What’s your approach to marketing luxury listings to clients? Plainly said, I put in substantial effort and work before the property ever hits the market. Before I launch a marketing plan, I make sure we are positioned to have a successful listing. 1. I review area sales closely to ensure proper pricing. 2. I work with stagers, landscapers and contractors to make sure the property shows well. 3. I hire leading real estate photographers and videographers to capture the essence of the property. 4. I leverage my marketing team at Compass to formulate a comprehensive strategy. 5. We focus on social media, open house, email, print and most important of all, direct outreach to other Realtors. This formula has allowed my listings to achieve an average of 6 days on the market with a contract price well over asking. How would you describe the current market in some of the areas that you serve? Much more balanced. Solid demand, but less frenzied than earlier this year. Sellers will be happy to hear there is still significant competition for the best listings , and my buyers are pleased to see there are some deals to be had, unlike earlier this year when even less desirable properties had multiple offers.

KM: It turns out there is no short-cut to success. To use a farming metaphor, it takes daily diligence planting seeds, watering, and fertilizing, and after a lot of work and patience there is eventually a harvest that is very satisfying.

ML: My favorite memories are when we win competitive bids and let the buyers (especially first-timers) know!
