“TREND-RIGHTS” for Spring & Summer 2018
As a Real Estate agent who takes pride in personally staging all of our teams’ listings, it’s important to keep up with all of the current trends. I have a passion for fashion and home décor, and am constantly searching for new and fresh styles to add to our staging that will separate us from the competition. For me, it’s not just searching for the newest trends, but what I like to call “trend-right.” A trend-right is that perfect shade of neutral wall color for a living room or adding pops of color to keep a home looking fresh and up-to-date. I find myself inspired by all of the fashion and interior design publications I follow, from the pages of Vogue and House Beautiful to all the millions of fashion, home and stationery magazines and catalogues that grace my mailbox daily. As I begin the “spring rush” in Real Estate staging, I have found three big “trend-rights” for Spring.

Prints, Prints & More Prints! From geometric wallpapers to floral printed blouses in fashion, it’s about layering all of these fun shapes and fabrics to make a statement. Photographed here at 1429 W Street NW, we mixed brocade style pillows with indigo ombre art, denim and even textured knits making the white comforter and chair pop. Someone recently asked me about chintz, we came across some great versions at World Market, used here that help bring together printed pillows in gray and gold. You can easily do this at home by starting with a solid color as your base and layering on the prints in like color tones. All of these looks can be achieved quickly and inexpensively with pillows and throws found at places like Target and Homegoods.
Here at 4201 8th Street, by mixing together a simple shade of grey with different elements of print, a geometric carpet, a quatrefoil pillow, a chevron chair, paisley and damask style quilts and coverlets, I was able to give this bedroom an airy and fresh look.

An interview with Nick Perez of MultiFlor, Inc. Q: Can you tell us a little about MultiFlor and what the company’s vision/purpose is? Nick Perez: Our mission is simple. We want to create luxurious and innovative work that push the boundaries of design while at the same time, provide a very personalized and tailored experience for our customers. Our goal is to make the MultiFlor brand synonymous with luxury and make words, like “reliable,” creative,” “innovative” and “consistent,” the first thing that comes to mind when someone hears the name MultiFlor. Q: What are some top home staging trends now? Nick Perez: Simplicity is still king. Any floral element should be brought in to enhance the space and not dictate the look. That said, the color green is a great neutral color scheme that, although simple, brings life to spaces and adds a sense of freshness and vitality. Q: Could you offer some DIY ideas that are doable for any home owner? Nick Perez: There are infinite ways for homeowners to enhance their spaces with elements found around their yard. Whether blooming branches in the spring, magnolia in the summer, autumnal leaves in the fall or holy branches in the winter, clippings from indigenous trees and shrubs make for great table top decorations. Pair those with an interesting container found in your home and you have a great accent piece that anyone can do! Q: What types of flowers are “in” for Spring? Nick Perez: Of course your typical bulb plants are your most common…tulips, hyacinth. Blooming branches are also very popular but there are some unique blooms that are worth a look. Sweet pea grown in Japan are out of this world and come in highly unusual colors such as coral and two tone

purple and white. Dutch Hellebores is another gorgeous bloom and there are at least ten varieties to chose from. A hybrid Ranunculus know as Cloney is a relatively new variety that are the size of peony. Lastly, the Garden Rose market is getting bigger with new varieties and colors including the award winning David Austin variety. These are a bit pricier that what you’ll find at a traditional flower shop but worth it if you’re looking for something more special.

Q: What are the best ways to incorporate flowers into our homes? Nick Perez: Personally I always have a combination of lots of green plants, blooming plants, mostly orchids, and occasional cut flowers to bring color into our spaces. I try and bring my two boys, Dylan and Fenton (ages 12 & 14) some form of a green plant, usually succulents, for their rooms and they have grown to appreciate the freshness and vitality that a live plants provides. My wife love the cut flower designs and always lights up when I bring something home. Me... I love it all!

What Happens After You Make an Offer on a Home? written by Jane Peters You have been looking for a home for a while and have finally settled on one you want, so what happens after you make an offer on a home? Let’s remember that a buyer and seller are looking at the offer from different positions. The buyer wants to get the best deal and the seller, of course, wants to get the most money. So various things can happen. Let’s take a look. The standard time given for a response from the seller on a purchase contract is three days. You can shorten this period and would most likely do so if you are in a buyers’ market and/or are making a strong offer. There is not much reason for a seller to delay their response under these scenarios, and you may be able to move the process forward quickly, either by getting an acceptance or receiving a fast counter offer. This is the ideal situation. In a sellers’ market it is best to allow the full time period, especially if you are offering less than the asking price. A seller is not going to look kindly at being pushed to respond to a less than ideal offer with other potential buyers in the wings. Of course, if there are multiple offers it would not be wise to offer less than asking. You would want to encourage a counter offer which may not happen if the offer is too low. But if you are the only one to make an offer it still is a good idea to give the seller time to think about it.

Sometimes the offer may expire. Maybe the seller was out of town, the listing agent has been unable to get together with them to discuss the offer, or there are other offers pending. This happens often in our market and the counter offer, if and when it comes, will include verbiage extending the original offer. So don’t worry if the expiration date has come and gone. The offer is not dead. However, if the offer is accepted after the expiry date you do not have to move forward if you change your mind. No questions asked. Well there may be questions but you are free to move on without penalty. How will you know if there are other offers on the same property? You will receive the counter on a multiple counter form which is different from a single counter form. When you see this you will know you are in competition and will need to make your best offer. The seller may counter each buyer differently, depending on their original offer, or it may be the same for all. You will not know. However if you see the term “highest and best” it is likely that all buyers were countered the same and that is self-explanatory. Can you counter the counter? Yes, but in a multiple counter situation this would not be advisable. You don’t have the luxury of time as another buyer may accept their counter. Will the counter be on price only? Not necessarily. For example, it could ask for a shorter inspection period, longer or shorter escrow, or deny certain items you asked for. If you are the only buyer you can counter back and improve your offer to counter a price which you are not comfortable with. It is not always about the money for the seller. They want to know that escrow will close and that problems are kept to a minimum. Work with your Realtor® to present as clean an offer as possible and let the seller see that you are going to be a great buyer. Get the offer accepted and prepare for escrow.
