Patterson Mansion Historic Transaction

Dupont Circle’s Patterson Mansion Sells for $20 Million The highest priced residential sale in Washington D.C., in several years, just took place near the end of June. Once home to President Calvin Coolidge, the historic 36,470 squarefoot Patterson Mansion in Washington D.C. was acquired by SB-Urban (a Bethesda based property development venture) to be transformed into rental apartments, according to Jonathan Taylor of TTR Sotheby’s International Realty. The property was also listed with Christopher Ritzert and Christie Weiss. The Patterson Mansion stands as the sole remaining example of homes built during the early 1900s when Dupont Circle was vibrantly transformed into an oasis of aweinspiring addresses for Washington elites. The lot where the mansion now stands was purchased in 1900 for $83,406 by Robert Wilson Patterson (editor of the Chicago Tribune newspaper) and Elinor “Nellie” Medill Patterson (the daughter of newspaper publisher Joseph Medill and heiress of the Chicago Tribune fortune). Soon after, renowned architect Stanford White was hired to transform the lot into an impressive exterior structure with

grand interiors to impress and bring together influential men and women. What the Pattersons and Stanford White ultimately created was an Italianate landmark worthy of hosting the country’s most notable guests over the years. “The historical significance opened avenues otherwise unavailable. The provenance distinguished this property as unique and a part of the fabric of Washington history and society,” said Weiss. SB-Urban plans to transform the historic grounds into 90 furnished micro-units measuring about 350 square feet each, leaving the mansion’s first floor space as a communal living space for its residents. The team will work with architect Hartman-Cox on the project. An exterior addition will be built in three types of glass with varying degrees of translucences. The house was originally under contract with another buyer who planned to transform the grounds into a hotel, but the district’s Historic Preservation Review Board voiced concerns

about those plans. Under SB-Urban’s proposal, the exterior of the landmark building will be preserved as well as the main public rooms of the house. “We are so pleased that the Historic Preservation Review Board embraced SB-Urban’s plans to revitalize this landmark so that new generations of Washingtonians may experience the extraordinary beauty and significance,” stated Weiss. It’s certain that the property’s seller, The Washington Club, along with the TTR Sotheby’s International Realty team, is handing the historic building over to a group which will carry on the building’s existing grandeur while chartering a charming and functional path forward.
