Tutnall House

TUTNALL HOUSE

A classically proportioned Grade II listed Georgian home sitting within a settlement of period property and enjoying far reaching views across the countryside and taking in the Malvern Hills to the South West.

Imposing

On the ground floor, Tutnall House benefits from traditionally proportioned rooms reflective of a double fronted house of its age and stature. The reception hall provides access to both the lounge and formal dining room. With dual aspect to both rooms they retain a light and airy feel uncommon in many properties of a similar period. Fireplaces add to the appeal. The original staircase provides for access to the first floor and there is a cloakroom, of generous proportions, splendid “farmhouse style kitchen/ breakfast room and conservatory. The property has a cellar.

Character

The kitchen, with AGA installed, is the natural focal for this lovely home with a range of solid oak fitted cupboards and draws, a sink unit with a Perrin Rowe mixer tap and “Quooker boiling water tap; all flooded with light from a leaded casement window. The adjacent conservatory provides a further reception space, ideal for the longer summer days and entertaining, with glazed doors leading to the garden.

Charming

On the first floor there are three principle rooms, one of which is currently enjoyed as a sitting room with views across the countryside. The remaining two bedrooms are complimented by a family bathroom and separate cloakroom with W.C. The accommodation benefits from gas central heating, serviced by the boiler which is housed in an outside cellar underneath the kitchen.

Elegance

The top floor provides for three further double bedrooms and a bathroom. The flexible accommodation may be utilised as a six bedroom home. Tutnall House offers enormous potential for personalisation to suit the needs of a new custodian. Only by undertaking a full internal inspection may the far reaching views, particularly from the top two floors, be fully appreciated.

Established

A sweeping gravel driveway from the highway offers ample parking and turning space and provides for access to the double garage. The mature planting to the frontage of the property creates a high degree of privacy and suitably frames the main elevation. The rear gardens are a haven for recreation. Outbuildings provide additional storage for garden equipment and the open lawned area is the ideal spot to enjoy the sunshine or play games. All of which is enclosed with a variety of mature trees and shrubs. The orchard is generously stocked with apple, pear, walnut and plum trees. There are a variety of soft fruits including strawberry, raspberry and blackberry and a vegetable patch.
