A N I N T R O DUCT IO N FRO M C O -FO U N DE R SKIP SIN G LE TON: The DC Design House began as a one-off design event in 2008 principally for two reasons: 1) Debbie and I were renovating a home in Georgetown and we thought it would offer the design community a place to showcase their talents; and 2) we had recently gone to a benefit for Children’s National and were so moved by their mission to not turn any child/family away from medical care that we wanted to do something for their cause. The first DC Design House in 2008 exceeded all of our expectations and was so successful that we decided to form a 501(c)3 non-profit (DC Design House, Inc.) and continue the event annually. After the first 7 years, DC Design House, Inc. has donated over $1.25M to Children’s National. The handful

Have you ever been part of the DC Design House previously or is this the first time? I designed the Library at the 2009 DC Design House and the Sunroom at the 2010 DC Design House. Why did you select this room to design? I love the home’s natural light and beams. What is the inspiration for your space? The inspiration for my room is a painting called “Farm Town, Court Day” which is based on a 1930s WPA photograph of farmer’s during the Great Depression. Name a few favorite elements in your space? My favorite elements are the 19th c. French farm table from Cote Jardin and I adore my curtain fabric which is a hand print I’m using on the wrong side.

It’s a chance for our northern Virginia neighbors to embrace the event, and to support the design community and the mission of Children’s National. The support out of the gate has been tremendous, and we are expecting to have our best ever DC Design House event this year! We also plan to make a special tribute to honor Sandy Steele, Founding Member and Corporate Board Officer of DC Design House, Inc., who recently passed away. Sandy’s dedication and generosity have had an

immeasurable impact on the DC Design House as well as the patients and families served by Children’s National.

How would you describe the space your designing and your approach? The challenge of the second floor back stair hall was to create an inviting space that is more than just a hallway. First we selected the graphic “Cow Parsley” wallpaper by Cole and Son to create a dramatic backdrop and enforce the connection to the first floor. Like the house, which feels like it has been added to over time, we wanted the interior to feel like an acquired collection of pieces. The “Nuvola Rossa” shelving from Cassina is a sculptural as well as functional 1970’s classic. The useful storage bench and custom sweater rug give the space warmth and style. By utilizing vintage and worn subject matter but made fresh and contemporary by its mounting and scale, local photographer Charlie Gaynor, exemplifies the room’s contemporary-vintage aesthetic. The fun and inexpensive swag light is another way we added flair and utility. With using a neutral paint palette of “sea salt” and “china white,” the colors complement the collection of items in the room.

Have you ever been part of the DC Design House previously or is this the first time?This will be my 4th appearance in the DC Design House. Last year, I served as a Design Advisor.

What is the inspiration for your space? The Nympheus linen print from Lee Jofa is my inspiration for the space. The print is an update of a classic hand-blocked pattern. It’s very versatile and can be used in traditional and non-traditional settings. I drew upon the greens and the hint of blue in the print for my color palette. Name a few favorite elements in your space? Where to begin? I love the the wall color (Benjamin Moore CSP-930/ Dragonwell). It’s bold and unexpected. I love the custom-made bench ottoman from Michael James Furniture (located in Edgewater, MD). It’s covered in a fun plaid from Osborne and Little. I am also really excited about partnering with A.B.E. Networks in Silver Spring, Maryland on a home automation/entertainment system. The wonderful aspect of this is the system is wireless and is a great solution to obtaining this technology in any home.

What is the inspiration for your space? Enjoying the outdoors from Spring through Fall. While the exterior of the home is a vernacular American 18th Century stone edifice, it is a more “farm” version of a Federal home. I used a traditional vocabulary for the pavilion that incorporated the proportions of the house, but steps up a bit to be a bit more Hollywood Regency and Palm Beach. Italian Gardens with their use of all greenery rather than flowering plants were also used. This is echoed in the moss balls on pedestals inside the pavilion. I finished the space with all American hydrangeas for the table. Classic Blue and white is used throughout, but in a this century adaptation. You can just feel the breezes blowing through the draperies when you see this space. Name a few favorite elements in your space? Foreign Property Investment in the United States and the EB-5 Immigrant Investment Program Traditional ‘safe-havens’ such as Washington, D.C, New York City and Los Angeles continue to be of high interest amongst foreign investors. Similar to how centuryold blue chip stocks like Coca-Cola, General Mills and Caterpillar continue to attract investors year after year as safe and profitable assets; cities like Washington, DC consistently remain front of mind for internationals as sound, blue chip real estate investments. The greater DC area has been a longtime favorite for investors due to the economic stability provided by its close association with the federal government.. Even as more interest picks up in other major cities like San Francisco and Houston and even into secondary markets which used to sit off the radar, the influx of capital in traditional investment cities is projected to remain strong. Foreign investment in U.S. real estate continues to grow and at rapid pace. Chinese and South American investment has increased as investors from the regions continue to recognize greater valuation plays in the U.S. than in previously popular markets where prices have soared such as Shanghai, Hong Kong and Singapore. What lessons did you learn from the Greater DC real estate market during 2014? This past year reiterated that real estate is unpredictable. The end of 2013 was surprisingly busy and we thought it forecasted an equally busy and successful 2014; however, not only was the winter of 2014, but spring and much of summer as well were very slow. The market did pick up toward the end of 2014 and all predictions are that the trend will continue toward a more successful 2015 and 2016.

You have had tremendous success in the Great Falls area; what has been the key to that success? Great Falls has been a tough market for many years and we do not yet see the “light at the end of the tunnel” there. I have nevertheless had some success in Great Falls due to my persistence and optimism. I have also greatly broadened my international network and advertising, which led to more success in bringing foreign buyers to my listings.

What will be the key to a successful 2015 for Talout International? Talout International has made a name for itself in the upper end, but we use the same skills and success in selling ALL price ranges. Our 2015 strategies will be to diversify to getting more transactions in the lower and mid ranges, continue in the path to reaching out to international buyers for the upper bracket listings, seeking more listings in all price ranges and expanding into new territories in DC and surrounding areas.

What is the key to being a successful realtor in the luxury real estate market? There is no difference in being successful in the luxury market or any other market. Success does not have a price tag attached to it. Managing clients’ expectation is as difficult in the lower end as it can be in the upper bracket. It was a choice for me to work in the upper bracket. Other Realtors find themselves more comfortable working in mid or lower ranges with as much, if not more success. It’s just a matter of where one chooses to work.

What are your thoughts and expectations for the Greater DC market during 2015? All economic indicators point to a good year with steady increases in sales volume and prices. We see this happening already with multiple offers and homes selling higher than asking price in McLean for example, and many other areas. I expect Spring 2015 to be very busy.

What does your team do differently that sets them a part from others? My team has true passion for the work and the people. What sets us apart, however, is the way we communicate. From writing correspondence to telling a property’s story to navigating through tough on-the-spot negotiations. I’ve never seen a team use its skills so effectively, and this is reflected in our success in closing transactions and in our clients’ satisfaction afterward.

Written by Sahra Ali “I am a citizen of the world” Lukasz Opalinski states, however, as the principle designer of Project Magnitude, a 90 meter luxury mega yacht jointly presented by Dutch yacht builders, Oceanco, it is quickly apparent that Opalinski is not just a citizen but a visionary in his own right. Originally hailing from Poland, Opalinski was inspired at an early age. Upon realization of his hyperawareness of the environment around him, he found comfort in the pages of his sketchbook. At 20, Opalinski left Poland to study in the UK where his talents soared and he eventually established himself as an artist/designer of all things, namely furniture. Many became enthralled by Opalinski’s creations as they grew to be referred to as not only functional but pieces of art. Eight years later, Opalinski left England to craft his brand in the United States where his proven artistry connected with the complex thoughts of industrial design.
