Magnificent period features throughout including original stained glass windows, immaculate Minton flooring, numerous impressive fireplaces, superb cornices, ceiling roses and arches, deep skirting and fabulous high ceilings, all blended exquisitely with luxurious fabrics, delightful decor and contemporary touches to create an interior designers dream. Charming double opening timber doors to the front of the vestibule lead to the original oak door with its beautiful stained glass panels and stunning original Minton floor. The impressive hallway leads into this splendid family home.

There is a traditionally English cloakroom complete with a white suite and chrome fittings, Minton style tiled flooring and period front stained glass window. An excellent sized fitted boot room with storage, coat hooks and quarry tiled flooring complete the grand entrance. There is a magnificently presented drawing room with a grand walk-in double glazed bay window offering stunning views across the rear lawns towards Olton Mere. Alongside a feature fireplace with marble hearth, the room offers high ceilings, deep coving and skirting combined with sumptuous drapes and decor, creating a lavish sophisticated feel. The open plan design moves from the kitchen seamlessly through to the substantial Orangery with fabulous views across the elevated patio area and gardens and mere beyond. The unique design incorporates an expansive glass lantern ceiling and fabulous spiral staircase leading down to the basement space.

Seller Insight We are both really big fans of cooking, so I would say the kitchen is the heart of the house. Whether we are preparing meals together in the evening or hosting friends and relations, its an excellent space. Being so large it means that even if you are working hard on the evening meal you’re not isolated from the rest of the party. For larger events the family have utilised the impressive span in the games room to give space for a long dining room table. Under normal circumstances we have a pool table in the games room, but on special occasions its great to have enough space to have our own dance floor or larger dining room. There is also a state of the art cinema room, which is my husband’s favourite feature. It has a really great sound system and we have recently installed a 3D projector. The expansive outside area continues to provide space for hosting visitors. We have held large BBQs in the garden and also have a really unusual fire pit, which is great when our son and his friends want to toast marshmallows after a game of football on the lawn. When the guests have gone and it’s time to unwind we can retire to the hot tub with a glass of champagne… even in the winter!!! At the foot of the garden there is access to Olton Mere, which provides a one mile dog walking or jogging route. We keep the boat on Olton Mere, which is really convenient and provides a lot of fun at the weekends. In addition a friendly neighbourhood community is the icing on the cake. From annual pantomimes to progressive dinners and garden parties, you are welcome to get as involved in the community as you want, without having your space invaded. It’s a really nice neighbourhood and we have made a lot of friends. I enjoy painting the scenery for the local play. We are a very sociable family and will miss the great atmosphere that we have had here. Not only is it an aesthetically pleasing property it is also an incredibly functional family home. Accessed from the hallway or via the spiral staircase in the orangery, is the outstanding basement development. A wonderful state of the art cinema room, complete with an excellent surround sound system and 98 screen and 3D projector, together with the plush furnishings, reclaimed oak panels and soundproofing create the very height of indulgence for any movie lover. Steps lead from the cinema room through to the extensive basement games room, which presents a multitude of options for entertaining, large scale dining or simply a great area for children and adults to enjoy. Complete with a fully fitted bar with oak bar tops, triple drinks fridges and a sink, pool and games tables and window seats. Surprisingly light and airy with an expanse of windows across the back of the room and French doors opening directly to the lower terrace and BBQ area. There is a separate shower room / changing room ideal when using the hot tub outside.

Located on the top floor is the most impressive master suite. Luxurious decor combining sumptuous drapes and quality wall coverings creates an opulent feel, plus the high vaulted ceiling generates a light and airy space. An archway and stone steps leads through to the elegant master en-suite with its beautiful tiling reminiscent of an Italian courtyard, elegant sanitary wear and open rain shower complete the room.

There are four further substantial double bedrooms, one with a most distinctive large wet room, with tiles by Bizzaza and Porcelanosa sanitary wear. All the bedrooms have an array of stunning period features from beautiful fireplaces, to stained glass panels, deep skirting and original ceiling plasterwork. The family bathroom to the first floor is the very height of luxury, beautifully dressed with Porcelanosa sanitary wear, a free standing bath and an impressive open shower area. Porcelain tiling to the walls and floor complete this superb room. The separate top floor bathroom enjoys incredible views across Olton Mere and offers a relaxing haven with a contemporary roll top bath, lovely mosaics and exquisite decor.

Accessed from both the basement and ground floor an outstanding feature of this property is the most impressive well screened and established rear patios and gardens which enjoy the rare feature of having access out onto Olton Mere, and comes complete with your own Optimist 2-3 man sailing dinghy. A unique feature of this fabulously extended home is the excellent raised terrace leading from the Orangery. Ornamental walls and railings edge the upper terrace creating a perfect space for relaxing and outdoor entertaining. Unobscured views across the gardens and lake beyond complete this perfect outlook. The lower terrace accessed via steps to the side or directly from the basement complex creates the perfect BBQ area, and the delightful fire pit and seating area beyond offers further space to enjoy the surroundings. The well-established garden has an abundance of mature trees and shrubs including Holly, Roses, Oak, Beech, Spruce, Maple and Magnolia. There is a summer house with electric supply and heater and an excellent chicken coop.
