ARE YOU STUCK IN TRAFFIC RIGHT NOW? I spend about 45 minutes per day commuting from my rural residence to downtown, where I work, and then, another 45 minutes going back. While driving, I often contemplate the pros and cons of my current housing situation. Mostly, the expedition is somewhat tolerable, as I can meditate, building my daily decision tree of important tasks, coming and going. But there are other days when traffic is hideous, and time isn’t a luxury, making the journey frustrating. Not to mention the fuel cost, and the wear and tear on my car. I enjoy the urban metropolis vibe, as I am right in the middle of the action, so to speak, and conversely, it’s great to be able to leave the hustle and bustle of the city to enjoy the quiet tranquility of the countryside. But let’s face it – that hour a day I am “losing” when commuting is troubling, and what’s more, expensive in so many ways. I am continually thinking about moving downtown, in order to be closer to my job, and save resources. But I am surely not the only person grappling with this kind of issue. What if the trip could be cut down from over an hour to ten minutes or so per day? What if I could keep my busy, energetic daily life in the city but retain the serenity and space of my peaceful abode in the country? And you ask, is this just a pipe dream, some excruciatingly painful real estate fantasy? Well, no, not if Elon Musk has his way, and his Hyperloop concept is actually brought into existence.

WOULD HYPERLOOP CHANGE THINGS? The answer is that it would change things — enormously. The implications are mind-blowing, impacting our modes of transportation and real estate market — our very economy — in a way that would literally change our lives, and the world around us.

WHAT’S THE STORY BEHIND HYPERLOOP? In a rather sensational exhibition of marketing and public relations savvy this past July, Musk, the billionaire tycoon responsible for the Tesla electric car, and space travel firm SpaceX, tweeted that his Boring Company tunnel project received “verbal government approval” to construct an underground rail intercity Hyperloop network joining New York City, Philadelphia, Baltimore, and Washington, D.C.

Musk, clearly an enigmatic figure in our culture at the moment, was met with some skepticism from the transportation industry after announcing the ultrafast compressed-air tube transit system could move passengers from New York City to Washington, D.C. in a mere 29 minutes. Spanning that distance in a half hour is nearly inconceivable, as it often takes longer to travel from downtown to Midtown for Big Apple commuters. Amtrak’s Acela Express takes three hours to travel between the two cities. Adding gravy, Musk said Hyperloop would run along the same route already serviced by Amtrak, connecting New York, Philadelphia, Baltimore, and Washington while also offering “up to a dozen or more” access points by elevator in each city. But this ain’t going to be simple as a high-school dance. Like any tech professional worth his salt, Musk and The Boring Company have made Hyperloop an open-source concept, so that anyone with the proper credentials (and financing) can become involved. One firm is Hyperloop One, who recently completed a successful track run, along with a positive test of its transport system. A Hyperloop One representative described the protocol, saying “Passengers and cargo are loaded into a pod and accelerate gradually via electric propulsion through a low-pressure tube. The pod quickly lifts above the track using magnetic levitation, and glides at airline speeds for long distances due to ultra-low aerodynamic drag.” According to Musk, Hyperloop is the logical, grand extension of an overall transportation malaise, and he wants the New York to D.C. project to coincide with a L.A. tunnel, in addition to a possible Hyperloop from L.A. to San Francisco, and even one in Texas. If it sounds like science-fiction, try to remember that necessity has always been the mother of invention, and in this case, momma wants speed, expediency, convenience, and opportunity.

WHAT’S THE GENERAL CONSENSUS? Transit experts have criticized Musk’s intricate underground roadway system for prioritizing individual over system optimization, and have steadfastly argued Hyperloop costs for the span between New York and D.C. would be “incomprehensible,” in the range of tens, maybe hundreds of billions of dollars.


Add to this other primary problems — tunneling and bureaucracy. Outside of the astronomical costs, the stupefying array of regulations requiring negotiation, in addition to the endless debates, reviews, and paperwork needed to obtain authorization from territorial agencies and governments along the way are nearly beyond comprehension. “My issue with these technologies is that they’re once again creating an entirely new mode and right of way,” New York Regional Plan Association Vice-President for Transportation Rich Barone said. “Hyperloop needs to be weighed next to more conventional and proven technologies like high-speed rail, which would incrementally build off our legacy investments, including existing rights-of-way and stations,” Barone added. Is there any hope for residents and travelers caught on the Key Bridge heading into D.C., or delayed along Amtrak’s East Coast rail passenger corridor, or buried in one of the New Jersey Turnpike’s legendary traffic jams? On a positive note, Hyperloop might actually end up being a cheaper alternative to relying on a previously existing infrastructure. As an example, over the next few years, the costs associated with transit and airport improvements needed to keep New York City, Washington D.C., Philadelphia, and Baltimore functioning may outweigh a Hyperloop investment. And in the larger picture, transportation in general would be transformed in a revolutionary way, eliminating excess traffic, saving countless hours of travel time, introducing new shipping methodologies, and even helping the environment.

WHAT ABOUT OUR WORKPLACES AND WHERE WE CHOOSE TO LIVE? As with all transformative technologies, Hyperloop will not only change our cities, but alter how and where we choose to live and work, while fundamentally refashioning the fabric of our society and economy. Living within driving distance of your workplace will become nearly meaningless, since Hyperloop provides travel at 700 miles per hour, nearly the speed of sound. This means you could live almost anywhere, completely changing the shape and structure of the every workplace and workforce. “We had a vision of turning cities into metro stops, changing the meaning of where you live and where you work,” Hyperloop One CoFounder Shervin Pishevar told the Verge. “The goal is unlocking economic opportunity in areas that might be currently locked away by lack of infrastructure or lack of transportation solutions,” Pishevar said.

HOW WILL HYPERLOOP AFFECT THE REAL ESTATE MARKET? Proximity to jobs is one of the most significant drivers of value for real estate. Since you can live anywhere, and work anywhere with Hyperloop, real estate property values in proximity to areas filled with high-paying jobs like New York and Washington D.C. will be disrupted, unless close to a Hyperloop terminal. People no longer have to mortgage themselves to the hilt in order to own a home in a formerly ‘expensive’ city. A residence can be purchased for much less, hundreds of miles distant, with no negative repercussions whatsoever. “If Hyperloop lives up to the hype, it will most certainly disrupt the job and housing markets,” Coldwell Banker Realtor and Senior Manager of Media Engagement Lindsay Listanski said. “In terms of real estate disruption, home values and ‘hot markets’ could change drastically.” With all workplace and geographic restrictions removed, pricing will level out, and housing would become significantly more affordable in general, as most ‘privileged’ frames of reference will be removed. Certain cities may not remain pivotal for living quarters because of their location adjacent to a high profile work area.

“Historically, home values in cities and areas close to a train line are typically inflated. People sacrifice the size of their home for an easier commute, valuing their time over the luxury of space and/or location,” Listanski said. “With Hyperloop, people who felt handcuffed to a train line or airport could have a whole new world of living options opened up to them.” For instance, because Hyperloop reduces the time it takes to travel from Manhattan to Scranton to 20 minutes, Manhattan workers aren’t going to pay for an expensive Brooklyn property, just to live close to their job. They are going to buy a home in Scranton. Of course, across every stratum and substratum of the residential real estate market, rate structures would be affected, from appraisals to mortgages to payments, softening the market in some areas of the country once commanding much higher prices. Commercial real estate would also be affected, as businesses would relocate to regions offering lower overall operating costs. In turn, some towns and cities would lose considerable property tax revenue. On the flip side, the presence of a Hyperloop station would result in major changes to local economies. City centers connected to Hyperloop would blossom, fostering further economic development while hosting most of high-priced real estate in the country. Unfettered, homeowners would leave less desirable areas, migrating toward the coasts, and places offering land, and natural amenities, driving up demand for residential real estate in these regions. Problems with not enough housing, and exceptionally high and rising housing costs would diminish. In other words, for the real estate market, incalculable changes would forever alter the industry. “Bottom line? This could be the largest real estate disruptor that we have and will ever see in our lifetime,” Listanski said.

SO HOW LONG UNTIL HYPERLOOP BECOMES A REALITY? A 29 minute trip from New York to Washington D.C. sounds great, but let’s keep in mind the project isn’t already underway, and not an ounce of tunnel has been dug yet. In other words, he is going to need support from a myriad number of sources. It will be quite interesting to see who ponies up to the table. It also remains to be seen how congressional committees and subcommittees, the EPA, the Department of Transportation, airlines, local and state governments, mayors, elected councils, and the transit agencies of New York, Philadelphia, Baltimore, and Washington D.C., mired in the stratifications vetted to their constituencies, act when the time comes to put up or shut up. Musk has urged the general public to lobby officials, tweeting “If you want this to happen fast, please let your local and federal elected representatives know. Makes a big difference if they hear from you,” he said. Facing another 30 minutes of reflection on the way home, I decided once leaving my desk and escaping the office, to imagine I were already onboard Hyperloop. In the half-hour it typically takes me to drive back to my house, I can be across the entire country, I thought. I bet properties are cheaper in … Yes, Real Estate is never going to be the same.

AirBnB has taken the world by storm. Not too much different from what used to be known simply as Bed and Breakfast, the network and ease of booking a room, house or entire property has changed the way we travel, where and how we stay and who we meet. It has also changed how property owners and real estate investors look at the market and the returns that can be made. I recently stayed in an AirBnB in Los Angeles and it was most extraordinary; the main house was a long term rental, the garage had been converted to a one room unit, the room we stayed in was semi-submerged in the ground, and then there was another tiny room in the back big enough for just a bed and desk….. The Washington DC region is a destination for all; whether tourists, professionals or locals between residences. There are of course varying budgets people have for their stay, and often an AirBnB is an alternative. The general rules that govern AirBnB’s are that you as the owner need to still occupy the home and that it be your primary residence. This means that you are welcome to rent out most of the home for a certain amount of time, but that you also need to reside there and be the person or company that owns the property and pays the taxes. I often have clients who say they would like a home in which they can rent out the basement unit, or one of the floors. This is all fine, as long as you have a COO (Certificate of Occupancy) and a business license.

I have also met with investors who wish to purchase property, renovate/convert it and use it as an Air BnB. There is a maximum amount of time someone may stay in an Air BnB without then being considered a renter, with tenant rights. The District of Columbia has the most restrictive and binding tenants rights in the country, so as a property owner with an Air BnB, you will not want to run afoul of these rules. As recently as last month, DC council member Kenyan R. McDuffie introduced legislation regulating how home owners use VRBO and AirBnB. There is a significant lack of affordable housing in the DC area, and this law is designed to curtail property investment purely for use as short term rental units. source: https://goo.gl/ksYcGu (The Washington Post) So, if you think you want to attempt running an Air BnB be prepared by making sure you are within the legal guidelines, live in the right kind of property that adapts itself to this use, and be ready to be a wonderful host! Believe me, I know; I bought, renovated and managed a Bed and Breakfast in the south of France for 5 years… For more detailed information about the DC regulations, I suggest going to the DCRA site—DC Bureau of Regulatory Affairs or obtain legal advice.
