FINE: How were you able to sell the Georgetown property located on 3043 P Street, NW, in just four days and for $510,000 over the listing price? Venditti: The selling of this property represents what needs to be done to a property during this pivotal time in real estate. Every property has something that may not peak the interest of everyone. When such drawbacks exist, it takes visualization for people to look past it. The easiest way to allow potential buyers to visualize the beauty of a space is through staging.

TTR Sotheby’s International Realty announced the sale of 3043 P Street, NW listed for $3,490,000, all cash offer with no contingencies. The sale represents a synergistic effect of combined team experience, market demand, stellar staging, and meticulous attention to detail throughout the process, which lead to this Georgetown home going under contract for $510,000 over asking price in four days. The Alex Venditti Group of TTR Sotheby’s International Realty represented the sellers in the transaction.

FINE: Interesting, so you staged the property? Venditti: Yes, I did. The challenge was that this property was a mid century home surrounded by the historic homes of P Street. Our team knew the buyer for this property would be an empty nester from the suburbs. In consideration of the unique tastes of this potential buyer, the property was staged with an eye for the amenities desired by this potential buyer. The shutters were dyed, the interior was staged, the garden was redone, and the focus was placed on how well the space was laid out.

3043 P Street is a stunning Georgian Revival in the heart of Georgetown and is one of few homes surrounded by predominantly row homes. This impressive home featured more than 5,000 SF of living space with six bedrooms and four baths, a grand foyer, and French doors opening up to a private garden seamlessly connecting outdoor with indoor space, truly an entertainers dream. The residence was built in 1959 comparative to its adjacent homes, some built as early as the late 1800s, and although most buyers typically looking in the Georgetown market actively seek historic character, this home offered modern amenities at a grand scale with unusually more square footage – unique in this market.

FINE: What is the key to a successful staging? Venditti: Having a team with a special eye for staging properties and working with a buyer savvy enough to recognize the benefits of spending between $30,000 and $35,000 to properly stage a space.

“There has been a strong demand for the discerning exclusive buyer and when a desirable listing arises it’s under contract within days,” says Venditti. The Washington area continues to thrive as one of the nation’s healthiest economies. Within the region, various submarkets continue to be influenced by the changing demographics and growth patterns. These are influencing the behavior of both buyers and sellers within those markets. In general, markets proximate to the job centers and transportation infrastructure are thriving. The Georgetown and Northwest DC markets reflect similar strength. Sales in Georgetown increased 12.70% year to date and the median sales price increased 4.49%. FINE: You mentioned having a team that is experienced in staging, what role did having that kind of team play in selling this property? Venditti: Our team consists of five members, including: myself, Senior Vice President at TTR | Sotheby’s International Realty; Greg Schneider, an Associate and CRM; Jeff Taylor, Associate and Listing Specialist; Jesse Grimste, our Director of Marketing and Operations; and Rolisa Loreto, my Executive Assistant. Each team member played a key role in preparing this property and enabling us to sell it in just four days. For example, before the home was even listed, Jesse spent time building up a frenzy on the internet, attracting tremendous interest through social media outlets. FINE: So, your Marketing Director was building up a frenzy of anticipation on social media, and you were having the house staged. What other steps went into the preparation process? Venditti: Well, before we had the property staged or determined what the appropriate listing price should be, we invited four top agents to view the property to get their thoughts on a listing price. I have been in the business for a long time but always find it beneficial to listen to the thoughts of other agents regarding listing price.


FINE: What thoughts did these four top agents express about the listing price? Venditti: As expected, their thoughts were well below our eventual listing price. This is where our team comes into play. After receiving the feedback from the agents, we began the staging process. No detail was left untouched. The staging minimized in drawbacks of the house and allowed the future homeowner to visualize the full potential of the house. FINE: How did staging the property enable you to arrive at the appropriate listing price? Venditti: After the staging was complete, we brought back all four agents initially consulted to revaluate the property. Three of the four agents significantly increased their suggested listing price. As a result, we listed the home higher than initially expected, allowing for the homeowners staging investment to more than pay for it self. The home was put on the market on a Friday. We hosted open houses on both Saturday and Sunday. Due to Rolisa’s excellent work on raising interest for the property, we had a fantastic showing during each open house; in fact, we had offers on the property as of the Saturday open house.

FINE: How many offers did you receive? Venditti: Four parties put in an offer for the home. By Monday after the Sunday open house, we were under contract; the rest is history. FINE: Do you see bidding wars like this often? Venditti: Yes, I am very accustomed to bidding wars but this one was different than usual. Typical bidding wars occur when developers buy up properties in a growing area. Normally, you are not going to see a bidding war in conservative Georgetown over a traditional home on a historic street. FINE: What kind of home buyers are you currently seeing? International or domestic home buyers? Venditti: Sotheby’s is the only true international real estate company. We see buyers from all over the world, but recently I have been seeing buyers come from the suburbs of DC, Maryland, and Virginia. These homebuyers are seeking excitement. Many of them are empty nesters interested in living in thriving neighborhoods where they can walk and experience the thrill and convenience of the city.

FINE: As we enter the month of October, is now a good time to sell? Can we continue to expect similar interest in home buying throughout the fall months? Venditti: Absolutely, in my opinion, there is no bad time to sell a home in DC. Do you attribute your success in selling this property as quickly as you did to your team? Venditti: Absolutely! The Alex Venditti Group does things differently.
