Have you noticed the Great Falls Market start to turn the corner? Yes, the Great Falls Market is turning the corner. It has been down by 43% over the last year and “off” compared to the last 5 yearaverage, with sales and pending listings down and active listings up 20%. However, August was a good month and I feel that the sales are looking strong for the fall. It will take time to catch up with the excess of inventory but the market will eventually catch up. What are you thoughts on the future of the real-estate market in Great Falls? The Great Falls real estate market slow down was mainly caused by the sellers trying to push the values of their homes while in a flat market. Great Falls is and will always be a desirable place to live, because there will always be people that want a larger lot, great schools, and a community of all single-family

detached homes which is not available in many communities here. Great Falls is still in close proximity to business centers and downtown. Nonetheless, even in an area that is very desirable, anytime you think your home is worth more, even when the comparable sales say differently, you will experience push-back from the buyer; this is why it has been slow. But the fact is that in the long run, for the reasons I stated above and the fact that every year Great Falls gets a little closer in home value, they will remain strong. Why should potential buyers take a look at Great Falls? As buyers consider all the areas to buy a home in Northern Virginia, none have quite the cache as Great Falls. Great Falls continues to be #1 with large estate lots, the homes offer more land. One reason being
