Add Hot Buttons To quote another marketing genius, Edwin Land once said, “Marketing is what you do when your product is no good.” Each home you sell (and especially in the luxury market) has tons of features about it that make it a uniquely great product. Maybe it’s the lowest-priced property in the area, perhaps it offers a great tax shelter or it might just even be the friendliest or most walkable community to call home. What is an Energy Star new home? It is a home that has been built to stringent energy efficiency standards in accordance with the Energy Star guidelines as outlined by the Environmental Protection Agency. It is then certified, verified and tested by an independent inspector who issues a Home Energy Rating System (HERS) score. What are some advantages of an Energy Star certified home for the home buyer? The advantages are in the form of much lower energy costs, overall better quality and a more durable home — these lead to the ultimate advantage in peace of mind for the homeowner, knowing they’ve made an investment that will continue to deliver a return over time.

EXPLANATION/ADVANTAGES

Have you sold any Energy Star Certified homes and experienced these results? I sold an Energy Star/Indoor Air Certified home built by R.J. Miller Custom Homes last summer. The home was in the Vienna market in August of 2013 and it was almost 6000 square feet. The electric bill with the AC set at 75 degrees was $127 for that month. It was sold and settled in that fall and the new owners report that they love the home, especially satisfied with having no issues regarding the “Polar Vortexes” of last winter. What is a HERS Score? This score is the home buyers’ best guide to a new home’s energy efficiency. A typical 20 year old home will have a score of 150 plus.

A typical new home will have a score of around 100. However, that new home in Vienna I just referenced above had a score of 49. A home needing no energy would have a score of zero. Anything Else We Should Know? One important consideration is the indoor air quality. Even if a home is built to these strict standards, it still runs the risk of poor indoor air. It is important not only to purchase an Energy Star home, but also make sure it is Indoor Air Quality Certified as well. This certification assures good quality indoor air, which is free of mold and harmful bacteria.
