SELLER INSIGHT

Situated within the grounds of Hatton Manor, a prestigious gated development enveloped by a patchwork of rolling countryside is Belvedere House, a beautiful penthouse within a converted Grade II listed Victorian pumping station. “The property is totally unique and really needs to be seen in the flesh to be fully appreciated,” says Edward. “The very first time we set eyes on it we were both totally blown away.”

“Aside from the breath-taking setting, for me, one of the first big attractions was the level of character,” continues Edward. “All of the old infrastructure so integral to the operation of the building has been celebrated and enhanced so there are these amazing features such as the old cogs and steel beams, lots of exposed brickwork and the original floor-to-ceiling windows that flood each of the rooms with light. I’d liken it to living in a really stylish New York loft apartment, but in the heart of the Staffordshire countryside.” “It was also the sheer size of the property that drew us to it,” adds Alexandra. “We have just under 4,000 sqft of living and entertaining space, arranged over a number of levels, the home has a private entrance to a panelled marble entrance hall and the interior has been fitted out to the highest standards, particularly the kitchen diner, which incorporates Gaggenau appliances and high-end bespoke cabinetry.” “It really is stunning throughout,” continues Edward. “It’s essentially a very stylish modern home encased within this really handsome period shell.”

“Another feature of the property that we absolutely adore is the outlook,” continues Alexandra. “We enjoy 360° of the most amazing countryside views. Our son, who is only three, is always gazing out. He loves watching the horses and cows grazing in the fields across the way... It’s an ever-changing vista but always beautiful”. “We’re also lucky enough to have around three acres of communal grounds to enjoy,” adds Edward. “It’s like having our own private park, but without the hassle or huge expense of looking after it.”

“Because of its uniqueness, I think we’d both agree that the ‘lookout tower’ is our favourite room,” says Alexandra. “It’s right on the top of the building and has four huge arched windows, one on each aspect, so from up there we can enjoy the most spectacular panorama of the surrounding countryside and plan your next walk!”.

“Hatton Manor is completely surrounded by rolling countryside however, we can hop in the car and access a number of well-served towns in next to no time. There are excellent schools in the local area as well as really good transport links, making daily commuting to London and Manchester possible, so it’s definitely somewhere where we’ve been able to enjoy the best of both worlds.”

“Something else that we’ve relished is that it is secure lock up and leave property, in the heart of a kind, small community”.

“If we could pick up Belvedere House and move it with us, we’d do it in a heartbeat,” says Alexandra. “It’s a unique and very elegant home and we know we’ll never find anywhere else quite like it again, it has such a wow factor! We’ll miss its character, the fantastic amount of space, both inside and out, those spectacular views... Everything about it! It has been a true honour to be the first family to ever live in Belvedere House, an extremely special building of such architectural merit and be a small part of its incredible history!”*

Official Grade II Listing

INFORMATIONWater pumping station and chimney. c1892, Historical note: The ornate design of Hatton Manor was created at the insistence of the original landowner Basil Fitzherbert of Swynnerton Hall. By agreement he required a greater architectural consideration by the water authority than was normal for waterworks. As such, it became the most decorative pumping station in Britain, though an anachronistic example of the Italianate style and an important local landmark.
