Seller Insight This lovely family home, which is enveloped by around 6 acres of rolling grounds, enjoys an idyllic location in the pretty hamlet of Morton Bagot. “It was the setting and the grounds that I’d say initially attracted us to The Woodlands,” says Nina. “We wanted to live in the countryside and be able to keep a menagerie of pets, and this property enabled us to do just that.” “The previous owner had lived in the house for many years, so the décor was tired and dated, but the house as a whole had a lovely warm atmosphere from the minute we set foot inside.” “We brought in a team of builders who stripped it right back, redecorated throughout and they also knocked through from the kitchen to the dining room to create a lovely big family space. Each room is generously proportioned, so it’s a house you can breath in, and we’ve used a pale, neutral palette throughout to enhance the feeling of light and space. We’ve also recently added an orangery, which is adjacent to the lounge, it’s a lovely bright room that’s great for socialising in.” “When we added the orangery we had bi-fold doors installed in the kitchen and a lovely patio laid,” continues Nina, “so there’s now a really nice connection between inside and out. Beyond the doors is the more formal garden, which is very pretty, and we have a gated entrance to the paddocks where we keep all the animals. Our land appears to meld with the fields beyond, so we have the most stunning views for as far as the eye can see. It’s such a beautiful setting.” “I love all the rooms,” says Nina, “but we’ve just recently had the snug redecorated, so at the moment it’s one of our favourites. It has a little fire and it’s the only living space that has carpet, so it has a very cosy feel. Our immediate surroundings are wonderfully rural, but we’ve never felt isolated,” says Nina. “We’re close to places like Warwick, Stratford, Redditch and Henley-in-Arden, so for us the location has been ideal.” “This has been such an idyllic place to bring up our children. We’re moving to be closer to our children’s new school, but it will be a real wrench to leave as it’s been such a happy home. I’ll miss the views, the spectacular sunsets and those big skies. We’ve all absolutely loved it here.” These comments are the personal views of the current owner and are included as an insight into life at the property. Located at the end of the landing is the most impressive master suite. On entering, there is a delightful seating area with a large picture window and opposite is a fabulous contemporary en-suite. The black glass vanity unit with its double inset white porcelain sinks and six drawer unit contrasts beautifully with grey tiled flooring. There is also a large modern shower enclosure, low level wc, storage area and very useful built in hairdryer. The views from the en-suite take in the garden and first paddock. Moving into the master bedroom itself, the high ceilings and neutral dĂŠcor, together with two large dual aspect windows and patio door, enhance the overall feeling of light and space. Across one side are 9-door built in wardrobes offering huge storage space. There is also access directly onto a private decked patio area which overlooks the side paddock and countryside beyond.

A series of pathways lead to the sectioned paddocks which currently house a variety of domestic farm animals.

And with so many historic pubs - The Nag’s Head, The Blue Bell, The Three Tuns, The White Swan, The Black Swan - there’s plenty of opportunities to soak up the atmosphere. Henley’s parish church is St John’s, which sits proudly on the main street which rises over the neighbouring buildings. The original church was built here in 1367, although what we see today, at least on the outside, dates from the 15th century and the Perpendicular style.
