country has made such a difference to the service, enabling us to expand our team in appointing a Deputy Manager. This has allowed us to bring the best out of the service even at this early stage to assist homeless people to shape their future path through learning, volunteering, or finding and sustaining work’ A number of Fine & Country offices have long-standing relationships with local charities, participating in multiple fundraisers throughout the calendar, raising incredible amounts of money, and equally as valuable awareness. Over the years, offices have shown their dedication and organised fundraising events of their own, in the form of coffee mornings, fashion shows, autumn balls, golf days and much more. Employees have also participated in both National and International events in aid of combatting homelessness, from running the London marathon, through tackling the National Three Peaks, to climbing the highest free-standing mountain in the world, Kilimanjaro.

Many members of the Fine & Country network already had the dates marked out in their diaries for when they’d be hosting their local events or taking on challenges they’d set for themselves in 2020. Unfortunately, as the spread of Covid-19 has worsened, the restrictions around social distancing tightened and with charity fundraisers being renowned for bringing people together in mass to rally and celebrate one another, it is no surprise that the majority of events across the country have been cancelled. Not only is this a disappointment to those who have been putting in time organising or training, but no more than for the charities who will miss out on the funding. The charitable sector is forecast to lose £4 billion in funding as a result of the impacts of coronavirus, and although the Government has mentioned possible funding for the charitable sector, many charities are facing the possibility of complete collapse by summer. This is why, at the Fine & Country Foundation we decided to extend the application window for our Spring Grant Programme. Giving charities an extension of one month to apply for the scheme, and potentially receive the funding which could save their organisation. We look forward to announcing the successful recipients this month and seeing over the following months, the difference that this makes for their clients.
