Seller Insight 23 William James Way is an attractive, modern home which enjoys a superb location. It is surrounded by the wonderful Warwickshire countryside, yet only a few minutes’ walk from Henley-in-Arden High Street. Henley-in-Arden is a delightful medieval market town, where the many historic half-timbered black and white buildings blend comfortably with the modern, vibrant lifestyle of the town. It is approximately 8 miles from Stratford- upon-Avon which, with its world class theatre, is a charming town to visit. Warwick, Leamington Spa and Solihull are within easy reach, and are all centres which offer a great choice of work and leisure opportunities. This wide choice of versatile nearby towns appealed to the present owners, and they absolutely love the ability to stroll into Henley-inArden for a meal or a drink. They say it is a town that is small enough to be cosy and friendly, but big enough for you to retain privacy. The home was built eight years ago in contemporary style and provides an elegant living experience. Drenched with natural light it has a bright and positive ambience throughout, and the fabulous views that stretch across the surrounding countryside give constant pleasure. In the spring and summer, there are gentle pastoral scenes of sheep and lambs grazing in the fields, as far as the eyes can see. A thoughtful specification provides up to date chic combined with year round comfort. In winter with the curtains closed and a fire glowing, the lounge is a perfect cosy winter retreat. However summer living is a joy, as the doors in the lounge and kitchen can be opened to the garden. The patio has all day sun and becomes a delightful al fresco dining room. The house is a superb family home and the kitchen has a large breakfast bar that makes cooking a chatty activity, whilst the snug functions as a chill out room, a playroom and dining room. If parents need down time, the master bedroom runs the entire width of the house and is a perfect sanctuary. The garden is green oasis and the lawn has been the venue for happy summer parties. The hot tub and putting green are both features appreciated by friends, and anyone wanting a country stroll can just go through the back gate into the fields. HENLEY-IN-ARDEN Henley-in-Arden is a small town in Warwickshire. The name is a reference to the former Forest of Arden. The town is known for its variety of historic buildings, some of which date back to medieval times and wide variety of preserved architectural styles. The one mile long (1.6 km) High Street of Henley is a conservation area. The real attraction of Henley is simply wandering along the High Street, nipping down little alleyways. And with so many historic pubs - The Nag’s Head, The Blue Bell, The Three Tuns, The White Swan, The Black Swan - there’s plenty of opportunities to soak up the atmosphere. Henley’s parish church is St John’s, which sits proudly on the main street which rises over the neighbouring buildings. The original church was built here in 1367, although what we see today, at least on the outside, dates from the 15th century and the Perpendicular style.
