Looking forward
A very warm welcome to this month’s issue of Refined. In another month of change, lockdown measures were modestly loosened, people returned to parks to enjoy the early summer sun, and estate agents were given the blessing to return to their workplaces. Following weeks of isolation and uncertainty, this morsel of freedom indicated that the elusive light-at-the-end-of-the-tunnel was finally within reach. No one knew exactly what this light would bring, but at Fine & Country, we took great responsibility in making sure we were prepared, whatever that may be. In preparation, our agents were equipped with a six-point guide – created in line with Government guidance – instructing the return to their workplaces and practices, with the safety of their employees and customers at the forefront. Following this, Fine & Country agents will continue to conduct virtual viewings and valuations as a first port of call, restricting physical meetings and retaining safety. With the light now in our grasp, we look forward to new opportunities and the change that is, inevitably, still to come. Market overview: The road to recovery The UK has embarked on the road to recovery. In England, the housing market has re-opened, pupils are slowly returning to school and non‑essential shops are set to open their doors on 15th June. The rest of the UK have also begun to ease lockdown. It will take time for consumer confidence to return but we are heading in the right direction. Lockdown The housing market was locked down for the whole of April, yet, according to HMRC, 46,000 residential sales completed. Although this is around half the level of transactions we would normally see, it is still higher than expected. It will take time for the estimated 370,000 transactions delayed due to Covid-19 to work through the system, and therefore many of these sales will appear in summer transaction figures. 15,848 mortgages were approved in April and gross mortgage lending was £14.4bn. As expected, this is much lower than ‘normal’ levels but it shows there was movement and demand in the housing market even during lockdown.
Housing market re-opens Restarting the housing market was always going to be a priority for the government given its relationship with the economy. On 13th May, the housing market re-opened in England and Rightmove reported a release of pent-up demand, with 5.2 million site visits, 4% higher
According to the Dataloft Homemover Survey, 95% of vendors whose homes were on the market before lockdown still intend to sell and 92% of buyers who were searching for a new home before lockdown still intend to purchase a new home. 83% of vendors who are looking to sell their homes as soon as possible say that they are either very or fairly comfortable with physical viewings taking place as long as social distancing measures are in place. This renewed confidence in the market led to an 111% increase in sales viewings booked the week of 18th May (The Property Market Insights Report by Coadjute). Agents look set to have a busy few months. The months ahead It will take time for consumers’ confidence to increase and making big financial decisions will seem daunting to some. However, early indicators suggest that many are still in a position to enter the housing market and are keen to do so. Agents expect transactions to take between 6 and 9 months to recover to pre-Covid-19 levels and prices to take 11 months. Long-term house price expectations are still strong, with an average annual increase of 2% expected over the next five years (RICS). The Dataloft Homemover Survey revealed that just under half of buyers’ requirements have changed since lockdown. 30% of buyers said that a garden has become much more important. Space to work from home and broadband speeds had also increased in importance, reflecting expectations that working from home will become more regular.

It is too early to gauge the full impact that Covid-19 has had on house prices. The Nationwide House Price Index reports monthly house prices down -1.7% in May. However, house prices only reflect properties that were sold, and with so few transactions during lockdown, this should be viewed with caution. Government schemes such as furlough and mortgage holidays, as well as the relatively unstretched financial positions of existing homeowners will help contain pressures and therefore reduce the impact Covid-19 has on house prices.

OVER £26,000 GIVEN THROUGH THE SPRING GRANT SCHEME
On May 16th the Fine & Country Foundation notified the 17 charities who would receive funding in its most recent round of grants, the same day that the Government announced that the funding for the rough sleepers’ emergency scheme would be coming to an end. After extending the application deadline to the end of April, in light of the COVID-19 outbreak, a record number of organisations applied for grants of up to £3,000 of funding.

The hard work and resilience of the Fine & Country offices, adapting their fundraising during this time, has meant that charitable projects from York to Zimbabwe were successful in receiving funding towards supporting their homeless communities, with several grants being awarded to projects focused on relieving the immediate impacts on the homeless community during the current pandemic.

Everyone around the world has been impacted by the COVID-19 pandemic, none more so than those who rely on homeless charities and foodbanks to survive. While we don’t know what the long-term picture is surrounding the coronavirus pandemic, we know that for the millions of people who are already in vulnerable conditions, it is going to be devastatingly worse if they do not continue to get funding from organisations such as the Fine & Country Foundation. David Lindley, CEO of Fine & Country and Foundation Trustee, said: “We are delighted to donate to 17 charities around the world in our continued effort to alleviate homelessness in all its forms, even more crucial in these unprecedented times. My sincere thanks to all Fine & Country offices who have not let the global crisis halt their charitable efforts. Since the Foundation’s inception, we have donated over £500,000 to superb causes both in the UK and around the world. We look forward to building on this success, with the goal of raising £1,000,000 for homeless charities.” As pressures on the charitable sector are exacerbated throughout the coronavirus pandemic, Fine & Country continues their efforts in supporting homelessness causes across the globe. “The Fine & Country Foundation is committed to helping those in need, and there has never been as many people in need as there are now,” adds Lindley.
