Newlands Aqueduct Lane | Alvechurch | Worcestershire

NEWLANDS An imposing, sympathetically extended detached family home being built circa 1936, having many original features. Situated in a highly regarded semi-rural location, between the Worcestershire villages of Alvechurch & Barnt Green, yet still within very easy reach of the local road network and public transport, including M42 (Junction 2) and both Alvechurch & Barnt Green train stations. This lovely home would perfectly suit a growing family and the commuter who wishes to enjoy peaceful, village living, but still retaining superb, accessible links to Birmingham City Centre, Bromsgrove, Redditch and beyond.

The property boasts spacious accommodation of approximately 2,900 square feet in total and is approached via a generous sweeping driveway with well-established, attractive fore gardens having a separate patio area where the peaceful surroundings can be truly enjoyed. The recessed storm porch gives access into a welcoming reception hall, which offers stripped oak flooring and a guest wc/cloakroom. The spacious lounge has a bay window looking onto the fore gardens, as does the formal dining room. The study is fitted with a range of furniture to make the most of the available workspace and storage.

The superb, bespoke fitted kitchen was handmade by Humphrey Douglas, having a range of integrated appliances and a double Belfast sink. There is a separate breakfast area which has a patio door leading to the delightful rear gardens, which with the spacious conservatory, makes for a fantastic entertaining area.

When it came to designing our kitchen/breakfast room, we separated the two functions with an archway between, says Brian. This has proved ideal for our needs, especially with the large doors in the breakfast area opening out onto the large patio. Our kitchen units are truly bespoke. These were built by a local artisan who purchased a large ‘felled’ oak tree, stored it for a number of years whilst it weathered and constructed our, timeless, kitchen units from this tree. Utilising our kitchen/ breakfast room, together with our large conservatory we can create a brilliant space with an exceptional sociable flow, and have made use of this facility to welcome over two hundred guests for special occasions.

Seller Insight Set in a delightful, semi-rural location, equidistant between the convenient villages of Barnt Green and Alvechurch, this highly impressive home, built around 1936 has been stunningly renovated and extended to create an impressive, spacious, and family home. “Having received a generous offer on our previous home, we were living in temporary accommodation in this area whilst we looked for our new home. We loved the area and, one day whilst walking along a quiet lane, we discovered this house for sale. It was in somewhat of a ‘pickle’, but its quiet setting was perfect, plus we recognised its amazing potential.” “We undertook a massive project involving many practical tasks, but we also extended the house to create what has been our ideal family home for the past 21 years. Visitors often describe our home has having a ‘traditional cottage’ atmosphere but it does have natural friendliness and welcome to all. Our children had more or less flown the nest when we came to live here but they, along with their children, regularly visit and, having plenty of available space, such visits easily accommodate everyone.” “Once we tamed our very large garden, it became an oasis of peace and tranquillity. It has matured beautifully throughout the years and, although spacious, it is easy to manage. We have a summer house and we do enjoy sitting here in the shade and enjoying the variety of visiting wildlife.” “We can easily walk down our lane to reach the towpath of the Birmingham & Worcester Canal. We often visit a lovely pub along here for a meal. A tradition of living here is to visit this pub on New Year’s Day when the local Mummers come along to perform.” “The time has come to downsize and we are moving to be closer to our family. This is a special home in an outstandingly quiet location and yet it is so easy to access road and rail links, together with every conceivable amenity.”

These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.

The first floor accommodation offers five bedrooms, with the master bedroom having a range of fitted furniture and an en-suite bathroom with separate shower cubical. There is a modern family shower room with feature cubical, and a separate wc. The loft space offers potential for further development, subject to the usual planning permissions, being partially boarded with lighting and a Velux window.

Outside, there are delightful, extensive, well established and private gardens where one can truly enjoy the tranquil surroundings, with a summer house and workshop. The driveway leads to an integral double garage which gives access into a vestibule – currently used as a fitness room – and a utility room with a range of fitted furniture and recently re-fitted Worcester Bosch boiler. An additional, impressive feature are the PV panels, which provide extremely economical running costs for the gas and electricity. The owner states current costs of under £250 a year, which for a property of its size, demonstrates outstanding energy efficiency.

BARNT GREEN Barnt Green sits adjacent to open countryside and the rolling Lickey Hills, ideal for those wishing to pursue rural leisure pursuits, including walking and riding, whilst the Worcester and Birmingham canal also lies close at hand. The village boasts an extensive range of shops, medical and dental practices, as well as a highly regarded and Ofsted Outstanding primary school, sports and recreation ground, two churches, together with popular public houses and restaurants. Barnt Green also gives its name to both a long established cricket club and sailing club. Barnt Green provides an excellent rail link into Worcester and Birmingham city centres, whilst the nearby motorway network allows ready access to a variety of destinations both local and regional, making this delightful location ideal for the modern day commuter.
