The living room with its attractive bay window is also appreciated for its bright, warm and restful ambience. Gary says it is often referred to as, ‘Daddy’s room, ‘as it is where he can watch football in peace. It is also perfect for family time and entertaining.
Seller Insight 22 Vernon Road is an attractive late Victorian building, in the pleasant Edgbaston area of Birmingham. The present owners, Gary and Linh, have loved the 10 years it has been their family home. Vernon Road is a quiet, sought after street, which enjoys an excellent location, only a mile and a half from Birmingham city centre: but is only approximately a mile from Harborne village with its independent shops, boutiques and restaurants. Nearby Bearwood has comprehensive shopping facilities; and with this rich choice of venues, you can easily find sporting, entertainment and cultural opportunities. There is a wide choice of schools and the High School for Girls is in Vernon Road. The excellent Birmingham Blue Coat School and Hallfield Primary schools are both in Edgbaston, and it is home to the main campus of the university. Gary says you can enjoy the best of town and country in Edgbaston, as Edgbaston Reservoir, enclosed by woods and grassland is behind the house. Walkers and joggers can explore its pretty footpaths, whilst the reservoir offers sailing, rowing and fishing. You could be in the depths of the country, miles away from the city. When Gary and Linh bought the house, it had been lived in by the same family for over 30 years, and was in need of refurbishment, but they saw its huge potential. The house also had some secrets, as they uncovered two rooms that had been closed off from when the house had been converted into apartments for officers, during the war. The ground floor rooms have delightful high ceilings, coving and central rose of the period, which contribute to the charm of the house. The hub of the home is the kitchen and snug, that was once the servant’s laundry. It now forms a spacious, comfortable and sociable area for the family to relax and chill out. The cellar is another room where you can unwind, as it presently houses a pool table. It is very much a ‘boy’s room,’ but dry and with good head room it is a useful and very adaptable space. These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.
In contrast there are some more modern additions incorporating UPVC windows throughout, wet room style showers in the bathrooms, a unique spiral staircase access from the master bedroom to the top floor, an array of Velux windows adding fabulous light and space to the upper floors and not forgetting the useful basement games room.
The six bedrooms range across the two upper floors and we uncovered a loft area there, which has been converted into a dressing room. It makes the master bedroom suite a pleasant adult sanctuary.
The house readily accommodates people, and there have been barbecues for up to seventy people in the garden. The stretch of lawn, softly fringed with shrubbery, is a still, quiet and tranquil oasis. You can settle on the patio with a morning coffee, and soak up the sun as it shines into the south facing garden through the day. The owners will be sad to leave the house and Vernon Road as it has been a fantastic and convenient location for the whole family. They take away happy memories.
