Links View Barnetts Lane | Kidderminster | Worcestershire
LINKS VIEW A wonderful and rare opportunity to purchase a “one-off unique build in one of the most desirable roads in Kidderminster and overlooking the golf course. The nearest railway station is just 1 mile away and offers fantastic commuter routes across the country.
This four double bedroom gated property sits on a good-sized plot and has tremendous potential. It offers upside down living arrangements so you really get to enjoy the wonderful outlook onto Kidderminster Golf Course. Built in 1985, Links View has had some recent upgrades, which include; a newly fitted contemporary ‘Avanti’ kitchen, new bathroom and wonderful en-suite, which serves the master bedroom.
GROUND FLOOR ACCOMMODATION • Hallway • Master Bedroom with Ensuite • Bedroom Two • Bedroom Three • Family Bathroom • Utility Attention to detail was foremost in the design of this build. An Intercom Security System was fitted to the porch allowing you to open the front door from upstairs. The front door is fitted with mirrored privacy glass, which allows you to see out of the property, yet prevents visitors from seeing in. All of Links View’s internal doors have been imported from Spain and are made of solid wood with brass finishes. The hallway is spacious and the bedrooms are all good sizes. The master bedroom leads to the beautiful contemporary en-suite that has been fitted to an extremely high standard, to include granite worktops. The family bathroom has also been fitted to a good standard and is accessed through a separate door in the hallway, this serves bedroom two, which could be used as a separate annex. The utility room houses the combination boiler, which has been recently fitted. There is also door from the utility, which leads onto the double garage.
Seller Insight Mavis and Brian have lived in Links View, overlooking Kidderminster Golf Course, for eleven years. They enjoy the layout of the house, with the bedrooms downstairs and living spaces upstairs, as it allows them to enjoy the great views over the golf course during the day. The upstairs balcony looks directly over the 150 marker on the 13th hole of the course. Due to the way the house faces and has been designed, it enjoys a lot of sun throughout the day. Both Mavis and Brian enjoy playing golf, so it has been the perfect location for them. For those who don’t play, they can still enjoy the benefits of the golf course as there is a right of way across the course that leads to a children’s playground on the far side of the course. There are also social events at the golf club. Since moving to Links View, Mavis and Brian have made several improvements, including adding a new kitchen, windows, bathrooms and guttering. Beyond the house, all amenities are within walking distance, despite the rural feel of the property’s location. There are primary and secondary schools nearby, and Kidderminster railway station is within walking distance of the house, which is very convenient to get to London. The current owners enjoy the spacious kitchen that has large windows with views over the golf course, and then lounge enjoys dual-aspect views. Both front and back gardens are fully landscaped, and are beautifully tended to. The couple have family nearby who regularly visit, and have celebrated many birthdays and other events at the house. The current owners will miss the proximity to the golf course when they leave. They will also miss the quiet lane that the house is on, which is popular with dog walkers.

During the warmer weather you can dine al-fresco whilst enjoying the views of the golf course. Laid with Astro turf there is even the opportunity to practice a bit of putting!
The kitchen, recently designed and fitted by ‘Avanti’ offers splendid views across to the golf course with a large picture window so you can really enjoy the outlook. Built to a very high standard it features white gloss units and doors, granite worktops and Karndean flooring. This quirky one off build has tremendous potential. The owners have fitted a new kitchen, bathroom and en-suite but there is scope for further modernization.
OUTSIDE Links View is approached via gates leading to a tarmac driveway, which serves multiple vehicles. There is a gravel border to the left hand side of the property with electric lamppost. The double garage has electric doors. The back garden features a lean to conservatory, which can only be accessed from the garden and is currently being used by the vendors as a space for relaxation and painting. The garden steps up to a lawned area, with well-established plants, borders and vegetable patches.
KIDDERMINSTER The largest town in the Wyre Forest District, just 17 miles south west of Birmingham, Kidderminster with it’s many Victorian buildings, through which flows the River Stour and the Staffordshire and Worcestershire Canal, has plenty to offer. Home to the unique Museum of Carpet and a starting (and finishing point) for the world famous Severn Valley Heritage Railway, wonderful memories are shared in this beautiful part of Worcestershire. The Town Hall is a beautiful Victorian building where speeches from eminent leaders such as a young Winston Churchill, Prime Minister Stanley Baldwin, explorer Earnest Shackleton and women’s rights campaigner Emmeline Pankhurst have echoed off its walls, today remains at the centre of live music in Wyre Forest, from rock concerts to professional entertainers, local choirs, bands and orchestras. Sir Rowland Hill, the inventor of the Penny Black and the modern postal system, was born in Kidderminster and there is a statue, sculpted by Sir Thomas Brock, outside the Town Hall. The modern carpet industry was founded in the area in 1785 by Brintons, and the carpet industry became extremely important to the local economy, so much so that the local newspaper is still named The Shuttle after the shuttles used on the carpet looms. Boasting three shopping centres and a retail park, there are numerous pubs, restaurants and cafes to choose from and a twice weekly outdoor retail market. To get away from the hustle and bustle, boaters, cyclists and walkers can use the canal/ towpath to access neighbouring Stourport and the River Severn. Other attractions close by include the peaceful Bodenham Arboretum situated in a protected valley and the Elizabetan Manor House, Harvington Hall - both located away from traffic noise and visual intrusions. The main Network Rail station operated by London Midland in Kidderminster, provides trains that run to Birmingham, Worcester and London.

The main commercial centre can be found on the recently modified high street, home to a number of major retail chains and individual boutiques. There is also a racecourse, cricket club and university The green city of Worcester provides three spacious parks and two large woodlands covering over 33 hectares. The banks of the River Severn provide an idyllic setting for an evening stroll or bike ride. The city is surrounded by the wonderful Worcestershire countryside bounded by the Malvern Hills and its pretty market town.
